How we quote for glazing silicone

Every job gets its own quote. These are the things that affect it:

  • The number and length of the joints
  • How much old sealant there is and how hard it is to remove
  • The product the joint needs
  • Any working-time requirements on site

A failed joint rarely gets cheaper to fix by waiting. If you are unsure, email us at info@mrmastic.co.uk for an honest opinion and a quote.

Glazing silicone in Law

Glazing silicone that has yellowed, blackened or come away spoils the look and lets water in. We remove it without scratching the glass or frame and reseal the joint. We work on glass-to-glass joints, glass-to-frame joints and rooflights, and people most often call us about cracked silicone between glass panels and water escaping where a screen meets the wall.

Outdoor sealant needs a dry surface, so window work around Law is planned around the weather, and longer journeys are planned in advance. Tell us about access to all the windows and doors, upstairs included.

We guarantee the work for a year. If something is not right with it in that time, tell us and we will put it right.

Why deal with it now?

Resealing cannot fix a failed unit or a cracked panel. We say so plainly and point you to a glazier or roofer. Out of town in Scotland, exposed walls take a lot of weather, and damp in stone or harled walls takes a long time to dry once water gets behind a joint.

Commercial jobs are quoted on the same basis as homes: how much there is to do, how we reach it and what it needs, along with when we can work on site. Call for a quick quote and we will go through it with you.

Windows and doors in Law

Sash and case windows are common in older Scottish homes, often pointed into the wall with traditional sand mastic. With historic houses such as Cambusnethan House (about 2.5 miles west) nearby, there’s older building stock in the area around Law as well as newer homes. Where a home is older, older timber frames in brick or stone need a different approach from a modern uPVC window.

If you look after a building such as Coltness High School, the mastic around its windows and doors needs looking after like any other building’s. For landlords with property near Carluke station, a shower screen or conservatory joint that leaks is easier to reseal while the property is empty.

Law is about 2 miles north-west of Carluke, in South Lanarkshire. How the visit works

On the day, there’s very little for you to do. Show us the job and we will take it from there. The job generally takes anything from an hour or two to most of a day, depending on the size of the job from start to finish. Outdoor work around Law depends on the weather, as sealant needs a dry surface, so an outdoor job can move if the forecast changes. Work indoors is not affected.

  1. We start by finding the leak and making sure sealant is the cause.
  2. The old sealant is removed from the glass and frame without scratching them.
  3. Surfaces are cleaned with a solvent suited to glass and the frame.
  4. New glazing silicone goes in and is tooled to a neat finish.
  5. The finished joints are checked and, where it’s safe, tested with water.

Advice

Looking after it afterwards

Simple care keeps the joints in good condition. We recommend:

  • Keep harsh solvents off the silicone
  • Check the silicone on glass every year or so
  • Use a gentle glass cleaner and a soft cloth
  • Ventilate the conservatory to cut condensation

Keep conservatory gutters clear so water doesn’t back up against the seals. Overflowing gutters can cause leaks of their own.

A small conservatory leak soon spreads. Water travels along the frame and into the wall so it’s best dealt with straight away.

DIY sealant or a professional job?

Some sealant jobs are within reach of a careful DIYer, such as a straightforward joint indoors. The common mistakes are sealing over old sealant, sealing a damp joint and using far too much.

The difference is mostly in the preparation and the product. We take joints back to clean, dry surfaces, and the sealant is matched to the joint and its conditions.

Law: your questions answered

Is Law within the area you cover?

Yes, we do. We work across all of Scotland, and smaller places are part of that. Longer journeys are simply planned in advance.

Can you do glazing silicone in Law?

Yes. We work across all of Scotland, and Law is part of that. You can drop us a line at info@mrmastic.co.uk and tell us what needs doing, and we’ll give you a clear quote.

Do you work for letting agents?

Yes, we do. Domestic, commercial and hotel work are all part of what we do.

How long will you be here?

It depends on the size of the job, but most jobs take a few hours for most jobs. We will give you a better idea when we quote.

Can a conservatory leak be sealed?

Yes, when the leak is a failed sealant joint. If the cause is the roof, a panel or a unit, we will say so.

Is there any odour?

Sometimes, a little. Any smell clears as the sealant cures.

Will it make a mess?

Not at all. The area is protected while we work and cleaned up afterwards.

How long before the joint can be used?

It depends on the product. Before we leave, we will tell you the cure time.

When something else is needed

A few problems are outside what sealant work can do:

  • Structural problems with a conservatory roof
  • Rotten or badly damaged frames
  • A sealed unit that has misted inside

If you’re not sure, just drop us a line at info@mrmastic.co.uk and we will give you a straight answer before booking.

What we seal

  • Rooflights
  • Shower screens
  • Glass balustrade bases
  • Glass-to-glass joints
  • Conservatory frames
  • Glass-to-frame joints

When to call us in Law

New silicone over old silicone won’t bond. Plenty of leaks come from a quick top-up over the old bead, and water gets between the layers.

Any of these means the joints need attention:

  • Water escaping where a screen meets the wall
  • Failed sealant around rooflight glass
  • Glass-to-glass joints that have split
  • Water running down inside the glass

In the older streets around Overtown Parish Church, the windows may be timber, sash or later replacements, and each needs the right sealant against the wall.
