Floor joint sealing in Law, done properly
Tiled floors can crack along the grout when there’s no room for movement. Where one is needed, we rake out the grout along the right line and replace it with flexible sealant. We work on tiled floors, wet room & bathroom floors and concrete floor joints, and people most often call us about rigid edge joints in tiled floors and tiled floors with no room to move.
For a place like Law, the journey and access are planned in advance. Outdoor plot mastic needs dry weather, but indoor floor and skirting joints can be sealed whatever the forecast.
You get a one-year guarantee, the same in Law as everywhere else we work.

Why act early in Law
Caulk is quick and cheap, but it cracks where the joint moves or gets wet, but the movement soon cracks it. A flexible sealant moves with the floor and keeps the joint sealed. When the nearest tradesperson is a drive away, it’s tempting to leave a small leak, but water through a failed joint keeps working away until it’s fixed.
Instead of a standard rate, we look at what your job involves: the amount of work, the old material and the access. You will know the price before we begin.

How we quote for floor joint sealing
Your quote is based on your job. We look at:
- Access and height
- How many rooms, windows or areas are involved
- The product the joint needs
- When we can work, for business premises
The cost reflects the work involved, not guesswork. That is why we ask about the job first.
What we need to know
There’s no need for technical detail. It helps if you can tell us:
- If it’s domestic, commercial or a hotel
- Photos by email, if that’s easy
- Roughly how big the job is
- What the problem is, such as mould, gaps, leaks or cracking
Asking for a quote is easy: let us know what needs doing and where, and roughly how big it is. Photos by email help us understand the job, and we’ll come back to you with a quote.
What else we do in Law
Floor joint sealing around Law
Many new homes in Scotland are timber-framed, and as the frame dries and settles, skirting and sealant joints can open up. Floors around South Lanarkshire run from suspended timber in older homes to concrete in newer houses and units, and they do not all move the same way. The joint at the skirting or threshold has to allow for that.
Managing a site like Coltness High School? Then floor joints in corridors, halls and entrances take heavy wear and need resealing before the edges break up. Community buildings like Overtown Parish Church are part of the picture too: floor and skirting joints in halls and kitchens wear like any others. Rented homes near Carluke station change hands often, and a tidy floor and skirting joint helps a rental look ready for the next tenant.

How the job changes by surface
Tiled floors
When grout cracks along a straight line, the floor is telling you it needs to move. We rake out that line and seal it if it’s in the right place.
Skirting boards
Skirting gaps are one of the most common floor joints we seal. The old caulk is removed first so the bead sits on a clean surface.
Landlord and commercial work in Law
Businesses can book us for washrooms, kitchens, offices and more. For commercial premises, we can talk through working times when we quote.
Housing providers, facilities teams and property managers book us too. We can quote a run of properties together.
DIY versus a professional finish
Not every job suits DIY: high-level joints, fire-rated gaps, external movement joints and big jobs call for the right materials, safe access and experience.
Overfilling a joint is a classic DIY mistake. A thick, smeared bead looks untidy and doesn’t move well, and getting the depth right matters as much as the look.
FAQs for Law
Do you cover smaller places like Law?
Yes, Law is covered. Our work covers the whole of Scotland, and smaller places are part of that. Longer journeys are simply planned in advance.
I let a flat near Carluke station. Can you help?
Yes. We work for letting agents and landlords as well as householders, and several properties can be quoted together. Just send an email to info@mrmastic.co.uk with the address and what needs doing, and we’ll send you a clear quote.
How do I get a quote for floor joint sealing in Law?
Size, access and the old material all affect the cost. Call for a quick quote.
Is it OK to seal over old sealant?
No, it will not last. It can look neat for a few weeks, but the new layer lifts away from the old one. Removing the old sealant completely is the only lasting way.
Are you an approved applicator?
Yes. We hold ARBOMaster approved applicator status.
Can you use decorators’ caulk instead?
Because caulk cracks where there’s movement or water. Floor edges move through the year, so a flexible sealant suits them better.
Will the old sealant be removed?
Yes. We cut out all the old sealant and clean the joint before resealing.
Can you add a movement joint to a tiled floor?
In many cases, yes. We replace the grout along a suitable line with flexible sealant. If tiles are loose, that needs fixing first.
How the visit works
At the end, we look at the finished work together and tell you how long to leave it. The visit itself usually takes a morning or an afternoon for most homes, depending on the size of the job. Outside jobs in Law need a dry day, because sealant won’t bond to a wet joint, so an outdoor job can move if the forecast changes. Work indoors is not affected.
- We start by looking at the floor, the gap and the traffic, then choose the product.
- Whatever is in the joint now, whether caulk, grout or sealant, comes out.
- The joint is cleaned, vacuumed and backed where depth needs controlling.
- A flexible sealant, or a floor-joint sealant for concrete, is applied in a colour to suit.
- We tool the joint neatly and tell you when it can be walked on and cleaned.
Getting ready for the visit
- Keep pets and children clear of the area while we work
- Tell us about access, such as stairs, a lift or high-level joints
- For business premises, tell us about site rules or sign-in
