How we handle sand mastic in Law
Burnt sand mastic is a traditional material that sits naturally against stone and brick. It suits period and listed homes where a modern sealant bead would stand out. If you have tired mastic found when preparing windows for paint and draughts and rain around sash boxes, we can help, whatever the surface.
Many older Scottish homes still have timber windows set into stone walls. The sealant has to suit the stone, which rules out acetoxy silicones that can mark or attack it.

Can I do it myself?
If you are set on DIY, put the effort into preparation: take out all the old sealant, make sure the joint is clean and dry, and give it the full cure time. If it fails, we can still redo it.
A DIY attempt doesn’t rule out a professional job. We cut it out and start again, so tell us about it when you ask for a quote.
How we quote for sand mastic
Your quote is based on your job. We look at:
- The old material and how stubborn it is
- How easy the joints are to reach
- Any mould that needs treating
- The number of rooms or windows
Every job is a little different, so we quote each one individually. Size, access and the product the joint needs all make a difference.

Photos help, but a description is a good start. Please mention:
- The address or postcode of the job
- Access, such as stairs, a lift or height
- Any previous sealing or DIY work
- If it’s domestic, commercial or a hotel

Questions from Law
Do you cover smaller places like Law?

Can you do sand mastic in Law?
Yes, Law is within the area we cover. We work across all of Scotland. You can email us at info@mrmastic.co.uk and tell us what needs doing.
Can I choose the sealant colour?
In most cases you can choose. We will explain which colours are available.
Is there any odour?
Sometimes, a little. Any smell clears as the sealant cures, and ventilation helps.
Will it make a mess?
Tidy work is part of the job. Nearby surfaces are protected, and the area is left clean when we finish.
Is sand mastic better than silicone for my windows?
We’ll talk it through with you. Period homes often look best with sand mastic and newer frames suit modern sealant.
Should I check with the council before work on a listed or conservation-area home?
Checking first is sensible. Your local planning authority can say if consent is needed for work on a listed home or in a conservation area.
Are you insured?
Yes. We are fully insured.
Do you need sand mastic in Law?
Paint, silicone or cement used over old mastic causes problems. They don’t move with the timber and we normally remove them.
Keep an eye out for any of the following:
- Gaps where the frame meets the masonry
- Cracked mastic round a front door frame
- Draughty sash windows at the surround
- Modern sealant on a period surround
Homes close to Overtown Parish Church include some older properties, and replacement windows fitted into old openings often leave uneven gaps that need backing and a flexible joint.
What your quote should include
- What the quote includes, VAT included or not
- What guarantee comes with the work
- Whether they seal over old material or remove it
- Whether the sealant suits the joint
Sand mastic in Law: local notes
Many older homes in Scotland have sash and case windows, and the joint between the box frame and the stone or render is traditionally pointed with sand mastic. With historic houses such as Cambusnethan House (about 2.5 miles west) nearby, there’s older building stock in the area around Law as well as newer homes. Where a home is older, older frames set in brick or stone need a sealant that suits them, and sometimes that’s traditional sand mastic.
