  • Tired mastic found when preparing windows for paint
  • Patchy fillers round a sash window
  • Old sand mastic that has cracked, crumbled or fallen out

How to look after the new joints

Once the sealant has cured, a few habits help it last:

  • Check with your local planning authority if your home is listed
  • Leave the new mastic unpainted
  • Avoid patching sand mastic with silicone
  • Sort the mastic before the decorators arrive

Look at the mastic when you look over the windows. Small cracks are easier to deal with early.

An open joint round the box lets weather through. The longer it’s left, the more the joint opens as more mastic falls out.

About our sand mastic in Chapel

We renew sand mastic around sash windows and doors set in stone or brick. Out comes the old, loose mastic, and new mastic is applied and shaped by hand. If you have old cement repairs round a window that have failed and weathered mastic on the most exposed windows, we can help.

Mastic can only go onto a dry joint, so outside work in Chapel depends on the weather. Let us know about access to every frame, including any upstairs.

Each job carries a 12-month guarantee.

Windows and doors in Chapel

Historic houses like Cambusnethan House (about 3.5 miles west) are a reminder that the area around Chapel has older buildings as well as new. In older buildings, older timber frames in brick or stone need a different approach from a modern uPVC window. Under the Repairing Standard, private landlords in Scotland have to keep homes wind and watertight, and failed outside joints work against that.

Managing a site like Coltness High School? Then its window and door frames need their mastic kept sound, just like a home’s. For landlords with property near Wishaw station, any sash windows need sound mastic to keep draughts and rain out.

Chapel is about 2 miles east of Wishaw, in North Lanarkshire. Every kind of property in Chapel is covered for sand mastic, old or new, large or small. Every job comes with our 12-month guarantee. Common questions in Chapel

Do you cover smaller places like Chapel?

Yes, we do. Our work covers the whole of Scotland, and smaller places are part of that. Longer journeys are simply planned in advance.

Do you work for landlords with property near Wishaw station?

Yes, we work for landlords and agents. You can send an email to info@mrmastic.co.uk with the address and a few details, and we will give you a fixed price before any work starts.

Can you work on commercial sites?

Yes. We’ve worked for hotels, offices and other businesses.

Where are you based?

Our base is Crawley, with over 20 years’ experience. Our area covers South East England, London and Scotland.

Is it possible to take out silicone and use sand mastic instead?

Often, yes. With the silicone removed and the joint cleaned, sand mastic is applied by hand.

What do you need from me for a quote?

A short description and the location, plus pictures if you have them. If we need more, we will ask.

Is it messy?

No. The area is protected while we work and cleaned up afterwards.

Which is right for my windows, sand mastic or modern sealant?

Sand mastic generally suits period timber windows best. On modern frames, we’d normally use a flexible sealant, and we will explain why.

What sealant work can’t fix

In fairness, there are a few things sealant won’t fix:

  • Damaged stone surrounds
  • Sashes that rattle, stick or won’t open
  • Timber that has rotted

Not sure which it is? You can drop us a line at info@mrmastic.co.uk and we’ll tell you honestly.

Surfaces we seal

  • Timber door frames
  • Sash and case windows
  • Stone surrounds
  • Tenement windows
  • Period & listed homes
  • Brick reveals

The process

A visit follows a simple pattern: we look at the joints together, protect the area around them, carry out the job and clear up. It usually takes a few hours for a single window, longer for several. Outdoor work around Chapel depends on the weather, as sealant needs a dry surface, so external jobs may need to move if the day turns wet. Work indoors is not affected.

  1. We look at the surrounds with you and agree the joints to renew.
  2. We remove the old, loose mastic.
  3. We pack any deep voids first.
  4. The sand mastic is mixed and pressed into the joint by hand.
  5. The surface is finished to suit the stone or brick.

Advice

Quotes for sand mastic in Chapel

Some jobs are bigger than they look, and some smaller. The main factors:

  • How much there is to do
  • Whether the work is at height
  • Whether there’s mould to deal with
  • Whether old sealant or filler has to be cut out

There are no prices on our website, because each job is priced on what it involves. Call for a quick quote.

What to tell us for a quote

Photos by email are helpful but not essential. Please mention:

  • Whether it has been sealed before
  • Whether it’s a home or a business
  • A few photos by email, if you can
  • The address or postcode of the job

Why it’s worth doing now in Chapel

Gaps round a sash window let in rain and draughts. Water can get to the frame and the masonry, so dealing with it now protects both. Exposed walls in smaller Scottish places take a lot of wind and rain, and damp in stone or harled walls takes a long time to dry once water gets behind a joint.

What it costs depends on the size of the job, how hard the old material is to remove and how easy the joints are to reach. We give a clear quote before work begins, so you know where you stand.

What we’re called out for in Chapel

Some old mastic was never deep enough. A thin layer doesn’t hold well, which is why we pack deep voids first and get the depth right.

People normally contact us when they notice one of these:

  • Weathered mastic on the most exposed windows
  • Tired mastic found when preparing windows for paint
  • Draughty sash windows at the surround
  • Mastic dropping out of the joint

Historic houses such as Cambusnethan House, about 3.5 miles west, show how far back building around Chapel goes.

What to look for in a quote

  • Who does the work, and how experienced they are
  • When the joint can take water or movement
  • What the quote includes, VAT included or not
  • Which sealant they’ll use, and why

10 questions to ask before booking

Can I do it myself?

Sealing over old silicone is the commonest DIY error. Silicone doesn’t stick to old silicone, so it lifts and traps water and mould underneath. Everything old must be removed first.

The difference is mostly in the preparation and the product. Joints are cleaned back to sound surfaces and dried, and the sealant is chosen for how the joint moves and where it is, then guaranteed for a year.
