New build mastic in Auchengray
Our new-build work comes in two parts: plot mastic for developers, and putting right failed sealant for people who’ve bought a new home. Both get the same care over preparation. We are often asked to deal with frame joints opening as the plaster dries and sealant work across a run of new homes, across show homes, skirting & floors and windows & doors.
Around smaller Scottish places like Auchengray, new homes tend to be single plots or small developments. They need their sealant and floor joints finished just as carefully as on a big site.
Whatever the size of the job, it’s backed by our 12-month guarantee in Auchengray and across South Lanarkshire.

Is Auchengray in your area for new build mastic?
Yes, Auchengray is within the area we cover. Our work covers the whole of Scotland. Just email us at info@mrmastic.co.uk with a few details of the job, and we will give you a clear price.
Is Auchengray within the area you cover?
Yes, we do. Our work covers the whole of Scotland, from towns to the smallest places. Longer journeys are simply planned in advance.
What does new build mastic cost?
It depends on the job, so we quote each one individually. For a quick quote, send an email to info@mrmastic.co.uk and let us know what needs doing and where.
Can I do it myself?
Sometimes. The key is preparation: remove all the old material and work on a clean, dry joint. We can always put it right if it fails.
How long before the joint can be used?
Cure times vary by product and the conditions. We tell you how long to leave it before we go.
Do you do commercial work?
Yes. We work in offices, washrooms, hotels and other commercial premises, as well as homes. Working times can be discussed when we quote.
Can landlords and businesses book you?
Yes. We work for householders, landlords, letting agents, businesses and hotels.
Do I need to be at home?
It depends on the job. For work indoors, someone needs to let us in, while outside work can sometimes be arranged differently.
How it works
Once we are on site, we check the joints match what you told us. If we find something unexpected, we talk it through with you first. After that, the work takes a few hours in a single home. Outdoor work around Auchengray depends on the weather, as sealant needs a dry surface, so external jobs may need to move if the day turns wet. Work indoors is not affected.
- First, the list of joints is agreed from your snagging sheet or plot schedule.
- The failed sealant is removed completely down to clean surfaces.
- We clean out the dust and grit left from the build.
- We prime where needed and apply a sealant suited to each joint.
- We tool every joint neatly and tell you when each area can be used.
How to prepare
- Let us know about stairs, lifts or work at height
- For business premises, tell us about site rules or sign-in
- Let us know if you’ve seen damp or leaks

Should I try it myself first?
A careful DIYer can reseal a simple joint, such as a straightforward joint indoors. The common mistakes are sealing over old sealant, sealing a damp joint and using far too much.
Too much sealant is as bad as too little. A thick, smeared bead looks untidy and doesn’t move well, and getting the depth right matters as much as the look.
Leave it or put it right?
A failed shower or bath seal in a new home lets water into floors and walls that are still drying out. Dealing with it early keeps the damage away from ceilings, floors and finishes. Out of town in Scotland, exposed walls take a lot of weather, and damp in stone or harled walls takes a long time to dry once water gets behind a joint.
The cost depends on the amount of work, how much old material has to come out and how easy the joints are to reach. We give a clear quote before any work starts.

Looking after it afterwards
After the cure time, these simple habits help:
- Use the extractor fan every time you shower
- Do not wait for the house to settle if water is getting through
- Check bath and shower seals every few months as the house settles
- Keep pictures and emails about snagging items
Keep the bathroom ventilated, especially in the first year. Run the fan or open a window after bathing so moisture doesn’t sit on the sealant.
Lifting sealant traps moisture and mould behind it. Resealing before mould gets in saves a harder job later.
Different surfaces, different methods
Kitchens
Sink joints are wet all the time. We use a sealant suited to kitchens suited to the job.
Skirting and floors
New homes often develop a gap between skirting and floor. We seal it with a flexible sealant that copes with the movement.
