How we handle new build mastic in Biggar
In a new home, every joint should have a clean, even bead. Smeared, patchy or cracked sealant is worth sorting early, before water reaches anything behind it. We’re often asked to deal with smeared, uneven beads picked up at snagging and shower seals failing in the first year or two, on kitchens, show homes and bathrooms & en suites.
Timber frame is common in newer Scottish homes, and it settles over the first years, so skirting and floor joints can open up. Older stone-built homes, meanwhile, often have timber floors that move with the seasons.
Whatever the size of the job, it’s backed by our one-year guarantee.

Honest limits
In fairness, there are a few things sealant will not fix:
- Deciding who is responsible under a builder’s warranty
- Structural cracks in walls or ceilings
- Movement caused by a poorly fitted tray or bath

Can I do it myself?
What a professional job adds is preparation and the right product. We take joints back to clean, dry surfaces, and the sealant is matched to the joint and its conditions, and the work is guaranteed for a year.
Sealing over old silicone is the commonest DIY error. New silicone will not bond to old, so it lifts and traps water and mould underneath. Everything old must be removed first.
How it works
When we arrive, we look over the joints with you first. Surfaces next to the work are protected before any work begins. Most jobs take a few hours in a single home. In smaller Scottish places, parking is generally less of an issue than access and distance. Tell us how to find the property and how to reach the work.
- Each joint is checked for movement before we start.
- We remove the failed sealant and clean the joints.
- We make sure the joints are dry and prime them if needed.
- New sealant goes in, with baths filled first so they’re at their heaviest.
- The finished joints are checked and the cure times given.
Preparing for the visit
- Let us know if you’ve seen damp or leaks
- For indoor joints, keep the area dry beforehand if you can
- Mention any sign-in or site rules at work premises

Biggar: your questions answered
Do you cover Biggar for new build mastic?
Yes, Biggar is within the area we cover. We work across all of Scotland. Just drop us a line at info@mrmastic.co.uk with a few details of the job.
What guarantee comes with new build mastic in Biggar?
All our work, in Biggar and everywhere else, comes with a 12-month guarantee. We are fully insured, and an ARBOMaster approved applicator.
Will there be a smell?
That depends on the sealant. Some products have a noticeable smell, others very little, and any smell fades as they cure.
Where are you based?
Our base is in Crawley, and we cover South East England, London and all of Scotland.
How long will you be here?
Most jobs take a few hours in a single home, including the preparation. We will confirm how long when we quote.
Do you work for hotels and businesses?
Yes. Hotels, offices and other businesses use us and we are fully insured.
Is it normal for sealant to crack in a new home?
A new house dries and settles for a year or two, and sealant is often applied quickly onto dusty surfaces. Both lead to early failure.
How long before the joint can be used?
Different products cure at different speeds, so please follow the time we give you when we finish.
Common problems we fix in Biggar
On many sites, sealant goes on in the final rush before handover. Joints are not always cleaned of dust or primed, and the sealant sits on grit instead of the surface.
Look out for any of the following:
- Plot mastic for developers ahead of handover
- New-build shower sealant that has already split
- Cracked caulk along new skirting
- Frame joints opening as the plaster dries
In and around Biggar, as anywhere, good new build mastic starts with a clean, dry, properly prepared joint.
What your quote should include
- Which colour the sealant will be
- How much experience the applicator has
- Whether all the old sealant comes out first
- What product goes in the joint
Aftercare tips
Good habits help new joints last longer. Our tips:
- Look at the sealant regularly in the first couple of years
- Don’t wait for the house to settle if water is getting through
- Photograph failed sealant before it’s redone
- Keep water off fresh sealant until it has cured
Keep the bathroom ventilated, especially in the first year. Use the extractor fan or open a window after showers so moisture does not sit on the sealant.
Early snagging is easier snagging. Left alone, a small crack can become a leak over time.
What else we do in Biggar
How the job changes by surface
Plot handovers
Developers can send the plot schedule and specification and we’ll quote. We seal bathrooms, kitchens, frames and floors as agreed.
Bathrooms and en suites
Shower trays in new homes often move slightly in the first year. The joint is stripped back before the new bead goes in.
For landlords and businesses
A neglected joint can let water reach the structure, which matters even more when someone else lives there. Resealing at the right time is simple maintenance.
In hotels, rooms out of use cost money, so the work can be planned room by room around your bookings where we can. We have worked in hotels as well as homes and businesses.
