What the job involves on each surface
Windows and doors
Internal joints between frames and plaster often crack as a new house dries. We remove cracked sealant and apply a flexible one.
Show homes
We seal show-home bathrooms, kitchens and frames. Tell us when the home is open so we can plan around it.
New build mastic in Forth, done properly
Some new-home owners let the house settle before resealing. That makes sense for small gaps that are just cosmetic, but a seal that is letting water through needs doing now. We’re often asked to deal with gaps behind new kitchen upstands and messy sealant that spoils new finishes, on skirting & floors, kitchens and show homes.
For a place like Forth, the journey and access are planned in advance. Outdoor plot mastic needs dry weather, but indoor floor and skirting joints can be sealed whatever the forecast.
Big or small, it’s backed by our one-year guarantee in Forth and across South Lanarkshire.

How to look after the new joints
Looking after new joints is easy:
- Open a window or run the fan after bathing
- Avoid running a DIY bead over the old one
- Report sealant problems to your builder during the snagging period
- Look at the sealant regularly in the first couple of years
Follow the cure time we give you before the area gets wet. Most silicones need around a day to cure enough for use.
Mould takes hold quickly in sealant that has gaps or lifted edges. Dealing with it before it goes black saves a harder job later.
What happens on the day
The work is kept neat and contained to the area we’re working on, so you can carry on as normal. The job normally takes a few hours in a single home, and we tell you how long to leave it before we go. In smaller Scottish places, parking is usually less of an issue than access and distance. Let us know how to find you and how to reach the joints, and the visit is planned around that.
- We start by going through the snagging items or plot schedule with you.
- The failed sealant is removed completely, with no layer left behind.
- Joints are vacuumed and cleaned of building dust.
- Primer goes on where the surface and product need it, then the new sealant.
- We tool every joint neatly and tell you when each area can be used.
How to prepare
- For indoor joints, keep the area dry beforehand if you can
- Tell us about access, such as stairs, a lift or high-level joints
- Mention any leaks or damp you’ve noticed

Can you quote for more than one area?
Yes. Tell us about everything you’d like done and we will quote it together.
Will the old sealant be removed?
Yes. Sealing over the old bead is the commonest cause of early failure, so we never do it.
Are you ARBOMaster approved?
Yes. We are ARBOMaster approved, the scheme for applicators of Arbo sealants.
Do you work through snagging lists?
Yes. Send us the sealant items on the list, with pictures if you can and we’ll give you a quote. We’ll tell you if anything on it isn’t a sealant job.
Should I go to my builder first?
Start with the builder if you are in the snagging or warranty period. If it is not resolved, we will cut it out and reseal it.
Is it worth resealing while the house is still settling?
It depends on whether water is getting through. Failed seals in wet areas need doing now, but cosmetic gaps can wait for movement to slow.
DIY sealant or a professional job?
Sealing over old silicone is the commonest DIY error. New silicone won’t bond to old, so it lifts and traps water and mould underneath. Everything old must be removed first.
Some sealant jobs are within reach of a careful DIYer, such as a straightforward joint indoors. The common mistakes are sealing over old sealant, sealing a damp joint and using far too much.

Leave it or put it right?
Running a new bead over the builder’s sealant might look tidy for a few weeks, but it will not bond to the old layer. A lasting seal starts with removing the old one completely. Exposed walls in smaller Scottish places take a lot of wind and rain, and damp in stone or harled walls takes a long time to dry once water gets behind a joint.
Leaving a failed joint usually makes the job bigger, not smaller. If you are unsure, send an email to info@mrmastic.co.uk and we’ll give you an honest view and a quote.
