What regrouting looks like in Forth

In Scotland, private landlords have to meet the Repairing Standard, which covers keeping fixtures and fittings in a reasonable state of repair. Failed sealant around a bath or shower is worth sorting between tenancies. Scotland’s water is generally soft, so sealant and grout see less limescale than in much of England. Mould is another matter: a bathroom that stays damp still turns sealant and grout black.

In and around Forth, as anywhere, good regrouting starts with a clean, dry, properly prepared joint. If you let a flat or house near Fauldhouse station, stained grout drags a rental down, and regrouting between lets puts that right.

Regrouting in Forth, done properly

Grout fills the gaps between tiles, while sealant goes where tiles meet a bath, tray or worktop. When grout cracks or washes out, water can get in behind the tiles. We rake it out and replace it and renew the silicone at the edges. We work on kitchen splashbacks, bathroom wall tiles and wet rooms, and the jobs we see most are cracked or crumbling grout lines and grout washed out of a shower.

In and around a place like Forth, homes range from older stone-built properties to newer houses. Older buildings can move a little, and that shows first in cracked grout and split sealant.

Our work is backed for twelve months, in Forth and everywhere else we cover.

What happens if it’s left?

It’s tempting to fill a few cracks yourself, but the patches often don’t match, and the old grout keeps failing around them. Regrouting the whole area gives an even, lasting finish. When the nearest tradesperson is a drive away, it’s tempting to leave a small leak, but water behind a failed seal does the most damage when nobody’s watching.

Combining jobs into one visit is usually more efficient than separate visits. You’ll get one clear quote for the whole job.

What affects the quote in Forth

There’s no set price list, because no two jobs are the same. The quote depends on:

  • Whether there’s mould to deal with
  • The type of sealant required
  • Whether old sealant or filler has to be cut out
  • Working hours on commercial sites

Instead of a standard rate, we look at what your job involves: the amount of work, the old material and the access. The price is agreed before we begin.

What we need to know

A few details help us give you an accurate quote. When you ask for a quote, tell us:

  • What the problem is, such as mould, gaps, leaks or cracking
  • Where the property is
  • If someone has resealed it before
  • Any access issues, like height or stairs

Questions from Forth

Can you help a landlord with a rental near Fauldhouse station?

Yes, landlords and agents are among the people we work for. You can send an email to info@mrmastic.co.uk with the details for a clear quote.

Will you come out to Forth?

Yes, smaller places are covered as well as towns. Our work covers the whole of Scotland. Just mention lanes, gates or anything else about the route when you book.

Can I add another job to the visit?

Of course. Doing several areas at once is usually more efficient.

Can you change the grout colour?

Yes. With the old grout removed, the new colour fills the whole joint rather than sitting on top.

Should I try DIY first?

Sometimes. The key is preparation: remove all the old material and work on a clean, dry joint. If it does not work out, we can redo it.

Can you work on commercial sites?

Yes. We work in offices, washrooms, hotels and other commercial premises. Working times can be discussed when we quote.

How soon can the shower be used after regrouting?

We’ll tell you on the day. The wait depends on the products and conditions, so follow the time we give you.

Do you remove the old sealant?

Yes. We cut out all the old sealant and clean the joint before applying anything new.

Can I do it myself?

Sealing over old silicone is the commonest DIY error. New silicone won’t bond to old, so it peels away and traps moisture behind it. All the old material has to come out first.

If you’re set on DIY, put the effort into preparation: take out all the old sealant, make sure the joint is clean and dry, and give it the full cure time. If it does not work out, we can still put it right.

What the job involves on each surface

Corners and edges

We reseal edges at the same time as regrouting, so everything is renewed at once.

Bathroom wall tiles

We can regroute all the walls in a bathroom, depending on the area. You can change the colour at the same time.

Keeping the joints in good condition

A little care helps the new joints last. We recommend:

  • Do not ignore a tile that feels loose
  • Use gentle cleaners on grout
  • Use a soft brush rather than a wire one
  • Check the corner silicone every few months

Use a gentle cleaner on the grout with a soft brush. Avoid neat bleach and strong acid descalers because they wear grout away.

Small problems with grout are quick to put right. Left, the same problem can let water through so it’s worth dealing with as soon as you spot it.

Landlords, agents and businesses in Forth

A neglected joint can let water reach the structure, which matters even more when someone else lives there. Resealing at the right time is simple maintenance that we can handle for you.

In hotels, rooms out of use cost money, so we plan the work room by room around your bookings where we can. Hotel work is part of what we do, alongside homes and businesses.

The process

We keep the work tidy and contained to the area we’re working on. Expect the work to take a few hours, or longer for a fully tiled room, and we explain the cure time before we leave. Outdoor work around Forth depends on the weather, as sealant needs a dry surface, so external jobs may need to move if the day turns wet. Indoor work goes ahead whatever the weather.

  1. We check the tiles for any that are hollow or loose.
  2. We rake out the grout evenly, protecting the tile edges.
  3. We vacuum the joints so the new grout bonds.
  4. New grout is pressed into the joints and the tiles are cleaned.
  5. Silicone goes into the corners and along the edges.

How to prepare

  • Clear items away from the joints we’re working on
  • Try not to wet indoor joints just before the visit
  • Let us know about parking restrictions
