About our external mastic in Forth

A movement joint is only as good as its depth. Closed-cell backing rod sets the depth and stops the sealant sticking to the back, leaving it bonded to two faces so it can move with the wall. Common call-outs are for damp patches traced to an open external joint and failed seals between different materials, on façade panels, render & cladding joints and concrete & block.

Across smaller places in Scotland, stone and harled cottages, farm buildings and newer houses often stand exposed to wind and rain. Outside joints on exposed walls work hard.

Big or small, you get the same 12-month guarantee.

How it works

On the day, there’s very little for you to do. Show us the job and we’ll take it from there. The work itself takes anything from a few hours to several days, depending on the building. Around Forth, distance and access matter more than parking. Let us know how to find you and how to reach the joints, and the visit is planned around that.

  1. We start by walking round the building and agreeing the joints and the access.
  2. Every bit of old sealant and any mortar or debris is cut out.
  3. The faces are brushed clean and primed where the product requires it.
  4. We fit closed-cell backing rod to control the depth.
  5. The exterior sealant is applied, tooled and checked along its length.

How to prepare

  • Tell us if parking is tricky
  • Keep pets and children clear of the area while we work
  • Tell us about access, such as stairs, a lift or high-level joints

Signs you need external mastic in Forth

Weeds, moss and debris in a joint are a sign the sealant has gone. Dirt and roots then trap moisture in the joint and make things worse.

Any of these means the joints need attention:

  • Joints where the bead has come unstuck
  • Gaps where render, brick and frames meet
  • Leaking joints around cladding and façade panels
  • Weeds or debris growing in open joints

If you let a flat or house near Fauldhouse station, failed wall and movement joints let damp in, so they’re worth checking between tenancies.

Aftercare tips

So the new joints stay in good condition:

  • Deal with leaking gutters that soak the joints below
  • Keep soil, plants and ivy away from the joints
  • Leave the joints unpainted unless we’ve said otherwise
  • Look over the joints every year, ideally after winter

Make sure anyone working on the wall later knows where the movement joints are. They should be kept open and resealed, not filled.

A joint that has stopped moving pushes the movement elsewhere, often as cracks near the joint. Catch it early and you reduce the risk.

Honest limits

New sealant cannot fix everything, and we’ll tell you before we start. It won’t solve:

  • Cracking across the wall rather than at a joint
  • Loose or hollow render, which needs re-rendering
  • Cutting new joints into brickwork, which is building work rather than sealant work

If you are not sure, just drop us a line at info@mrmastic.co.uk and we’ll give you a straight answer.

External mastic in Forth: local notes

Under the Repairing Standard, private landlords in Scotland have to keep homes wind and watertight, and sound outside sealant is part of that. Plenty of Scottish homes have harled walls, and where harling meets frames, pipes and other materials, the joint needs a flexible sealant that grips a rough surface.

Why it’s worth doing now in Forth

A low-modulus sealant is chosen because it moves without pulling hard at the edges. That protects surfaces like brick, render and concrete. A stiffer product can damage the joint edge as it fails. In a place like Forth, small leaks are easy to put off, but water through a failed joint keeps working away until it’s fixed.

Forth: your questions answered

I let a flat near Fauldhouse station. Can you help?

Yes, rental work is part of what we do. You can email us at info@mrmastic.co.uk with the address and a few details, and we will give you a fixed price before we start.

Do you cover smaller places like Forth?

Yes. Forth is within the area we cover, which takes in towns, villages and rural addresses. Our work covers the whole of Scotland. Just mention lanes, gates or anything else about the route when you book.

Do you take out the old sealant first?

Yes. We cut out all the old sealant and clean the joint before applying anything new.

Are you an approved applicator?

Yes. We are ARBOMaster approved, the scheme for applicators of Arbo sealants.

Why do you put foam in the joint first?

We fit closed-cell backing rod wherever the joint depth needs controlling. It controls the depth and stops the sealant bonding to the back, so the joint can move.

What colours does the sealant come in?

There’s a good range of exterior colours, including greys, browns, whites and stone tones. We pick the one that suits your wall best so the joint doesn’t draw the eye.

Can a movement joint be filled with mortar?

No. Mortar locks the joint solid, so the wall cracks somewhere else instead. Use a flexible sealant with backing rod.

How much does external mastic cost in Forth?

The cost depends on the size of the job, access and how much old sealant has to come out. Call for a quick quote.

Landlords, agents and businesses in Forth

We also work for businesses, from offices to washrooms and kitchens. For commercial premises, we can talk through working times when we quote.

Different surfaces, different methods

Render joints

Water behind render can lead to blown patches. Resealing the joints early keeps water out and helps it last.

Brickwork movement joints

Brick moves with heat and moisture, and grows a little over time. The movement joint takes that up, so its sealant has to stay flexible.
