Book external mastic in Climpy

For landlords and businesses

Businesses can book us for washrooms, kitchens, offices and more. On commercial sites, working times can be discussed when we quote.

From a single let to a portfolio, you get the same standard of work: old sealant fully removed, joints prepared properly and a one-year guarantee.

How we handle external mastic in Climpy

Where two different materials meet, such as brick and render or blockwork and metal, they move at different rates. A flexible exterior sealant takes up that movement. If you have old sealant gone brittle and cracked and gaps where render, brick and frames meet, we can put it right.

Outside joints can only be sealed when they’re dry, so work in Climpy depends on the weather. Let us know about access to every wall and roofline.

The work is guaranteed for twelve months. If there’s a problem with our work within the year, let us know and we’ll sort it.

Surface by surface

Copings and trims

Metal and stone copings both move with temperature, so the joints need a sealant that stays flexible.

Brickwork movement joints

Brick walls have vertical movement joints to absorb expansion. We reseal them with a low-modulus sealant over backing rod.

Do you need external mastic in Climpy?

Sunlight, wet weather and frost wear exterior sealant down. In time it goes hard, crazes on the surface and stops stretching, so the joint eventually tears or comes away from one side.

Keep an eye out for any of the following:

  • Sealant that has lost its bond to the brick or render
  • Hard, crazed mastic that has stopped moving
  • Failed seals between different materials
  • Panel joints letting water in

Around Climpy, as everywhere, external mastic is only as good as the preparation behind it.

What to look for in a quote

  • How much experience the applicator has
  • Whether you can choose the colour
  • When the joint can take water or movement
  • Which sealant they’ll use, and why

Choosing a sealant specialist

What affects the cost of external mastic

Jobs vary more than people expect. What affects the quote:

  • Whether there’s mould to deal with
  • The number and length of the joints
  • Any working-time requirements on site
  • Whether the work is at height

What you pay reflects the work, not a rough estimate. That’s why we ask a few questions first.

Asking for a quote

What to tell us when you ask for a quote:

  • Whether it has been sealed before
  • The address or postcode of the job
  • Photos by email, if that’s easy
  • The type of property

We do not publish a price list. Instead, your job gets its own clear quote. To get started, email us at info@mrmastic.co.uk.

Can I do it myself?

The difference is mostly in the preparation and the product. Joints are cleaned back to sound surfaces and dried, and the sealant is matched to the joint and its conditions.

Not every job suits DIY: work at height, external movement joints, fire-rated sealant and large areas need the right product, the right access and the right method.

Honest limits

To be straight with you, some problems need a different trade:

  • Structural movement, which needs a surveyor or engineer
  • Cutting new joints into brickwork, which is building work rather than sealant work
  • Render that’s blown, hollow or coming away

If you are not sure, just drop us a line at info@mrmastic.co.uk and we’ll give you a straight answer.

Joints and surfaces we work on

  • Concrete & block
  • Joints between brick and frames
  • Façade panels
  • Copings & trims
  • Brickwork movement joints
  • Render & cladding joints

What happens on the day

Good joint work is mostly preparation, so that’s where we spend the time. Every joint is cleaned and dried before new material goes in. In total, it usually takes a few hours for a handful of joints, longer for a whole elevation. For a place like Climpy, longer drives are planned in advance. Tell us about tracks, gates, a ferry crossing or anything unusual about getting there.

  1. We start by walking round the building and agreeing the joints and the access.
  2. We cut out the old mastic and rake out anything in the joint.
  3. Joint faces are cleaned back and primed if the sealant needs it.
  4. Backing rod sized to the joint goes in to set the depth.
  5. The exterior sealant is applied, tooled and checked along its length.

Preparing for the visit

  • Tell us about any water getting in
  • Let us know about stairs, lifts or work at height
  • Plan for the work area to be out of bounds to pets and children

It all starts with a short chat. Describe the problem, the location and the size of the job, and we’ll talk you through what we’d do. When it suits you, drop us a line at info@mrmastic.co.uk.

Advice

External mastic in Climpy: local notes

Plenty of Scottish homes have harled walls, and where harling meets frames, pipes and other materials, the joint needs a flexible sealant that grips a rough surface. Private landlords in Scotland must meet the Repairing Standard, which includes keeping a home wind and watertight, and failed outside joints work against that.

If you let a flat or house near Fauldhouse station, split movement joints are easy to miss on a rental until damp shows inside.
