Bathroom resealing around Climpy
Scotland’s water is generally soft, so sealant and grout see less limescale than in much of England. But mould still grows into sealant and grout in a room that doesn’t dry out. In Scotland, private landlords have to meet the Repairing Standard, which covers keeping fixtures and fittings in a reasonable state of repair. Failed sealant around a bath or shower is worth sorting between tenancies.
Around Climpy, as everywhere, bathroom resealing is only as good as the preparation behind it.

Bathroom resealing in Climpy, done properly
Before a bath is sealed, it’s filled with water. A full bath sits slightly lower than an empty one, so the new joint is not pulled apart the first time it’s used. It’s a small step that rushed reseals tend to skip. Common call-outs are for mouldy sealant that has gone black and shrunken sealant along the back of a worktop, on shower trays & enclosures, baths and wet rooms.
Bathrooms in smaller places like Climpy work just as hard as those in the cities. Limescale is less of a problem with Scotland’s generally soft water, but mould still takes hold in damp sealant and grout.
We guarantee the work for a year. If there’s a problem with our work within the year, let us know and we’ll sort it.

Leave it or put it right?
A quick bead over the top of the old one might look better for a while, but it can’t stick to what’s underneath. Water creeps under it and mould follows, and the next reseal means two layers to cut out. Around Climpy, water from a failed joint in an older stone home can soak into timber and plaster, which is a far bigger job than the sealant.
Commercial jobs are quoted on the same basis as homes: how much there is to do, how we reach it and what it needs, plus any working-time requirements on site. Ask us for a quote and we’ll explain what it covers.

Honest limits
Before booking, it’s worth knowing the limits:
- Leaks from a shower valve, waste or pipework (a plumber’s job)
- A tray that rocks until it’s re-bedded
- Damage behind the tiles that needs a tiler
Not sure which it is? You can send an email to info@mrmastic.co.uk and we’ll tell you honestly before you book.

- Shower trays & enclosures
The process
Most of a good job is in the preparation, so that’s where we spend the time. Joints are cleaned back and dried before anything new goes in. In total, it normally takes a couple of hours for one bath or shower, or most of a day for a full bathroom and kitchen. In smaller Scottish places, parking is normally less of an issue than access and distance. Let us know how to find you and how to reach the joints, and the visit is planned around that.
- First the area is protected and every bit of old sealant removed.
- We clean and degrease the joint and treat any mould.
- Once it’s dry, any bath is filled so the bead is laid with it at its heaviest.
- We apply anti-fungal sanitary silicone in one even bead and tool it neatly.
- We clear away and tell you when it can get wet, generally after around 24 hours.
Preparing for the visit
- Move anything stored near the joints
- On commercial sites, let us know about site rules
- Let us know about parking restrictions

Advice
How the job changes by surface
Kitchen worktops & upstands
Kitchen joints need more degreasing than bathroom ones, because cooking grease stops sealant bonding. The extra cleaning is what makes the bead last.
Basins & vanity units
A vanity top has a joint along the wall and sometimes at the sides. Water that gets behind can damage the unit, so the joint is sealed in one unbroken line.
DIY versus a professional finish
Too much sealant is as bad as too little. A heavy bead looks messy and copes badly with movement, and getting the depth right matters as much as the look.
If you do try it yourself, take your time over the preparation: remove every trace of old sealant, clean and dry the joint, and follow the product’s cure time. If it doesn’t work out, we can still put it right.

Landlord and commercial work in Climpy
Failed sealant is one of the commonest items on a check-out report, and it’s easy to sort out between tenants. We can quote for more than one property at once.
We regularly work with letting and managing agents. Tell us the address, the job and how access works and we will give you a quote.
Common problems we fix in Climpy
Plenty of failed sealant has been laid over the top of older sealant. New silicone will not bond to old silicone, so it lifts, lets water in and traps mould underneath.
Signs it’s time to call us include:
- Leaks into the floor or ceiling below
- Sealant that has split, shrunk or peeled away
- Gaps where the bath or tray has moved
- New sealant laid over old sealant that is now lifting
Rented homes near Fauldhouse station change hands often, and fresh sealant around the bath, shower and sink between tenancies helps a property present well and keeps leaks at bay.

Climpy: your questions answered
Will you come out to Climpy?
Yes, smaller places are covered as well as towns. Our work covers the whole of Scotland. Just mention lanes, gates or anything else about the route when you book.
Can you help a landlord with a rental near Fauldhouse station?
Yes. We work for letting agents and landlords as well as homeowners. You can drop us a line at info@mrmastic.co.uk with the details for a clear quote.
Will the old sealant be removed?
Yes, always, and completely. New sealant will not bond properly to old, so the joint is cleaned back first.
Where is Mr Mastic based?
We’re a Crawley-based firm, with over 20 years’ experience. We work across South East England, London and Scotland.
Do I have to be there?
Access is agreed with you when the job is booked. Indoors, that normally means someone at home.
Do the sealants smell?
Sometimes, a little. Any smell clears as the sealant cures, and ventilation helps.
My sealant has gone black. Can you sort it?
Yes, by replacing the sealant. Sprays can fade the marks, but cutting it out and resealing is what lasts. Good ventilation helps keep it away.
Can I choose the colour of the sealant?
We can use white, clear or a colour to suit. Where the joint is on show, we match it to the surface.
