Floor joint sealing for Climpy homes and businesses

About our floor joint sealing in Climpy

In kitchens and bathrooms, the joint where the floor meets a bath panel, plinth or skirting takes mop water every day. We seal them with a flexible, water-resistant sealant and stops dirt collecting. If you are dealing with threshold joints that have opened or worn and open joints around bathroom floor edges, we can put it right.

For a place like Climpy, the journey and access are planned in advance. Inside work goes ahead in any weather; outside mastic needs a dry day.

You are covered for a year from the day we finish. If there’s a problem with it, please email us at info@mrmastic.co.uk.

Should I try it myself first?

The biggest DIY mistake is sealing over old sealant. New silicone will not bond to old, so it lifts and traps water and mould underneath. All the old material has to come out first.

If you do try it yourself, take your time over the preparation: take out all the old sealant, make sure the joint is clean and dry, and give it the full cure time. If it does not work out, we can still put it right.

What happens on the day

A visit follows a simple pattern: we look at the joints together, mask and protect the surrounding surfaces, do the work and tidy away. Most jobs take a morning or an afternoon for most homes. Somewhere like Climpy may be a longer drive, and the journey is planned ahead. Mention tracks, gates, ferries or anything else about the route.

  1. First, the floor type, the gap and the traffic are checked.
  2. Any old caulk, grout or sealant is raked or cut out.
  3. We vacuum out the joint and add backing where the depth needs setting.
  4. The chosen sealant goes in, coloured to suit the floor.
  5. We tool it neatly and tell you when it can be walked on and cleaned.

Preparing for the visit

  • Plan for the work area to be out of bounds to pets and children
  • Let us know about earlier repairs to the joints
  • Mention any parking rules near the property

Floor joint sealing in Climpy: local notes

Floors around South Lanarkshire run from suspended timber in older homes to concrete in newer houses and units, and each moves in its own way. That is why the skirting and threshold joints need a flexible seal. Many new homes in Scotland are timber-framed, and as the frame dries and settles, skirting and sealant joints can open up.

Rented homes near Fauldhouse station change hands often, and open skirting and floor joints collect dirt and water, so seal them while the property is empty.

How the job changes by surface

Thresholds

A threshold is where floors and frames meet. We seal them with a flexible sealant that suits both sides.

Wet room and bathroom floors

Bathroom floor edges get wet at every clean. A neat silicone joint keeps it out.

Why deal with it now?

Waiting until the next redecoration can mean a winter of draughts and dirt in the gaps. Sealing them now is a short job in most rooms. Out of town in Scotland, exposed walls take a lot of weather, and damp in stone or harled walls takes a long time to dry once water gets behind a joint.

Every job is a little different, so we quote each one individually. Size, access and the product the joint needs all make a difference, and we will explain the quote if you ask.

Why book with us

What we are called out for in Climpy

Some floors were never given a perimeter gap or movement joint. As it expands, the edges lift or crack, and the sealant or grout breaks.

Keep an eye out for these signs:

  • Rigid edge joints in tiled floors
  • Failed seals where bathroom floors meet baths and panels
  • Open gaps along the bottom of skirting boards
  • Failed joint filler in concrete floors

In and around Climpy, as anywhere, good floor joint sealing starts with a clean, dry, properly prepared joint.

  • How long the guarantee is

Our hiring checklist

What affects the cost of floor joint sealing

We quote each job individually. These are the things that affect it:

  • The type of sealant required
  • Whether old sealant or filler has to be cut out
  • Whether the work is at height
  • The number of rooms or windows

A failed joint rarely gets cheaper to fix by waiting, as water and mould keep getting in. If you are unsure, send an email to info@mrmastic.co.uk for an honest opinion and a quote.

What to tell us for a quote

When you call or email, it’s useful to know:

  • What the problem is, such as mould, gaps, leaks or cracking
  • The rough size of the job
  • The type of property
  • Where the job is, and your postcode

A good description makes for an accurate quote. Let us know the location, the problem and roughly how many joints, and email photos if that’s easy.

Climpy: your questions answered

I let a flat near Fauldhouse station. Can you help?

Yes, rental work is part of what we do. You can drop us a line at info@mrmastic.co.uk with the address and a few details, and we will give you a fixed price before we start.

Will you come out to Climpy?

Yes, we do. Our work covers the whole of Scotland, and smaller places are part of that. Longer journeys are simply planned in advance.

Do you use a paintable sealant?

It depends on the sealant, so let us know first. We use a paintable flexible sealant on joints you plan to paint.

Do you guarantee your work?

Yes. Every job comes with a one-year guarantee.

Should I try DIY first?

That depends on the joint. High-level, external movement and fire-rated joints are professional jobs, while a short indoor joint may be within reach.

How long does the job take?

Most jobs take a few hours, depending on the length of joint, including the preparation. Your quote will say how long we expect yours to take.

Can I choose the sealant colour?

In most cases you can choose. We’ll tell you which colours the right product comes in and agree one before any work starts.

Do I have to be there?

We need access to the joints, so we’ll agree that with you when we book. For inside work, that normally means someone being in.
