Sand mastic in Climpy

How we handle sand mastic in Climpy

Our applicators renew the sand mastic around sash and case windows and doors set in stone or brick. Out comes the old, loose mastic, and new mastic is applied and shaped by hand. We work on period & listed homes, stone surrounds and tenement windows, and the jobs we see most are cement or filler used on old window joints that has cracked and draughty sash windows at the surround.

Mastic can only go onto a dry joint, so outside work in Climpy depends on the weather. Let us know about access to every frame, including any upstairs.

You get a one-year guarantee, the same in Climpy as everywhere else we work.

The process

On the day, we look over the joints with you first, so there are no surprises. We protect the surfaces around the joints before work begins. The work generally takes a few hours for a single window, longer for several. Outdoor work around Climpy depends on the weather, as sealant needs a dry surface, so an outdoor job can move if the forecast changes. Indoor work goes ahead whatever the weather.

  1. We check each window surround and the condition of the joint.
  2. The joint is raked out and cleaned.
  3. Large voids are packed out.
  4. New sand mastic is applied and shaped by hand.
  5. We finish the mastic to a tidy line.

Preparing for the visit

  • Where the joints are inside, avoid wetting them before we arrive
  • Clear the area around the work
  • Let us know about parking restrictions

Advice

Why act early in Climpy

New mastic over crumbling mastic will not hold. Raking out and preparing the joint gives it a sound base so the new mastic stays put. In an older home around Climpy, damp from a failed joint can get into timber and plaster, which is a far bigger job than the sealant.

Leaving a failed joint normally makes the job bigger, not smaller, because water and mould keep working on it. If you’re not sure whether it needs doing, email us at info@mrmastic.co.uk and we will give you an honest view and a quote.

What we’re called out for in Climpy

Shallow joints are a common cause. A thin layer doesn’t hold well, which is why we pack deep voids first and get the depth right.

If you can see any of these, it’s time to have the joints looked at:

  • Old sand mastic that has cracked, crumbled or fallen out
  • Window mastic to renew ahead of painting
  • Gaps between timber frames and stone or brick
  • Failed mastic on an exposed elevation

Around Climpy, as everywhere, sand mastic is only as good as the preparation behind it.

What your quote should include

  • How long to leave it before use
  • How much experience the applicator has
  • Is the old sealant removed completely?
  • Whether the sealant suits the joint

Our hiring checklist

Sand mastic in Climpy: local notes

Many older homes in Scotland have sash and case windows, often pointed into the wall with traditional sand mastic. Under the Repairing Standard, private landlords in Scotland have to keep homes wind and watertight, and sound outside sealant is part of that.

If you let a flat or house near Fauldhouse station, older sash windows in a rental need their mastic kept sound to keep the weather out.

Climpy questions

Do you cover Climpy for sand mastic?

Yes, Climpy is within the area we cover. We work across all of Scotland. Just email us at info@mrmastic.co.uk with a few details of the job, and we will send you a clear quote.

Do you work for landlords with property near Fauldhouse station?

Yes. We work for landlords and letting agents as well as homeowners. You can email us at info@mrmastic.co.uk with the details for a clear quote.

Will there be a smell?

It depends on the product. Some products have a noticeable smell, others very little, and any smell fades as they cure.

Is the work guaranteed?

Our 12-month guarantee applies to all our work.

Can new sealant go over the old?

No. New silicone will not bond to old silicone, and it traps any mould or water underneath. We remove it all first.

Which products do you use?

We choose the sealant for the joint, not the other way round. Where it moves, gets wet or faces the weather makes a difference.

Where do you work from?

We are based in Crawley, and we cover South East England, London and all of Scotland.

Do I need to be at home?

For indoor joints, yes, someone needs to let us in. After that, you can carry on with your day.

DIY sealant or a professional job?

A careful DIYer can reseal a simple joint, such as a straightforward joint indoors. The common mistakes are sealing over old sealant, sealing a damp joint and using far too much.

Overfilling a joint is a classic DIY mistake. A heavy bead looks messy and copes badly with movement, and getting the depth right matters as much as the look.

What affects the quote in Climpy

Jobs vary more than people expect. The main factors:

  • Any mould that needs treating
  • The old material and how stubborn it is
  • The type of sealant required
  • How many rooms, windows or areas are involved

Rather than a set price list, we price the job in front of us: the amount of work, the old material and the access. You will know the price before we begin.

Asking for a quote

When you contact us, these details help:

  • Roughly how big the job is
  • The type of property
  • Any access issues, like height or stairs
  • What’s wrong with the joints now

We do not publish a price list, as no two jobs are quite the same. Instead, your job gets its own clear quote. To get started, email us at info@mrmastic.co.uk.

Aftercare tips

Looking after new joints is easy, and it makes a real difference:

  • Keep sills and gutters clear so water drains away
  • Keep modern sealant off the mastic
  • Look over the window mastic once a year
  • Find out about consent before window work on a listed home

Make sure water drains away from the window surround. Constant wetting wears the mastic faster.

Once mastic starts to crumble, rain gets in. That water can reach the timber frame and the wall, so renewing it early is worth it.
