New build mastic in Climpy
A new build should have a neat, sound bead at every joint. Smeared, patchy or cracked sealant is worth sorting early, before water gets into the floor or walls. We work on skirting & floors, kitchens and show homes, and people most often call us about gaps behind new kitchen upstands and smeared, uneven beads picked up at snagging.
Many newer homes in Scotland are timber-framed and settle as they dry out, which shows as gaps at skirtings and floor joints. In older homes, timber floors move through the year too.
The work is covered for a year after we finish. If anything isn’t right with it, email us at info@mrmastic.co.uk.

What happens if it’s left?
Running a new bead over the builder’s sealant might look tidy for a few weeks, but it can’t bond to what’s underneath. Taking it all out and starting again is the only way to get a lasting seal. In a place like Climpy, small leaks are easy to put off, but water behind a failed seal does the most damage when nobody’s watching.
Leaving a failed joint generally makes the job bigger, not smaller. If you’re unsure, drop us a line at info@mrmastic.co.uk and we’ll give you an honest view and a quote.
Why us?
- We agree the colour with you first
- Arbo and Everbuild products
- Sealant colour chosen to suit

When it is not the sealant
Honest advice matters more to us than a booking, so here’s what sealant can’t fix:
- Broken tiles or a split tray
- Cracking that points to a structural problem
- Plumbing faults behind the sealant
Not sure which it is? You can drop us a line at info@mrmastic.co.uk and we will tell you honestly before you book.

Different surfaces, different methods
Skirting and floors
Where the floor meets a bath panel or kitchen plinth, the joint keeps mop water out. They get a flexible, water-resistant sealant.
Plot handovers
We work through plots to your schedule, sealing each room ready for handover. Each joint is cleaned and primed where needed to keep callbacks down.
Keeping the joints in good condition
So the new joints stay in good condition:
- Record problems with dated pictures
- Clean sealant with mild detergent, not abrasives
- Use the extractor fan every time you shower
- Do not wait for the house to settle if water is getting through
Don’t stand on the bath edge or the lip of the tray in the first few weeks. If a bath or tray moves when you stand in it, get it looked at.
Mould takes hold quickly in sealant that has gaps or lifted edges. Dealing with it before it goes black keeps the job straightforward.

What else we do in Climpy
When to call us in Climpy
Sealant applied onto damp surfaces does not bond well. Site programmes don’t always leave time for joints to dry.
It’s worth asking for a quote if you see:
- Internal frame sealant that has split
- Untidy sealant flagged on a snagging list
- Kitchen sealant that has pulled off the wall
- Skirting joints opening in the first winter
If you’ve bought a new home near Fauldhouse station, the sealant around baths, showers and frames is worth checking in the first year or two.
What to look for in a quote
- How the surfaces are prepared before sealing
- Whether VAT is included
- The length of the guarantee
- What happens if the job turns out different
Can I do it myself?
Some jobs are best left to a professional: work at height, external movement joints, fire-rated sealant and large areas call for the right materials, safe access and experience.
Sealing over old silicone is the commonest DIY error. Silicone doesn’t stick to old silicone, so it peels away and traps moisture behind it. All the old material has to come out first.
The process
On the day, we look over the joints with you first, so there are no surprises. We protect the surfaces around the joints before any work starts. The work generally takes a few hours in a single home. Outdoor work around Climpy depends on the weather, as sealant needs a dry surface, so an outdoor job can move if the forecast changes. Work indoors is not affected.
- We look at why each joint failed, including any movement.
- Old sealant is cut out and the joints cleaned.
- We make sure the joints are dry and prime them if needed.
- Baths are filled with water, then the new sealant is applied.
- We check every joint and leave you with the cure times.
Getting ready for the visit
- For indoor joints, keep the area dry beforehand if you can
- Let us know if you’ve seen damp or leaks
- Let us know about earlier repairs to the joints
Ask for a quote
Asking for a quote is easy: tell us what needs doing and where, and roughly how big it is. Photos by email help us understand the job.

Climpy questions
Will you come out to Climpy?
Yes. Climpy is within the area we cover, which takes in towns, villages and rural addresses. Our work covers the whole of Scotland. Just mention lanes, gates or anything else about the route when you book.
Do you work for landlords with property near Fauldhouse station?
Yes, rental work is part of what we do. Just drop us a line at info@mrmastic.co.uk and tell us about the property, and we’ll send you a clear quote.
What do you need from me for a quote?
Just the basics: where it is, what you’ve noticed and how we reach it. After that, simply send an email to info@mrmastic.co.uk.
Will the old sealant be removed?
Always. Sealing over old sealant is the main reason resealing fails early, so we never do it.
Are you insured?
Yes, we’re fully insured for every job we do.
Do you hold any approvals?
Yes. We are ARBOMaster approved, the scheme for applicators of Arbo sealants.
Is there any odour?
There can be a smell while the sealant cures. Opening a window helps.
Is it worth resealing while the house is still settling?
That depends on the joint. A leaking shower or bath seal should be redone straight away, while small cosmetic gaps can wait a while.
