Regrouting in Bothwell, done properly
Regrouting suits shower walls, bathroom floors, kitchen splashbacks and wet rooms. It can be a full room, others just the shower. Either way, tiled areas in Bothwell are handled the same careful way. Typical jobs include grout washed out of a shower and crumbling grout between the tiles, on tiled floors, bathroom floors and shower walls.
For a place like Bothwell, the job is the same as anywhere: old material out, joints cleaned and dried, and a fresh, even finish. We just plan the journey and access beforehand.

What we can’t put right
Sealant is not the answer to every problem, and we’d rather say so up front. Sealant will not put right:
- Water coming from plumbing rather than grout
- Cracked or broken tiles
- A structure that flexes behind the tiles
Not sure which it is? You can drop us a line at info@mrmastic.co.uk and we will tell you honestly before you book.

Landlord and commercial work in Bothwell
We regularly work with letting and managing agents. Send the address, what’s needed and the access arrangements.
Businesses can book us for washrooms, kitchens, offices and more. For commercial premises, we can talk through working times when we quote.
When to call us in Bothwell
Some grout fails because it was mixed or laid badly. Grout that was too wet, not packed in or cleaned off too hard tends to wash out early.
The problems people usually mention when they call include:
- Crumbling grout between the tiles
- Corners filled with grout instead of silicone
- Good tiles let down by tired grout
- Grout stained black or orange that will not clean
If you look after a building such as Uddingston Grammar School, we reseal washrooms and kitchens in schools and businesses as well as homes.

How the job changes by surface
Wet rooms
Wet rooms have water across the floor, so sound grout really matters. We check for loose tiles before starting.
Bathroom wall tiles
We can regroute all the walls in a bathroom, depending on size. You can change the colour at the same time.
Bothwell questions
Do you work for landlords with property near Blantyre station?
Yes, landlords and agents are among the people we work for, and several properties can go on one quote. You can drop us a line at info@mrmastic.co.uk with the details for a clear quote.
Is Bothwell within the area you cover?
Yes, we do. Our work covers the whole of Scotland, and smaller places are part of that. The journey is planned ahead, so it helps to know about access.
Will regrouting fix loose tiles?
Tiles that have come away need sorting first. We will show you which ones at the start.
Can I do it myself?
For a simple, easy-to-reach joint, a careful DIYer can do a reasonable job. The usual mistakes are sealing over old sealant, sealing a damp joint and using too much.
Is there any odour?
Possibly a little. It fades as the sealant cures, and ventilation helps.
Will it make a mess?
No. The area is protected while we work and cleaned up afterwards.
Do you do commercial work?
Yes. We can plan bigger jobs in stages to suit the site.
Can you change the grout colour?
Yes, regrouting is the time to do it. Mention the colour you have in mind when you drop us a line at info@mrmastic.co.uk.

Regrouting in Bothwell: local notes
Scottish Water supplies are generally soft, so limescale is less of a problem than in hard-water areas. Mould is another matter: a bathroom that stays damp still turns sealant and grout black. In Scotland, private landlords have to meet the Repairing Standard, which includes keeping fixtures and fittings in reasonable repair. Failed sealant around a bath or shower is worth sorting between tenancies.
For landlords with property near Blantyre station, a regrout while the flat is empty is quicker than working around a tenant. For an older house near a landmark such as Bothwell Evangelical Church, bathrooms in older houses have often been refitted more than once, with sealant laid over sealant.

The process
At the end, we look at the finished work together. The work normally takes a few hours for a shower enclosure, longer for a whole room, depending on how much there is to do. In smaller Scottish places, parking is normally less of an issue than access and distance. Tell us how to find the property and how to reach the work.
- First, we check for loose or hollow tiles and point out any we find.
- The old grout comes out to a consistent depth, without damaging the tiles.
- Dust and debris are vacuumed out of every joint.
- New grout is worked into the joints and cleaned off the tile faces.
- We reseal the internal corners and edges with silicone.
Before we arrive
- Plan for the work area to be out of bounds to pets and children
- Let us know about earlier repairs to the joints
- Tell us if parking is tricky

Related advice
Leave it or put it right?
Grouting over old grout rarely lasts. It sits thinly on top and soon flakes away, taking any repair with it. Raking out to a consistent depth gives the new grout something to hold. In an older home around Bothwell, damp from a failed joint can get into timber and plaster.
Some things make a job bigger or smaller: the old material and how easily it comes out, whether mould needs treating, and whether we need extra access for height. We take all of that into account in your quote.

Keeping the joints in good condition
To keep the joints looking good and working properly:
- Keep harsh bleach and acid cleaners off the grout
- Get any tile that moves checked promptly
- Wipe or squeegee the shower walls
- Open a window or run the fan to clear steam
Clean the grout with a mild bathroom cleaner with a soft brush. Avoid neat bleach and strong acid descalers, as they can break grout down.
Grout that stays dark after cleaning is starting to fail. Regrouting at this stage is straightforward while the tiles are still sound.
