Window mastic in Bothwell

Behind a thin line of old mastic there’s sometimes a deep void. Filling it with sealant alone leaves a joint that can’t move properly, so deep gaps get backing rod first. The sealant then grips the two sides it should. If you have mastic that’s falling out in pieces and water coming in at the bottom corners of a door, we can help, on aluminium frames, composite doors and window sills alike.

Many older Scottish homes still have timber windows set into stone walls. The sealant has to suit the stone, which rules out acetoxy silicones that can mark or attack it.

A one-year guarantee comes with the work, just as it does everywhere we cover.

What happens on the day

Our applicators work methodically: protect, prepare, seal, tidy. For most jobs that takes a morning for a couple of windows and a door. Outside jobs in Bothwell need a dry day, because sealant won’t bond to a wet joint, so an outdoor job can move if the forecast changes. Work indoors isn’t affected.

  1. First, we confirm safe access to each frame.
  2. All the failed sealant is cut away, along with any loose debris.
  3. The surfaces are cleaned and left dry.
  4. Backing rod fills deep voids and the sealant goes in on top.
  5. We tool the joint so water runs off, then clear up.

Do you need window mastic in Bothwell?

Older frames were often sealed with products that set hard. Once it has hardened, the frame’s movement tears it from the wall, leaving a hairline gap down one side.

These are the problems we’re asked about most:

  • Mastic that’s falling out in pieces
  • Rain getting in at the frame or under the sill
  • Draughty joints inside around the window
  • White mastic on grey or black frames

Managing a site like Uddingston Grammar School? Then the mastic around its windows and doors needs looking after like any other building’s.

What your quote should include

  • Whether VAT is included
  • Who turns up on the day
  • How the surfaces are prepared before sealing
  • What happens if they find a problem under the old sealant

10 questions to ask before booking

For landlords and businesses

If you manage several properties in or around Bothwell, several properties can be quoted together. Send us the addresses and the work at each, and pictures by email help.

Mouldy or split sealant often shows up at the end of a tenancy, and it’s quick to put right between tenancies. We can quote for more than one property at once.

Windows and doors in Bothwell

The west of Scotland is wetter than the east, which means the mastic around window and door frames has to cope with a lot of rain. Sash and case windows are common in older Scottish homes, often pointed into the wall with traditional sand mastic.

For an older house near a landmark such as Bothwell Evangelical Church, frames set in older brick or stone need a sealant that suits the wall as well as the frame. For landlords with property near Blantyre station, cracked frame mastic tends to show up as a draught or damp complaint, so it’s worth checking between lets.

What affects the quote in Bothwell

Every job gets its own quote. These are the things that affect it:

  • The amount of work
  • Whether old sealant or filler has to be cut out
  • Any mould that needs treating
  • When we can work, for business premises

The cost reflects the work involved, not a rough estimate. That is why we ask about the job first.

Helping us quote

A few details help us give you an accurate quote. When you ask for a quote, tell us:

  • If someone has resealed it before
  • Roughly how big the job is
  • Whether it’s a home or a business
  • A few photos by email, if you can

We do not publish a price list, because every job is different. Instead, we send you a clear quote for your job. To get started, drop us a line at info@mrmastic.co.uk.

DIY sealant or a professional job?

Some sealant jobs are within reach of a careful DIYer, like a short, easy-to-reach joint indoors. The common mistakes are sealing over old sealant, sealing a damp joint and using far too much.

If you’re set on DIY, put the effort into preparation: take out all the old sealant, make sure the joint is clean and dry, and give it the full cure time. If it fails, we can still redo it.

Different surfaces, different methods

Composite doors

An exposed front door gets wind-driven rain, and the top and bottom corners tend to fail first. Those corners get the most care.

Patio & French doors

Door frames take knocks and movement every time the doors are used. A flexible sealant copes with that.

Why act early in Bothwell

Once mastic fails, rain can get between the frame and the wall. Over time that can mean damp patches, damaged plaster and rotting timber. A reseal is a much smaller job. Around Bothwell, water from a failed joint in an older stone home can soak into timber and plaster, which is a far bigger job than the sealant.

Some things make a job bigger or smaller: the old material and how easily it comes out, whether mould needs treating, and whether the work is at height. Your quote takes all of that into account.
