Window & door mastic in Mossend, North Lanarkshire
Mastic around window and door frames, sills and patio doors for homes and businesses in Mossend and across North Lanarkshire. Fully insured, ARBOMaster approved and guaranteed for a year.
- Mastic that’s falling out in pieces
- Cold air getting in at the frame edge
- Mastic that has split away from the wall
When to call us in Mossend
A lot of older mastic was never designed to stay flexible. Once it has hardened, the frame’s movement tears it from the wall, leaving a hairline gap down one side.
Most people get in touch after spotting one of these:
- Cracked or shrunken mastic around the frame
- Rain getting in at the frame or under the sill
- Black, perished sealant on frames
- Cracked sealant at the sill ends
If you live in an older home near Bellshill Central Parish church, frames set in older brick or stone need a sealant that suits the wall as well as the frame.

Window mastic in Mossend, done properly
Colour matters on a frame. We can seal in white, brown, anthracite grey, black or clear, so the line suits the frame instead of standing out. We work on composite doors, aluminium frames and patio & French doors, and common reasons people get in touch are black, perished sealant on frames and sealant in the wrong colour for the frame.
In and around a place like Mossend, homes range from older stone-built cottages to newer houses. Wind-driven rain finds any gap around a frame or sill.
Each job carries a 12-month guarantee, large or small.

What we cannot put right
Some problems need a builder, plumber or other trade rather than us:
- A door that needs adjusting, rehanging or new seals
- Rotten timber, which needs a joiner first
- Damp coming through the wall itself rather than the frame joint
If you’re not sure, just email us at info@mrmastic.co.uk and we will give you a straight answer before you book.

Frames and glazing around Mossend
Mossend is in the west of Scotland, which is wetter than the east, which means the mastic around window and door frames has to cope with a lot of rain. Many older homes in Scotland have sash and case windows, often pointed into the wall with traditional sand mastic.
If you look after a building such as Holy Family Primary School, larger buildings have plenty of frames, and the mastic around each one ages. For landlords with property near Bellshill station, cracked frame mastic tends to show up as a draught or damp complaint, so it’s worth checking between lets.

Yes. Hotels, offices and other businesses use us.
The process
You don’t need to clear the whole room or building, only the area right around the joints. Everything nearby is protected, and the work takes a few hours for a few frames, or a day or more for a whole house for a typical job. Somewhere like Mossend may be a longer drive, and the journey is planned ahead. Mention tracks, gates, ferries or anything else about the route.
- First, we go round the frames with you and agree the list.
- The old mastic is cut out and scraped back to clean surfaces.
- Deep gaps get closed-cell backing rod to set the depth.
- The new sealant goes on in white, brown, anthracite grey, black or clear to suit.
- We tool each bead neatly and check every joint is closed.
Getting ready for the visit
- For indoor joints, keep the area dry beforehand if you can
- Tell us about any previous sealing or DIY attempts
- For business premises, tell us about site rules or sign-in
Getting a quote
It all starts with a short chat. Tell us what’s wrong, where it is and how much there is, and we will talk you through what we’d do. Whenever you’re ready, send an email to info@mrmastic.co.uk.
Advice
Different surfaces, different methods
Patio & French doors
Heavy door frames can move more than windows. A flexible sealant copes with that, where a rigid one would crack.
Composite doors
If the door itself is draughty, the issue may be the door seals or hinges rather than the frame mastic. We seal the frame and let you know about anything else.
Aftercare tips
After the cure time, these simple habits help:
- Clear any debris from frame drain holes
- Keep jet washers away from the mastic
- Use gentle cleaners on frames and sealant
- Do not paint over the silicone
Try not to touch the new joint while it cures, following the cure time we give you. Do not point a pressure washer at the joints.
Look out for the warning signs: cracks in the mastic, gaps you can see light through, damp on the reveal or mould around the inside of the frame. If you notice one, it’s time to get the joint looked at.
Why act early in Mossend
Failed mastic is not a reason to replace sound windows. Where the frames are sound, new mastic generally deals with draughts and leaks at the edges. If we find failed glass units or worn seals, we’ll tell you. Out of town in Scotland, exposed walls take a lot of weather, and once water gets behind a failed joint, damp in stone or harled walls is slow to dry out.
No two jobs are quite the same, so each one gets its own quote. The number of joints, how easy they are to reach and the sealant needed all make a difference.
