New build mastic near Coulter

About our new build mastic in Coulter

We carry out plot mastic and second-fix sealing for builders, and snagging reseals for new-home owners. In both, preparation makes the difference, because that is what rushed new-build sealant usually lacks. We’re often asked to deal with frame joints opening as the plaster dries and gaps opening as the house dries out and settles, on windows & doors, show homes and kitchens.

Many newer homes in Scotland are timber-framed and settle as they dry out, which shows as gaps at skirtings and floor joints. In older homes, timber floors move through the year too.

There’s a 12-month guarantee on every job, whatever its size.

Do you need new build mastic in Coulter?

Not every new-build joint gets the right sealant: caulk where water collects, or a rigid product on a moving joint. Neither lasts long.

Keep an eye out for any of the following:

  • Skirting joints opening in the first winter
  • Second-fix sealing on new plots
  • Sealant that never bonded to the surface
  • Gaps behind new kitchen upstands

In and around Coulter, as anywhere, good new build mastic starts with a clean, dry, properly prepared joint.

  • What insurance they hold

  • Is the old sealant removed completely?

Our hiring checklist

Should I try it myself first?

Overfilling a joint is a classic DIY mistake. A thick, smeared bead looks untidy and does not move well, and the joint depth matters as much as the finish.

If you’ve already had a go yourself, that is fine. We remove it and do the joint properly.

Looking after it afterwards

Joint life depends on how it’s used and looked after. We suggest:

  • Use the extractor fan every time you shower
  • Get a leaking seal dealt with straight away
  • Avoid running a DIY bead over the old one
  • Keep pictures and emails about snagging items

Follow the cure time we give you before the area gets wet. Most silicones need around a day before water reaches them.

Leave a failed new-build seal and water can reach the floor and the ceiling below. Catching it early keeps the fix to the sealant and the new finishes intact.

What happens on the day

Before we leave, we go over the finished joints with you. The visit itself generally takes anything from a few hours to several days, depending on the number of plots, depending on the size of the job. For a place like Coulter, longer drives are planned in advance. Tell us about tracks, gates, a ferry crossing or anything unusual about getting there.

  1. We start by going through the snagging items or plot schedule with you.
  2. The failed sealant is removed completely.
  3. Joints are vacuumed and cleaned of building dust.
  4. We prime where needed and apply a sealant suited to each joint.
  5. We tool every joint neatly and tell you when each area can be used.

Getting ready for the visit

  • Where the joints are inside, avoid wetting them before we arrive
  • For business premises, tell us about site rules or sign-in
  • Let us know about earlier repairs to the joints

Coulter questions

Is Coulter in your area for new build mastic?

Yes. Our work covers the whole of Scotland, and Coulter is part of that. You can email us at info@mrmastic.co.uk and let us know what needs doing, and we will give you a clear price.

Is new build mastic in Coulter guaranteed?

Every job comes with our 12-month guarantee, wherever it is. We’re also fully insured and ARBOMaster approved.

Do you take out the old sealant first?

Always. Sealing over the old bead is the commonest cause of early failure, and it’s something we never do.

Do you work for letting agents?

Yes, we do. We work in homes, commercial premises and hotels.

What does new build mastic cost?

It depends on the job, so we quote each one individually. For a quick quote, send an email to info@mrmastic.co.uk and tell us what needs doing and where.

Can you quote for more than one area?

Yes, and it often makes sense. Combining jobs makes good use of the visit.

Can you reseal over the builder’s sealant?

No. We always remove the existing bead, then clean and prime the joint, before resealing.

Should I go to my builder first?

Report it to the builder first while you are covered. Once that’s done, or if they will not put it right, we will cut it out and reseal it.

For landlords and businesses

Letting agents often deal with us directly. Send the address, what’s needed and the access arrangements.

In hotels, rooms out of use cost money, so the work can be planned room by room around your bookings where we can. Hotel work is part of what we do, alongside homes and businesses.

Surface by surface

Plot handovers

Plot mastic is carried out to the developer’s schedule. Joints are prepared properly before sealing so the sealant lasts.

Kitchens

As a new house dries, worktops and walls shift a little, opening gaps behind the upstand. A fresh flexible bead closes them.

When it is not the sealant

Before you book, it’s worth knowing the limits:

  • Damaged fittings that need replacing
  • Plumbing faults behind the sealant
  • Baths and trays that move too much for sealant to cope with

Not sure which it is? You can drop us a line at info@mrmastic.co.uk and we will tell you honestly before booking.
