Window mastic in Coulter

Window mastic for homes and businesses in Coulter

The mastic around a window or door seals the gap between the frame and the wall. When it cracks, hardens or pulls away, draughts and rain get in. Our applicators cut it out and replace it with a flexible, weatherproof sealant. We work on timber windows & doors, window sills and composite doors, and the jobs we see most are black, perished sealant on frames and a bead that doesn’t match the frame.

Across smaller places in Scotland, homes range from stone and harled cottages to newer houses, many standing in the open. Wind-driven rain finds any gap around a frame or sill, so the mastic there works hard.

Aftercare tips

Simple care keeps the joints in good condition. Our advice:

  • Air rooms to keep condensation down around windows
  • Clean frames with a soft cloth and soapy water
  • Clear any debris from frame drain holes
  • Check the mastic once a year

Clean the frames with mild soapy water, and keep solvents and harsh chemicals off the joint.

Signs to watch for: split or missing mastic, gaps, damp patches inside or black mould on the reveal. Any of these is worth a call.

Common problems we fix in Coulter

Timber windows bring their own problems. Old mastic gets painted over and cracks under the paint, and timber moves with moisture as well as temperature.

The problems people usually mention when they call are:

  • Hard, cracked sealant around windows
  • White mastic on grey or black frames
  • Cracked internal joints between frame and plaster
  • Whistling draughts around closed windows

Around Coulter, as everywhere, window mastic is only as good as the preparation behind it.

Your questions about window mastic in Coulter

Do you cover Coulter for window mastic?

Yes, Coulter is within the area we cover. We work across all of Scotland. Just email us at info@mrmastic.co.uk with a few details of the job.

Do you cover smaller places like Coulter?

Yes, Coulter is covered. We work across all of Scotland, from towns to the smallest places. The journey is planned ahead, so it helps to know about access.

Do I need to be at home?

We need access to the joints, so we will agree that with you when we book. Indoors, that generally means someone at home.

Can I add another job to the visit?

Yes. More than one area can go on one quote.

Are you fully insured?

Yes. We are fully insured.

Do you work for letting agents?

Yes, we do. Domestic, commercial and hotel work are all part of what we do.

Can you work on commercial sites?

Yes. Larger jobs can be planned room by room or area by area to suit the site.

Can new sealant go over the old?

No, and we never do. It can look neat for a few weeks, but the new bead soon lifts. Removing the old sealant completely is the only lasting way.

How the visit works

All our tools and materials come with us in the van. After a quick look at the joints together, the area is protected and the work begins. It normally takes a few hours for a handful of frames, longer for a whole house. Around Coulter, distance and access matter more than parking. Tell us how to find the property and how to reach the work, and the visit is planned around that.

  1. First, we go round the frames with you and agree the list.
  2. We remove the old mastic and clean the frame edge and wall.
  3. Deep gaps get closed-cell backing rod to set the depth.
  4. The new sealant goes on in white, brown, anthracite grey, black or clear to suit.
  5. We tool each bead neatly and check every joint is closed.

Getting ready for the visit

  • Keep children and pets away from the work area
  • Where the joints are inside, avoid wetting them before we arrive
  • Mention any sign-in or site rules at work premises

What we can’t put right

We will not take on work that won’t last, so here’s what sealant cannot put right:

  • A frame that has rotted at the joint
  • Broken hinges, locks or handles
  • Condensation trapped between the panes

Not sure which it is? You can send an email to info@mrmastic.co.uk and we will tell you honestly before booking.

Joints and surfaces we work on

  • Window sills
  • uPVC windows
  • Timber windows & doors
  • Patio & French doors
  • Aluminium frames
  • Composite doors

What happens if it’s left?

Running fresh sealant over the old joint is tempting, but new sealant cannot bond to old, crumbling mastic. It soon lifts and the leak carries on behind it. Proper resealing starts with removing the old joint. In a place like Coulter, small leaks are easy to put off, but water behind a failed seal does the most damage when nobody’s watching.

Doing several joints on one visit usually makes better use of the time than several visits, so tell us about everything that needs sealing. You will get one clear quote for the whole job.

Why us?

  • Full insurance on every job
  • Anti-fungal sanitary silicone in wet areas
  • You choose the colour before work begins
  • A 12-month guarantee on all work

Window mastic in Coulter: local notes

Private landlords in Scotland must meet the Repairing Standard, which includes keeping a home wind and watertight, and sound outside sealant is part of that. Many older homes in Scotland have sash and case windows, often pointed into the wall with traditional sand mastic.

In the older streets around Culter Parish Church, frames set in older brick or stone need a sealant that suits the wall as well as the frame.

  • Mould in or behind the old joints
  • How much there is to do

There are no prices on our website, because the cost depends so much on the job itself. For a quick quote, please drop us a line at info@mrmastic.co.uk and we’ll talk you through it.

What to tell us for a quote
