Quothquan Window Mastic
Window mastic across Quothquan and nearby, with every bit of old sealant taken out first.
- Leaking joints at the ends of sills
- Cracked internal joints between frame and plaster
- A bead that does not match the frame
How the visit works
We work through the job in order: protection first, then preparation, sealing and a tidy-up. For most jobs that takes most of a day for a typical house, less for a few frames and we leave things clean and tidy. Outdoor work around Quothquan depends on the weather, as sealant needs a dry surface, so external jobs may need to move if the day turns wet. Indoor work goes ahead whatever the weather.
- First, we go round the frames with you and agree the list.
- The old mastic is cut out and scraped back to clean surfaces.
- Where the gap is deep, backing rod goes in first.
- A flexible exterior sealant is applied in a colour to suit the frame.
- We tool each bead neatly and check every joint is closed.
How to prepare
- Keep children and pets away from the work area
- On commercial sites, let us know about site rules
- Let us know about parking restrictions

Window mastic in Quothquan, done properly
A cold draught around a closed window often comes from the frame edge. Resealing that joint can make a room feel noticeably less draughty and quietens the whistle on windy days. If the draught is through the window seals instead, we’ll tell you. Typical jobs include mastic that’s falling out in pieces and water coming in at the bottom corners of a door, across uPVC windows, aluminium frames and patio & French doors.
Outdoor sealant needs a dry surface, so window work around Quothquan is planned around the weather. Tell us about access to all the windows and doors, upstairs included.

Window mastic in Quothquan: local notes
Under the Repairing Standard, private landlords in Scotland have to keep homes wind and watertight, and failed outside joints work against that. Sash and case windows are common in older Scottish homes, and the joint between the box frame and the stone or render is traditionally pointed with sand mastic.
If you live in an older home near Quothquan Church, the joint between an old wall and a newer frame is normally the first place rain gets in. Rented homes near Carstairs station change hands often, and sound mastic around windows and doors keeps out the draughts and damp that tenants notice first.

How the job changes by surface
Patio & French doors
The joints around patio doors run a long way, top, sides and threshold. Most leaks start at the bottom corners, so we pay close attention there.
Timber windows & doors
On period timber windows, traditional sand mastic is sometimes the better choice. We can talk through the options.

What affects the cost of window mastic
Your quote is based on your job. We take into account:
- Any working-time requirements on site
- Any mould that needs treating
- How many areas need sealing
- The old material and how stubborn it is
Commercial jobs are quoted on the same basis as homes: the amount of work, how we reach it and what it needs, along with when we can work on site. Ask us for a quote and we’ll go through it with you.
What to tell us for a quote
There’s no need for technical detail. Just tell us:
- Roughly how big the job is
- Access, such as stairs, a lift or height
- Photos by email, if that is easy
- The problem you’ve noticed
Asking for a quote is easy: let us know what needs doing and where and its rough size. A few photos by email make the job easier to understand, and we will take it from there.
When something else is needed
We will always be straight with you, so here’s what sealant can’t fix:
- Draughts through the window seals rather than the frame
- Rotten timber, which needs a joiner first
- Misting between the panes of a double-glazed unit (that needs a new unit)
Not sure which it is? You can drop us a line at info@mrmastic.co.uk and we’ll tell you honestly before booking.
What we seal
- Composite doors
- Timber windows & doors
- Patio & French doors
- Aluminium frames
- Window sills
- uPVC windows
Why deal with it now?
Choosing the product is half the job. Interior caulk and bathroom silicone aren’t made for exterior frame joints. A low-modulus exterior sealant keeps its stretch through hot and cold weather. In a place like Quothquan, small leaks are easy to put off, but water through a failed joint keeps working away until it’s fixed.
What it costs depends on the amount of work, how much old material has to come out and access to the work. We give a clear quote before we start, so you know where you stand.
Why choose Mr Mastic in Quothquan
- White, clear, grey or another colour, product permitting
- Approved under the ARBOMaster scheme
- Every job guaranteed for a year
- Any old sealant cut out fully, not covered over
Should I try it myself first?
The difference is mostly in the preparation and the product. We take joints back to clean, dry surfaces, and the sealant is chosen for how the joint moves and where it is, then guaranteed for a year.
The biggest DIY mistake is sealing over old sealant. Silicone does not stick to old silicone, so it lifts and traps water and mould underneath. Everything old must be removed first.
