What bathroom resealing looks like in Quothquan

Private landlords in Scotland must be registered and meet the Repairing Standard, which covers keeping fixtures and fittings in a reasonable state of repair. Tired, leaking sealant is worth putting right before a new tenant moves in. Scotland’s water is generally soft, so sealant and grout see less limescale than in much of England. But mould still grows into sealant and grout in a room that does not dry out.

For an older house near a landmark such as Quothquan Church, timber floors under older bathrooms flex, so joints need a sealant that moves with them.

Bathroom resealing in Quothquan, done properly

It is not only bathrooms. Worktop upstands, sink edges and splashback joints all take splashes every day, and water behind a laminate worktop can make it swell. Kitchen joints get a sealant suited to kitchens, colour-matched where it shows. If you have shrunken sealant along the back of a worktop and black spots spreading through the bead, we can put it right, on shower trays & enclosures, basins & vanity units and kitchen worktops & upstands alike.

In and around a place like Quothquan, homes range from older stone-built properties to newer houses. Where a building moves, cracked grout and split sealant are normally the first signs.

When to call us in Quothquan

Mould is the reason many people want their sealant replaced. Bathrooms without good ventilation give mould all the damp it needs, and mould that has grown into the silicone generally won’t clean off.

The most common problems we see are:

  • Sealant that has split, shrunk or peeled away
  • Smears of silicone across the tiles
  • A reseal done over the top of the old bead
  • Failed sealant on the screen profile

If you let a flat or house near Carstairs station, mouldy sealant is one of the first things a new tenant notices, so it’s worth renewing between lets.

How to choose a mastic man

Can I do it myself?

What a professional job adds is preparation and the right product. Joints are cleaned back to sound surfaces and dried, and the sealant is matched to the joint and its conditions, and the work is guaranteed for a year.

Too much sealant is as bad as too little. A thick, smeared bead looks untidy and doesn’t move well, and getting the depth right matters as much as the look.

What affects the cost of bathroom resealing

Jobs vary more than people expect. The main factors:

  • The type of sealant required
  • The number of rooms or windows
  • Whether the work is at height
  • When we can work, for business premises

Instead of a standard rate, we price the job in front of us: how many joints, what’s in them now and how we reach them. The price is agreed before we begin.

Helping us quote

To make quoting easier, let us know:

  • Where the property is
  • If someone has resealed it before
  • What’s wrong with the joints now
  • Any access issues, like height or stairs

Asking for a quote is easy: let us know the job and the location and its rough size. Photos by email help us understand the job, and we’ll take it from there.

Work for landlords, hotels and businesses

For anyone letting property in or around Quothquan, jobs at different addresses can be quoted together. Just tell us the addresses and what each one needs.

We also work for businesses, from offices to washrooms and kitchens. For commercial premises, we can talk through working times when we quote.

How it works

We bring everything the job needs with us, so there’s nothing for you to buy. After a quick look at the joints together, the area is protected and the work begins. Most jobs take a morning or an afternoon for most single baths and showers. Outdoor work around Quothquan depends on the weather, as sealant needs a dry surface, so external jobs may need to move if the day turns wet. Work indoors isn’t affected.

  1. First, each joint is checked for movement and signs of water.
  2. The old silicone is cut out completely, along with the film it leaves on the tiles.
  3. The joint is cleaned, degreased and treated for mould.
  4. When the joint is dry, and a bath has been filled with water, the new silicone goes on.
  5. The bead is tooled smooth and you’re told the cure time, normally around 24 hours.

How to prepare

  • Tell us if parking is tricky
  • Where the joints are inside, avoid wetting them before we arrive
  • Tell us about access, such as stairs, a lift or high-level joints

How to look after the new joints

After the cure time, these simple habits help:

  • Wipe up water along the back of the worktop
  • Check the joints every few months for splits or lifting
  • Don’t let bottles sit on the bead
  • Use gentle cleaners on the silicone

Have a look at the joints every few months. A small split or a corner lifting is easy to spot, and if anything looks wrong, just email us at info@mrmastic.co.uk.

A failed kitchen joint is easy to miss. Water gets behind the upstand and into the edge of a laminate worktop, and the board underneath can swell. Resealing before that happens protects the worktop.

Quothquan questions

Can you help a landlord with a rental near Carstairs station?

Yes. We work for landlords and letting agents as well as homeowners, and several properties can go on one quote. You can drop us a line at info@mrmastic.co.uk with the details for a clear quote.

Is Quothquan within the area you cover?

Yes, Quothquan is covered. Our work covers the whole of Scotland, and smaller places are part of that. Longer journeys are simply planned in advance.

Where is Mr Mastic based?

Our base is Crawley. We work across South East England, London and Scotland.

Is the work guaranteed?

Yes, a one-year guarantee. Good ventilation and gentle cleaning help it last.

How long does a bath or shower reseal take?

One bath or shower is around two hours’ work, including cutting out the old sealant. A whole bathroom plus the kitchen may take most of the day.

Is it OK to put new sealant on top of the old bead?

No, and it’s one of the main reasons reseals fail. We cut out all of the old sealant, clean the joint and start again.

Is white the only colour available?

White and clear are the most common choices, and other colours are available to suit tiles, trays and worktops. Tell us what you’d like when you get in touch.

What should I tell you?

Tell us what needs doing and where, plus photos if you have them. We will ask anything else we need to know.

What happens if it’s left?

Tired sealant is not a reason to replace a bath or shower. Replacing the joint is normally all it takes, provided the bath, tray and tiles are in good order. If we find a deeper problem, you will hear it from us. In an older home around Quothquan, damp from a failed joint can get into timber and plaster, which is a far bigger job than the sealant.

Homes and businesses are quoted the same way: the amount of work, how we reach it and what it needs, along with when we can work on site. Call for a quick quote and we’ll explain what it covers.
