What affects the cost of bathroom resealing
The price is agreed before any work begins. It takes into account:
- Which sealant suits the joint
- Any mould that needs treating
- When we can work, for business premises
- The number and length of the joints
Instead of a standard rate, we look at what your job involves: how many joints, what’s in them now and how we reach them. You will know the price before we begin.
Helping us quote
A few details help us give you an accurate quote. When you get in contact, it helps to mention:
- If it’s domestic, commercial or a hotel
- A few pictures by email, if you can
- How many joints, rooms or windows are involved
- What’s wrong with the joints now
The more we know about the job, the more useful the quote. Tell us where the job is, what’s wrong and how much there is.

What we are called out for in Pettinain
Mould is the reason many people want their sealant replaced. Bathrooms without good ventilation keep the silicone damp for hours, and mould that has grown into the silicone generally won’t clean off.
The problems people normally mention when they call are:
- A messy, uneven bead from a previous reseal
- Water escaping at the shower enclosure
- New sealant laid over old sealant that is now lifting
- A joint torn by a bath that flexes
For landlords with property near Carstairs station, a reseal between tenants is a quick way to make the bathroom and kitchen look cared for.

Bathroom resealing in Pettinain: local notes
Scotland’s water is generally soft, so sealant and grout see less limescale than in much of England. But mould still grows into sealant and grout in a room that doesn’t dry out. Private landlords in Scotland must be registered and meet the Repairing Standard, which includes keeping fixtures and fittings in reasonable repair. Failed sealant around a bath or shower is worth sorting between tenancies.
For an older house near a landmark such as Pettinain Church, walls and floors in older homes can move, and sealant and grout show it first.

Common questions in Pettinain
Can you do bathroom resealing in Pettinain?
Yes. Our work covers the whole of Scotland, and Pettinain is part of that. Just drop us a line at info@mrmastic.co.uk with a few details of the job, and we will give you a clear price.
Can you help a landlord with a rental near Carstairs station?
Yes, landlords and agents are among the people we work for. Just send an email to info@mrmastic.co.uk with the address and what needs doing, and we will send you a clear quote.
Can new silicone go straight over the old?
No, never. A bead laid over old silicone soon starts to come away. We remove the old bead completely before resealing.
Can mouldy silicone be sorted out?
Yes, we replace the mouldy bead. Cleaning products may lighten it, but the lasting fix is new anti-fungal silicone on a clean, treated joint. Airing the room well helps stop it returning.
Is it messy?
No. We work neatly, protect the area around the joints and tidy up afterwards.
Will there be a smell?
There can be a smell while the sealant cures. Ventilation helps.
Do you do kitchens as well as bathrooms?
Yes. Kitchen joints get extra degreasing before the new bead goes on, then we reseal in a colour to suit.
How long does the new silicone need before I use the shower?
Silicone is touch-dry quite quickly, but it takes longer to cure. Keep water off it for around 24 hours, or follow the cure time we give you.
When something else is needed
It helps to know what we can’t do:
- A bath or tray that moves because it isn’t properly supported
- A tray or bath that is cracked through
- Tiles that have come away from the wall
Not sure which it is? You can send an email to info@mrmastic.co.uk and we’ll tell you honestly before booking.

What happens on the day
Before we leave, we go over the finished joints with you and tell you how long to leave it. The visit itself generally takes two to three hours for a typical bath, depending on how much old sealant there is, depending on the amount of work. Somewhere like Pettinain may be a longer drive, and the journey is planned ahead. Mention tracks, gates, ferries or anything else about the route.
- We cover the area around the joints we are working on.
- Old sealant is sliced away and the residue removed.
- Mould is treated, then the joint is left to dry thoroughly.
- Any bath is filled with water, then we lay a bead of anti-fungal silicone in white, clear or a matching colour.
- We finish the joint, clear up and tell you how long to leave it before it gets wet.
How to prepare
- Mention any leaks or damp you’ve noticed
- Tell us if parking is tricky
- Tell us about access, such as stairs, a lift or high-level joints

Advice
How the job changes by surface
Shower trays & enclosures
Water often gets past the wall profile of a shower enclosure. We reseal it along with the base of the enclosure, following the enclosure maker’s guidance on which side to seal.
Kitchen worktops & upstands
Kitchen joints need more degreasing than bathroom ones, because cooking grease stops sealant bonding. The extra cleaning is what makes the bead last.
Leave it or put it right?
A quick bead over the top of the old one might look better for a while, but it cannot stick to what’s underneath. It lifts, traps water and grows mould behind it, and the next reseal means two layers to cut out. In an older home around Pettinain, damp from a failed joint can get into timber and plaster, which is a far bigger job than the sealant.
Leaving a failed joint usually makes the job bigger, not smaller, as water and mould keep getting in. If you’re not sure whether it needs doing, drop us a line at info@mrmastic.co.uk for an honest opinion and a quote.
