Bathroom resealing for Carnwath homes and businesses

Bathroom resealing in Carnwath

It isn’t only bathrooms. Worktop upstands, sink edges and splashback joints all take splashes every day, and water behind a laminate worktop can make it swell. Kitchen joints get a sealant suited to kitchens, colour-matched where it shows. If you have water getting behind the bath panel and two layers of silicone, both failing, we can put it right, on sinks & splashbacks, baths and wet rooms alike.

Across smaller places in Scotland, homes range from stone and harled cottages to newer houses. Older buildings can move a little, and that shows first in cracked grout and split sealant.

We guarantee the work for a year. If there’s a problem with our work within the year, let us know and we’ll sort it.

DIY versus a professional finish

Sealing over old silicone is the commonest DIY error. New silicone won’t bond to old, so it peels away and traps moisture behind it. All the old material has to come out first.

Some jobs are best left to a professional: high-level joints, fire-rated gaps, external movement joints and big jobs call for the right materials, safe access and experience.

Do you need bathroom resealing in Carnwath?

No sealant lasts indefinitely. Every shower, every splash and every wipe with a cleaner slowly wear it down, and how long it lasts comes down to use, cleaning and ventilation.

It’s worth asking for a quote if you see:

  • A bead that has pulled away from the tiles
  • Water getting behind the bath panel
  • Shrunken sealant along the back of a worktop
  • A joint torn by a bath that flexes

Letting a property close to Carstairs station? Then mouldy sealant is one of the first things a new tenant notices, so it’s worth renewing between lets.

What your quote should include

  • Who turns up on the day
  • Are they insured?
  • What product goes in the joint
  • What the quote includes, VAT included or not

How to look after the new joints

To keep the joints looking good and working properly:

  • Keep the fan on for a while after bathing
  • Dry worktop joints after washing up
  • Never pick at the silicone with a blade
  • Clean with a mild bathroom cleaner and a soft cloth

Clean the silicone with care: warm soapy water and a soft cloth do the job. Avoid scouring pads and anything sharp, because a damaged bead gives mould a foothold.

Each shower pushes a little more water through a failed joint. Over time that water reaches floors, walls and ceilings. Early resealing closes the gap before damage is done.

Carnwath: your questions answered

I let a flat near Carstairs station. Can you help?

Yes, landlords and agents are among the people we work for, and several properties can be quoted together. Just send an email to info@mrmastic.co.uk with the address and what needs doing, and we will send you a clear quote.

Is Carnwath within the area you cover?

Yes, smaller places are covered as well as towns. We work across all of Scotland. Just mention lanes, gates or anything else about the route when you book.

Do you hold any approvals?

Yes. We hold ARBOMaster approved applicator status and we are fully insured too.

How much does bathroom resealing cost in Carnwath?

It depends on the job, so we quote each one individually. For a quick quote, drop us a line at info@mrmastic.co.uk and tell us what needs doing and where.

Can you just seal over the old silicone?

No. It’s a common reason for reseals failing. The old joint is stripped, cleaned and resealed from scratch.

Do you do commercial work?

Yes. Commercial and hotel work is a large part of what we do, as well as homes. Working times can be discussed when we quote.

Can I do it myself?

Sometimes. The key is preparation: remove all the old material and work on a clean, dry joint. If it does not work out, we can redo it.

Do you guarantee your resealing?

Yes, for 12 months. Looking after the joint as we suggest helps it last.

What affects the cost of bathroom resealing

For a quick quote, just ask. The main things that affect it are:

  • Which sealant suits the joint
  • Any working-time requirements on site
  • The size of the job
  • Access and height

Rather than a set price list, we price the job in front of us: how many joints, what’s in them now and how we reach them. The price is agreed before we begin.

What to tell us for a quote

There’s no need for technical detail. It helps if you can tell us:

  • Where the property is
  • How many joints, rooms or windows are involved
  • The problem you’ve noticed
  • How we’d reach the joints

Quotes start with a quick conversation. Tell us what’s wrong, where it is and how much there is. Whenever you’re ready, email us at info@mrmastic.co.uk.

Surface by surface

Basins & vanity units

Basins take less water than showers, but the joint behind them is splashed every day. Old sealant there often goes black at the corners, so it’s cut out and renewed just like a bath joint.

Wet rooms

In a wet room, the joints between floor and walls take standing water. They’re resealed with anti-fungal sanitary silicone, and our work is on the visible joints only.

When it is not the sealant

Before you book, it’s worth knowing the limits too:

  • Cracks in the tray itself rather than the joint
  • A tray that rocks until it’s re-bedded
  • Tiles that have come away from the wall

If you are not sure, just send an email to info@mrmastic.co.uk and we’ll give you a straight answer.

Carnwath homes and their sealant

Private landlords in Scotland must be registered and meet the Repairing Standard, which covers keeping fixtures and fittings in a reasonable state of repair. Failed sealant around a bath or shower is worth sorting between tenancies. Scotland’s water is generally soft, so sealant and grout see less limescale than in much of England. Mould is another matter: a bathroom that stays damp still turns sealant and grout black.

In the older streets around Parish Church, timber floors under older bathrooms flex, so joints need a sealant that moves with them.

What happens on the day

Good joint work is mostly preparation, so that’s where we spend the time. Every joint is cleaned and dried before new material goes in. All told, the work takes a couple of hours for a single bath or shower. In smaller Scottish places, parking is generally less of an issue than access and distance. Let us know how to find you and how to reach the joints, and the visit is planned around that.

  1. Protection goes down around the bath, shower or worktop.
  2. Old sealant is sliced away and the residue removed.
  3. Mould is treated, then the joint is left to dry thoroughly.
  4. Baths are filled first, then anti-fungal sanitary silicone is applied in a colour to suit.
  5. The joint is finished neatly and we explain when it can get wet.

Before we arrive

  • Let us know about earlier repairs to the joints
  • Let us know about parking restrictions
  • On commercial sites, let us know about site rules
