About our external mastic in Carnwath
Movement joints let brickwork, render and cladding expand and shrink without cracking. The sealant in it has to stretch and squeeze for years, so once it splits or hardens, the joint stops working and water gets in. If you’re dealing with failed seals between different materials and old sealant gone brittle and cracked, we can put it right.
In and around a place like Carnwath, many buildings face open ground and take the full weather. Gutter joints and wall joints take a battering.
We stand behind the work with a one-year guarantee, so you are not left on your own once the job is done.

What sealant work cannot fix
To be straight with you, there are a few things sealant won’t fix:
- Adding movement joints to masonry that has none
- Cracking across the wall rather than at a joint
- Subsidence or other structural problems
If you are not sure, just drop us a line at info@mrmastic.co.uk and we will give you a straight answer before booking.

How to look after the new joints
Simple care keeps the joints in good condition. Our advice:
- Keep soil, plants and ivy away from the joints
- Keep high-pressure jets off the joints
- Have failed joints looked at early
- Keep movement joints as flexible joints, not mortar
Don’t paint over the new sealant unless we have said the product is paintable. Paint can crack on a flexible joint, and paint can crack as the joint moves.
Leave a failed movement joint and water keeps getting into the wall. That can lead to damp patches, staining and frost damage, all bigger jobs than a reseal.
How it works
We work through the job in order: protect, prepare, seal, tidy. Typically it takes a few hours for a handful of joints, longer for a whole elevation, and the area is left clean. Outdoor work around Carnwath depends on the weather, as sealant needs a dry surface, so an outdoor job can move if the forecast changes. Indoor work goes ahead whatever the weather.
- We look at every joint and agree a colour to suit the wall.
- We take out the old sealant until the faces are sound.
- Closed-cell backing rod is pushed in so the sealant bonds to two sides only.
- We prime the faces where required.
- A low-modulus exterior sealant is gunned in and tooled to a neat finish.
How to prepare
- Try not to wet indoor joints just before the visit
- Plan for the work area to be out of bounds to pets and children
- Clear items away from the joints we are working on

Advice
Carnwath buildings and the weather
Harled (roughcast) walls are common in Scotland, and joints where harling meets other materials need a sealant that can grip and flex. Under the Repairing Standard, private landlords in Scotland have to keep homes wind and watertight, and sound outside sealant is part of that.

Different surfaces, different methods
Brickwork movement joints
Brick movement joints are often mistaken for a missing mortar line. Where one has been mortared, we cut it out and reseal it with sealant if the joint can be cleared.
Concrete and blockwork
Blockwork and concrete shrink over time and move with the seasons. We reseal their joints with backing rod and a flexible product.
Should I try it myself first?
Not every job suits DIY: high-level joints, fire-rated gaps, external movement joints and big jobs need the right product, the right access and the right method.
The biggest DIY mistake is sealing over old sealant. Silicone doesn’t stick to old silicone, so it lifts and traps water and mould underneath. Everything old must be removed first.

What we’re called out for in Carnwath
The wrong product in a moving joint is a classic cause. A stiff, general-purpose sealant can’t cope with a joint that moves a lot, and it tears off the sides.
If you can see any of these, it’s time to have the joints looked at:
- Failed sealant between panels on a façade
- Movement joints with cracked, split or missing sealant
- Failed seals between different materials
- Moss and dirt in joints with no sealant left
For an older house near a landmark such as Parish Church, older walls, gutters and the joints where extensions meet them need a flexible sealant.
Before you book anyone
- Which colour the sealant will be
- Is the old sealant removed completely?
- Are they insured?
- The length of the guarantee
