Carstairs Junction External Mastic
Professional external mastic in and around Carstairs Junction, with old sealant always removed completely.
- Rain getting behind render or cladding at a joint
- Plants rooting in failed movement joints
- Sealant pulling away from one side of the joint
External mastic for homes and businesses in Carstairs Junction
Movement joints let brickwork, render and cladding expand and shrink without cracking. Its sealant has to flex with the building, season after season, and when it fails, the wall takes the strain and water finds a way in. Typical jobs include rain getting behind render or cladding at a joint and panel joints letting water in, on joints between brick and frames, concrete & block and façade panels.
Older stone buildings need a sealant that suits the stone, not an acetoxy product that can mark or attack it. On newer homes, the movement joints and roofline trims are what need watching.
The work is guaranteed for twelve months. If something isn’t right with it in that time, tell us and we’ll put it right.

What we do, step by step
There isn’t much for you to do on the day. Show us the job and we will take it from there. The job generally takes anything from a few hours to several days, depending on the building from start to finish. Outdoor work around Carstairs Junction depends on the weather, as sealant needs a dry surface, so external jobs may need to move if the day turns wet. Indoor work goes ahead whatever the weather.
- First, the joints are inspected and the access agreed.
- Every bit of old sealant and any mortar or debris is cut out.
- Joint faces are cleaned back and primed if the sealant needs it.
- We fit closed-cell backing rod to control the depth.
- We apply the sealant, tool it and check the whole run.
How to prepare
- Let us know about parking restrictions
- Where the joints are inside, avoid wetting them before we arrive
- Keep children and pets away from the work area
How to get a quote
Getting a quote is simple: let us know the job and the location, and roughly how big it is. A few photos by email make the job easier to understand, and we will come back to you with a quote.

What affects the cost of external mastic
Call for a quick quote. What matters most is:
- The type of sealant required
- Whether there’s mould to deal with
- How many rooms, windows or areas are involved
- When we can work, for business premises
Combining jobs into one visit normally makes better use of the time than several visits. You’ll get one clear quote for the whole job.
Asking for a quote
To help us quote quickly, let us know:
- The problem you’ve noticed
- Pictures of the joints, sent by email
- The rough size of the job
- Access, such as stairs, a lift or height
Quotes start with a quick conversation. Tell us what’s wrong, where it is and how much there is, and we’ll talk you through what we’d do. When it suits you, send an email to info@mrmastic.co.uk.
Honest limits
Sealant is not the answer to every problem, and we’d rather say so up front. It won’t solve:
- Walls that need new movement joints cut into them
- Damp from another source, such as a leaking gutter or a bridged damp-proof course
- Render that’s blown, hollow or coming away
If you are not sure, just drop us a line at info@mrmastic.co.uk and we’ll give you a straight answer.
What we seal
- Brickwork movement joints
- Façade panels
- Render & cladding joints
- Copings & trims
- Concrete & block
- Joints between brick and frames
Leave it or put it right?
Running new sealant over the old bead rarely lasts. The new layer can’t bond properly to old, weathered material, so we always take the old sealant out. Out of town in Scotland, exposed walls take a lot of weather, and damp in stone or harled walls takes a long time to dry once water gets behind a joint.
Every job is a little different, so each one gets its own quote. The number of joints, how easy they are to reach and the sealant needed all play a part, and we’ll explain the quote if you ask.

External mastic in Carstairs Junction: local notes
Harled (roughcast) walls are common in Scotland, and where harling meets frames, pipes and other materials, the joint needs a flexible sealant that grips a rough surface. Private landlords in Scotland must meet the Repairing Standard, which includes keeping a home wind and watertight, and sound outside sealant is part of that.
Letting a property close to Carstairs station? Then split movement joints are easy to miss on a rental until damp shows inside. Homes close to Carstairs Church include some older properties, and the joints between older walls, newer extensions and the roofline need a sealant that can move.

What the job involves on each surface
Joints between dissimilar materials
Each side of the joint may need its own preparation. We prepare both faces so the sealant bonds properly.
Concrete and blockwork
The face of concrete or block is often dusty, so cleaning and priming matter. A primer goes on where the product requires one before the bead.
Carstairs Junction: your questions answered
Will you come out to Carstairs Junction?
Yes, we do. Our work covers the whole of Scotland, from towns to the smallest places. Longer journeys are simply planned in advance.
Is Carstairs Junction in your area for external mastic?
Yes. We work across all of Scotland, and Carstairs Junction is part of that. Just drop us a line at info@mrmastic.co.uk with a few details of the job.
What do you put in the joint?
It depends on the joint: anti-fungal sanitary silicone in wet areas, and other sealants where joints move or face the weather. Brands we use include Arbo and Everbuild.
Are you insured?
Yes. Full insurance covers our work.
When is the sealant fully cured?
It depends on the product and the conditions. We tell you how long to leave it before we go.
Does someone need to be in?
That depends on where the joints are. For work indoors, someone needs to let us in.
Should I point up the gap in my brickwork?
No. Cement or mortar cannot stretch, so the joint stops doing its job. Where a joint has been mortared, it can often be raked out and sealed properly.
Is it messy?
Not at all. We work neatly, protect the area around the joints and tidy up afterwards.
Should I try it myself first?
A careful DIYer can reseal a simple joint, like a short, easy-to-reach joint indoors. Where it goes wrong is sealing over the old bead, working on a wet joint or overloading the gap.
A DIY attempt does not rule out a professional job. We cut it out and start again, so just mention it when you contact us.
Looking after it afterwards
Good habits help new joints last longer. Our tips:
- Tell anyone working on the walls about the movement joints
- Act on the first splits you see
- Wash walls gently around the sealant
- Deal with leaking gutters that soak the joints below
Follow the cure time we give you before the joint is knocked or disturbed. The surface skins over quickly, but full cure takes longer.
An open movement joint lets rain into the wall every time it pours. That can lead to damp patches, staining and frost damage, all bigger jobs than a reseal.
