External & façade joints in Libberton, South Lanarkshire
Movement joints in Libberton need attention? We remove the old material, prepare the joints and seal them properly, and the work is guaranteed for a year.
- Damp patches traced to an open external joint
- Rigid filler in a joint that should flex
- Leaking joints around cladding and façade panels
Surface by surface
Copings and trims
Joints in copings, parapets and trims are exposed to the worst of the weather. We reseal them with an exterior sealant suited to the material.
Joints between dissimilar materials
Brick against render, concrete against metal, stone against timber: every change of material is a joint. We seal the joint with a flexible exterior sealant.
External mastic for homes and businesses in Libberton
Getting the depth right is half the job. Closed-cell backing rod sets the depth and stops the sealant sticking to the back, leaving it bonded to two faces so it can move with the wall. Typical jobs include water getting into walls through failed joints and failed seals between different materials, on brickwork movement joints, copings & trims and joints between brick and frames.
Across smaller places in Scotland, stone and harled cottages, farm buildings and newer houses often stand exposed to wind and rain. Gutter joints and wall joints take a battering.
Every job is covered by a 12-month guarantee.

Honest limits
Before booking, it’s worth knowing the limits:
- Damp from another source, such as a leaking gutter or a bridged damp-proof course
- Cracks in the bricks or render themselves, away from the joints
- Walls that need new movement joints cut into them
If in doubt, send an email to info@mrmastic.co.uk and we’ll say what we think before you book.

The process
At the end, we look at the finished work together and tell you how long to leave it. The work normally takes a few hours for a handful of joints, longer for a whole elevation, depending on the size of the job. For a place like Libberton, longer drives are planned in advance. Mention tracks, gates, ferries or anything else about the route.
- We start by walking round the building and agreeing the joints and the access.
- Every bit of old sealant and any mortar or debris is cut out.
- Joint faces are cleaned back and primed if the sealant needs it.
- Backing rod sized to the joint goes in to set the depth.
- We apply the sealant, tool it and check the whole run.
How to prepare
- Mention any parking rules near the property
- Mention any tricky access
- Let us know about earlier repairs to the joints

How we quote for external mastic
For a quick quote, just ask. The main things that affect it are:
- The amount of work
- The type of sealant required
- The number of rooms or windows
- Mould in or behind the old joints
Commercial jobs are quoted on the same basis as homes: how much there is to do, how we reach it and what it needs, plus any working-time requirements on site. Ask us for a quote and we’ll go through it with you.
Helping us quote
A few details help us give you an accurate quote. When you get in contact, it helps to mention:
- The rough size of the job
- Pictures of the joints, sent by email
- The problem you’ve noticed
- Access, such as stairs, a lift or height
Need a quote? Please email us at info@mrmastic.co.uk and tell us about the job. You will know what we plan to do, and what it will cost, before any work begins.
Keeping the joints in good condition
A little care helps the new joints last. We recommend:
- Keep movement joints as flexible joints, not mortar
- Do not let climbing plants root in the sealant
- Check the sealant is paintable before painting near it
- Keep high-pressure jets off the joints
Keep pressure washers away from the sealant. A strong jet can damage the edges of the bead.
Leave a failed movement joint and water keeps getting into the wall. Over time it can mean damp inside, stained render or frost-damaged brick.
What we’re called out for in Libberton
Some movement joints have been pointed up with mortar. The joint can’t move, so the wall cracks somewhere else instead.
If you can see any of these, it’s time to have the joints looked at:
- Rain getting behind render or cladding at a joint
- Joints pointed up with cement by mistake
- Failed seals between different materials
- Movement joints with cracked, split or missing sealant
Letting a property close to Carstairs station? Then outside joints that have cracked can let damp into a rental, so check them between lets.
Questions to ask before booking
- Is the old sealant removed completely?
- Which sealant they’ll use, and why
- What guarantee comes with the work
- How much experience the applicator has
Walls and rooflines in Libberton
Plenty of Scottish homes have harled walls, and where harling meets frames, pipes and other materials, the joint needs a flexible sealant that grips a rough surface. Private landlords in Scotland must meet the Repairing Standard, which includes keeping a home wind and watertight, and sound outside sealant is part of that.
If you live in an older home near Libberton Parish Church, older walls, gutters and the joints where extensions meet them need a flexible sealant.

Libberton: your questions answered
I let a flat near Carstairs station. Can you help?
Yes. We work for landlords and agents as well as householders. You can email us at info@mrmastic.co.uk with the details for a clear quote.
Will you come out to Libberton?
Yes, smaller places are covered as well as towns. We work across all of Scotland. Just mention lanes, gates or anything else about the route when you book.
What is backing rod for?
The foam is closed-cell backing rod. It keeps the sealant at the right depth and bonded to the sides only.
When will the joints need doing again?
There’s no fixed answer: joints on exposed walls or with a lot of movement age sooner. A yearly look will tell you when they need doing. Our work comes with a 12-month guarantee.
Is there a guarantee?
Yes. Every job comes with our one-year guarantee.
Will the old sealant be removed?
Yes. We cut out all the old sealant and clean the joint before resealing.
Can you quote for more than one area?
Yes. Just list everything you need and you will get one quote.
What is a movement joint?
A vertical gap in a long brick wall is usually a movement joint. It gives the wall room to move and needs a flexible seal, not mortar.
Leave it or put it right?
It often makes sense to reseal all the failing joints on an elevation together. Joints of the same age tend to fail together. In a place like Libberton, small leaks are easy to put off, but water behind a failed seal does the most damage when nobody’s watching.
Instead of a standard rate, we look at what your job involves: how many joints, what’s in them now and how we reach them. The price is agreed before we begin.
