Outside joints around Carstairs
Harled (roughcast) walls are common in Scotland, and joints where harling meets other materials need a sealant that can grip and flex. Under the Repairing Standard, private landlords in Scotland have to keep homes wind and watertight, and sound outside sealant is part of that.

External mastic in Carstairs, done properly
Getting the depth right is half the job. Backing rod controls how deep the sealant goes and keeps it off the back of the joint, leaving it bonded to two faces so it can move with the wall. We work on façade panels, brickwork movement joints and copings & trims, and common reasons people get in touch are gaps where render, brick and frames meet and joints with sealant missing in places.
In and around a place like Carstairs, many buildings face open ground and take the full weather. Outside joints on exposed walls work hard, so they need a sealant that moves with the building.
A one-year guarantee comes as standard, so you’re covered after we’ve gone.

What we’re called out for in Carstairs
Joints sealed without backing rod, or far too deep, rarely last. Sealant bonded to three sides has nowhere to go and tears as soon as the joint widens.
These are the problems we’re asked about most:
- Failed sealant between panels on a façade
- Sealant that has lost its bond to the brick or render
- Joints pointed up with cement by mistake
- Brick movement joints where the sealant has split
Homes close to Carstairs Church include some older properties, and the joints between older walls, newer extensions and the roofline need a sealant that can move.
Before booking anyone
- What guarantee comes with the work
- How long to leave it before use
- What happens if they find a problem under the old sealant
- Is the old sealant removed completely?
Why deal with it now?
Resealing a run of joints in one go is usually better than patching one at a time. They’ve weathered the same way and it means sorting access once. In an older home around Carstairs, damp from a failed joint can get into timber and plaster.
There are no prices on our website, because the cost depends so much on the job itself. For a quick quote, please drop us a line at info@mrmastic.co.uk.

What sealant work can’t fix
In fairness, there are a few things sealant won’t fix:
- Damp that is not coming from the joint
- Cracking across the wall rather than at a joint
- Adding movement joints to masonry that has none
If in doubt, send an email to info@mrmastic.co.uk and we’ll say what we think.

Can I do it myself?
A DIY attempt does not rule out a professional job. We remove it and do the joint properly.
Sealing over old silicone is the commonest DIY error. New silicone won’t bond to old, so it peels away and traps moisture behind it. All the old material has to come out first.

Questions from Carstairs
Can you help a landlord with a rental near Carstairs station?
Yes, we work for letting agents and landlords. You can drop us a line at info@mrmastic.co.uk with the address and a few details, and we will give you a fixed price before we start.
Do you cover Carstairs for external mastic?
Yes. We work across all of Scotland, and Carstairs is part of that. Just email us at info@mrmastic.co.uk with a few details of the job, and we will give you a clear price.
How long does external mastic take?
It depends on the size of the job, but as a guide it takes a few hours for a handful of joints, longer for a whole elevation. We will give you a better idea when we quote.
Do I need to be at home?
It depends on the job. For work indoors, someone needs to let us in, and for outside work we’ll agree access with you when we book.
Is it worth trying it myself?
That depends on the joint. High-level, external movement and fire-rated joints are professional jobs, while a short indoor joint may be within reach.
Where are you based?
Mr Mastic is based in Crawley. We cover Carstairs and the rest of South Lanarkshire.
Can you seal joints between render and window frames?
Yes. Materials like render, brick, metal and uPVC all move differently, so a flexible sealant is needed where they meet. We choose one that suits both surfaces.
What information do you need?
The location, the problem and the rough size of the job. If you can, email a few pictures.
What happens on the day
Most of a good job is in the preparation, and we do not rush it. Joints are cleaned back and dried before anything new goes in. In total, it generally takes a few hours for a handful of joints, longer for a whole elevation. In smaller Scottish places, parking is usually less of an issue than access and distance. Let us know how to find you and how to reach the joints, and the visit is planned around that.
- We start by checking each joint, agreeing the ones to redo and how we’ll reach them.
- The old mastic and anything lodged in the joint is removed.
- We clean both faces of the joint and prime them where the product calls for it.
- Backing rod goes in next, setting the depth and keeping the sealant off the back of the joint.
- The new sealant, chosen to suit the brick or render, is applied and tooled to a neat finish.
How to prepare
- Clear the area around the work
- Tell us about access, such as stairs, a lift or high-level joints
- For business premises, tell us about site rules or sign-in

Related advice
Looking after it afterwards
A little care helps the new joints last. We recommend:
- Ask before painting over external sealant
- Keep movement joints as flexible joints, not mortar
- Show decorators and builders where the movement joints are
- Act on the first splits you see
Don’t paint over the new sealant unless we have said the product is paintable. Many exterior sealants aren’t designed to be painted, and paint can crack as the joint moves.
Small splits are the time to act. Then it’s a straightforward cut-out and reseal with no damage behind it to deal with.
Quotes for external mastic in Carstairs
There’s no set price list. The quote depends on:
- The product the joint needs
- The old material and how stubborn it is
- Any mould that needs treating
- Working hours on commercial sites
Rather than a set price list, we look at what your job involves: the amount of work, the old material and the access. The price is agreed before we begin.
Asking for a quote
When you call or email, it’s useful to know:
- Where the job is, and your postcode
- Pictures of the joints, sent by email
- What the problem is, such as mould, gaps, leaks or cracking
- Whether it’s a home or a business
For a quick quote, get us on the phone, or send an email if you’d rather. Tell us about the joints that need doing and we will explain what’s involved before giving you a price.
