Bathroom resealing for homes and businesses in Carstairs

Kitchens need the same care as bathrooms. The joint between worktop and wall, the edge of the sink and the bottom of the splashback get wet every single day, and water that gets into the back edge of a worktop can swell the board. Kitchen joints get a sealant suited to kitchens, colour-matched where it shows. We are often asked to deal with water getting behind the kitchen upstand and new sealant laid over old sealant that is now lifting, on kitchen worktops & upstands, wet rooms and baths.

A bathroom in a place like Carstairs gets the same daily wear as one in a city flat. Generally soft Scottish water means less limescale, but steam still lets mould into sealant and grout.

We guarantee the work for a year. If something is not right with it in that time, tell us and we will put it right.

How the visit works

At the end, we look at the finished work together and explain the cure time. The visit itself generally takes two to three hours for a typical bath, depending on how much old sealant there is, depending on the size of the job. For a place like Carstairs, longer drives are planned in advance. Mention tracks, gates, ferries or anything else about the route.

  1. First the area is protected and every bit of old sealant removed.
  2. The joint is cleaned, degreased and treated for mould.
  3. Once it’s dry, any bath is filled so the bead is laid with it at its heaviest.
  4. We apply anti-fungal sanitary silicone in one even bead and tool it neatly.
  5. We tidy up and give you the cure time, generally around 24 hours.

Preparing for the visit

  • Mention any parking rules near the property
  • Let us know if you’ve seen damp or leaks
  • Tell us about access, such as stairs, a lift or high-level joints

Bathrooms and kitchens in Carstairs

In Scotland, private landlords have to meet the Repairing Standard, which covers keeping fixtures and fittings in a reasonable state of repair. Failed sealant around a bath or shower is worth sorting between tenancies. Scotland’s water is generally soft, so sealant and grout see less limescale than in much of England. But mould still grows into sealant and grout in a room that does not dry out.

For an older house near a landmark such as Carstairs Church, older homes can move a little, which is hard on rigid grout and tired sealant.

DIY sealant or a professional job?

Some jobs are best left to a professional: work at height, external movement joints, fire-rated sealant and large areas call for the right materials, safe access and experience.

The biggest DIY mistake is sealing over old sealant. Silicone doesn’t stick to old silicone, so it lifts and traps water and mould underneath. All the old material has to come out first.

Common problems we fix in Carstairs

Mould is the reason many people want their sealant replaced. Bathrooms without good ventilation give mould all the damp it needs, and mould that has grown into the silicone usually will not clean off.

Common reasons people contact us include:

  • New sealant laid over old sealant that is now lifting
  • Damp behind the bath or under the tray
  • Lumpy, uneven sealant from a DIY attempt
  • Water escaping at the shower enclosure

For landlords with property near Carstairs station, mouldy sealant is one of the first things a new tenant notices, so it’s worth renewing between lets.

Questions to ask before you book

  • How the colour is chosen
  • Whether all the old sealant comes out first
  • Is VAT in the price?
  • Whether the sealant suits the joint

10 questions to ask before booking

What the job involves on each surface

Wet rooms

Wet rooms rely on sound joints at floor and wall junctions. They’re resealed with anti-fungal sanitary silicone, working on the surface joints, not the tanking or drainage.

Sinks & splashbacks

Next to the sink, the sealant has to cope with constant water, and a food-safe product where it’s needed. The joint is laid neatly so it’s easy to wipe.

Why it’s worth doing now in Carstairs

Tired sealant isn’t a reason to replace a bath or shower. A new bead often brings the whole room back. If something else is wrong, we’ll tell you. Exposed walls in smaller Scottish places take a lot of wind and rain, and damp in stone or harled walls takes a long time to dry once water gets behind a joint.

A failed joint rarely gets cheaper to fix by waiting. If you’re unsure, drop us a line at info@mrmastic.co.uk and we will give you an honest view and a quote.
