DIY sealant or a professional job?

Not every job suits DIY: high-level joints, fire-rated gaps, external movement joints and big jobs need the right product, the right access and the right method.

A DIY attempt does not rule out a professional job. We cut it out and start again.

Bathroom resealing in Kirkmuirhill

A bead that has gone black, split or come away shouldn’t be left until there’s a leak. Just drop us a line at info@mrmastic.co.uk with a photo of the joints, and you will get a clear quote before any work starts. We work on basins & vanity units, baths and sinks & splashbacks, and people most often call us about new sealant laid over old sealant that is now lifting and a messy, uneven bead from a previous reseal.

Being further from a city doesn’t change the work: everything old is cut out, the joints are cleaned and dried, and new sealant or grout goes in. We just plan the journey and access beforehand.

Each job carries a 12-month guarantee, large or small.

Work for landlords, hotels and businesses

Water getting past a failed joint can damage the building, which matters even more when someone else lives there. Keeping joints in good order is simple maintenance that we can handle for you.

Mouldy or split sealant often shows up at the end of a tenancy, and it’s quick to put right between tenancies. We can quote for more than one property at once.

Quotes for bathroom resealing in Kirkmuirhill

We quote each job individually. These are the things that affect it:

  • Whether old sealant or filler has to be cut out
  • Mould in or behind the old joints
  • The amount of work
  • How many areas need sealing

We do not show prices on the website, because each job is priced on what it involves. For a quick quote, please drop us a line at info@mrmastic.co.uk and we will talk you through it.

What we need to know

Photos by email are helpful but not essential. Try to tell us:

  • The type of property
  • If someone has resealed it before
  • A few pictures by email, if you can
  • Access, such as stairs, a lift or height

For a quote, drop us a line at info@mrmastic.co.uk with the location and a short description of the problem. We will give you a clear quote before any work starts.

How to look after the new joints

So the new joints stay in good condition:

  • Move toiletries away from the joint
  • Check the joints every few months for splits or lifting
  • Stick to a soft cloth and a mild cleaner
  • Dry worktop joints after washing up

Do not stand bottles along the bead, because they trap water against the silicone. A quick squeegee after showering helps the joint dry.

A few black dots in the silicone soon become a black line. Once it’s deep in the silicone, cleaning usually won’t remove it. Catching it early keeps it a simple reseal.

What happens on the day

Before we leave, we go over the finished joints with you and explain the cure time. The visit itself usually takes around two hours for one bath or shower, longer for a whole bathroom, depending on the size of the job. Outside jobs in Kirkmuirhill need a dry day, because sealant won’t bond to a wet joint, so external jobs may need to move if the day turns wet. Indoor work goes ahead whatever the weather.

  1. We cover the area around the joints we are working on.
  2. Old sealant is sliced away and the residue removed.
  3. Mould is treated, then the joint is left to dry thoroughly.
  4. Baths are filled first, then anti-fungal sanitary silicone is applied in a colour to suit.
  5. We finish the joint, clear up and tell you how long to leave it before it gets wet.

Before we arrive

  • Let us know if you’ve seen damp or leaks
  • Mention any tricky access
  • Mention any parking rules near the property

Advice

Do you need bathroom resealing in Kirkmuirhill?

Mould is the reason many people want their sealant replaced. Bathrooms without good ventilation give mould all the damp it needs, and mould that has grown into the silicone normally won’t clean off.

Most people get in touch when they notice something like this:

  • Sealant that has split, shrunk or peeled away
  • Black mould in the silicone that will not clean off
  • Shrunken sealant along the back of a worktop
  • Lumpy, uneven sealant from a DIY attempt

Managing a site like Lesmahagow High School? Then washroom and kitchen sealant there needs the same care as at home, and schools and businesses are part of our work as well as homes.

What we can’t put right

A few problems are outside what sealant work can do:

  • Damage behind the tiles that needs a tiler
  • A leaking waste, trap or valve
  • Cracks in the tray itself rather than the joint

If in doubt, email us at info@mrmastic.co.uk and we’ll say what we think before you book.

Bathroom resealing in Kirkmuirhill: local notes

Private landlords in Scotland must be registered and meet the Repairing Standard, which covers keeping fixtures and fittings in a reasonable state of repair. Tired, leaking sealant is worth putting right before a new tenant moves in. Scottish Water supplies are generally soft, so limescale is less of a problem than in hard-water areas. But mould still grows into sealant and grout in a room that does not dry out.

Homes close to Kirkmuirhill Parish Church include some older properties, and bathrooms in older houses have often been refitted more than once, with sealant laid over sealant.
