Bathroom resealing for homes and businesses in Burnfoot
Sealant is the soft line between a bath, shower or worktop and the wall. When it splits, shrinks or turns black, water gets behind it. Our team cut the old bead out completely and lay a new one in anti-fungal sanitary silicone. We work on basins & vanity units, baths and kitchen worktops & upstands, and people most often call us about a bead that has pulled away from the tiles and a messy, uneven bead from a previous reseal.
For a place like Burnfoot, the job is the same as anywhere: old material out, joints cleaned and dried, and a fresh, even finish. We just plan the journey and access beforehand.
Big or small, you get the same 12-month guarantee in Burnfoot and across South Lanarkshire.

FAQs for Burnfoot
Is Burnfoot within the area you cover?
Yes. Burnfoot is within the area we cover, which takes in towns, villages and rural addresses. We work across all of Scotland. Let us know about access, parking and anything unusual about getting there when you book.
Do you work for landlords with property near Carluke station?
Yes, landlords and agents are among the people we work for, and several properties can be quoted together. You can email us at info@mrmastic.co.uk with the details for a clear quote.
Is white the only colour available?
White, clear and a range of colours are available. On a worktop we colour-match where the joint shows.
Is it OK to put new sealant on top of the old bead?
No. A bead laid over old silicone soon starts to come away. We remove the old bead completely before resealing.
What should I tell you?
Just the basics: where it is, what you’ve noticed and how we reach it. After that, simply drop us a line at info@mrmastic.co.uk.
Can you work on commercial sites?
Yes. Commercial and hotel work is a large part of what we do, as well as homes. We can talk about working times when we quote.
Can I add another job to the visit?
Of course. Doing several areas at once is usually more efficient.
Do you take out the old sealant first?
Yes, always, and completely. New sealant will not bond properly to old, so the joint is cleaned back first.

Bathroom resealing in Burnfoot: local notes
Scotland’s water is generally soft, so sealant and grout see less limescale than in much of England. Mould is another matter: a bathroom that stays damp still turns sealant and grout black. In Scotland, private landlords have to meet the Repairing Standard, which includes keeping fixtures and fittings in reasonable repair. Tired, leaking sealant is worth putting right before a new tenant moves in.
If you let a flat or house near Carluke station, a reseal between tenants is a quick way to make the bathroom and kitchen look cared for. In the older streets around Kirkmuirhill Parish Church, walls and floors in older homes can move, and sealant and grout show it first.

DIY versus a professional finish
The difference is mostly in the preparation and the product. Joints are cleaned back to sound surfaces and dried, and the sealant is matched to the joint and its conditions.
If you do try it yourself, take your time over the preparation: take out all the old sealant, make sure the joint is clean and dry, and give it the full cure time. If it does not work out, we can still put it right.
Do you need bathroom resealing in Burnfoot?
With age, silicone loses its stretch. Along worktops it tends to pull back from the wall, leaving a thin gap where water and food collect. Hot pans and harsh cleaners do not help.
People normally contact us after spotting something like this:
- Water escaping at the shower enclosure
- Sealant that has split, shrunk or peeled away
- Shrunken sealant along the back of a worktop
- A messy, uneven bead from a previous reseal
If you look after a building such as Lesmahagow High School, we reseal washrooms and kitchens in schools and businesses as well as homes.
What to look for in a quote
- How long to leave it before use
- Whether the sealant suits the joint
- Who does the work, and how experienced they are
- Are they insured?
How it works
There isn’t much for you to do on the day. Point us to the joints and we’ll get on with it. The job generally takes a couple of hours for a single bath or shower. Around Burnfoot, distance and access matter more than parking. Tell us how to find the property and how to reach the work, and the visit is planned around that.
- Protection goes down around the bath, shower or worktop.
- Old sealant is sliced away and the residue removed.
- Mould is treated, then the joint is left to dry thoroughly.
- Any bath is filled with water, then we lay a bead of anti-fungal silicone in white, clear or a matching colour.
- The joint is finished neatly and we explain when it can get wet.
Before we arrive
- Mention any parking rules near the property
- On commercial sites, let us know about site rules
- Mention any tricky access

Related advice
Keeping the joints in good condition
Simple care keeps the joints in good condition. Our advice:
- Keep bottles off the sealant line
- Dry the bead with a towel now and then
- Run the extractor fan during and after every shower
- Look for lifting corners and small gaps now and then
Treat the new bead gently when you clean: a mild bathroom cleaner and a soft cloth is enough. Scourers and blades can nick the surface, and a nicked bead lets mould in sooner.
A split bead lets water through every time the bath or shower is used. Left alone, it soaks into the floor, the wall behind the tiles or the ceiling below. Early resealing closes the gap before damage is done.
When it is not the sealant
We will always be straight with you, so here’s what new sealant won’t do:
- Leaks from a shower valve, waste or pipework (a plumber’s job)
- Failed grout lines across the wall
- A tray or bath that is cracked through
If in doubt, email us at info@mrmastic.co.uk and we will say what we think before booking.

Quotes for bathroom resealing in Burnfoot
Every job gets its own quote. This is what makes a difference:
- When we can work, for business premises
- The old material and how stubborn it is
- Whether the work is at height
- The size of the job
Homes and businesses are quoted the same way: the amount of work, the access and the products needed, plus any working-time requirements on site. Ask us for a quote and we will go through it with you.
Asking for a quote
What to tell us when you ask for a quote:
- Any previous sealing or DIY work
- What the problem is, such as mould, gaps, leaks or cracking
- Roughly how big the job is
- The type of property
Asking for a quote is easy: let us know what needs doing and where and its rough size. A few photos by email make the job easier to understand, and we’ll come back to you with a quote.
Why act early in Burnfoot
Tired sealant isn’t a reason to replace a bath or shower. A new bead often brings the whole room back, provided the bath, tray and tiles are in good order. If something else is wrong, we’ll tell you. In an older home around Burnfoot, damp from a failed joint can get into timber and plaster, which is a far bigger job than the sealant.
Some things make a job bigger or smaller: the old material and how easily it comes out, whether mould needs treating, and whether we need extra access for height. Your quote takes all of that into account.
