About our new build mastic in Burnfoot

We carry out plot mastic and second-fix sealing for builders, and snagging reseals for new-home owners. Both get the same care over preparation since hurried prep is behind a lot of new-build failures. If you have new-build shower sealant that has already split and sealant work across a run of new homes, we can help, on windows & doors, skirting & floors and bathrooms & en suites alike.

New homes in smaller Scottish places are often single plots, self-builds or small developments. They need their sealant and floor joints finished just as carefully as on a big site.

Your job is guaranteed for a year, as with all our work.

FAQs for Burnfoot

Can you do new build mastic in Burnfoot?

Yes, Burnfoot is within the area we cover. Our work covers the whole of Scotland. You can send an email to info@mrmastic.co.uk and tell us what needs doing, and we’ll send you a clear quote.

I let a flat near Carluke station. Can you help?

Yes. We work for letting agents and landlords as well as homeowners. You can drop us a line at info@mrmastic.co.uk with the details for a clear quote.

Will it make a mess?

Very little: the area around the joints is protected first, and we tidy up before we go.

What colour sealant will you use?

We use white, clear or a colour to suit the finishes. Let us know your preference when you ask for a quote.

Can I send you my snagging list?

Yes. We often work straight from a snagging list. We’ll go through the sealant items and agree what we’ll do.

Is there a guarantee?

Yes: twelve months. If there’s a problem with our work in that time, tell us and we will put it right.

What do you need from me for a quote?

Only a few details: the address or postcode, what’s wrong and any access issues. After that, simply send an email to info@mrmastic.co.uk.

Do you take out the old sealant first?

Always. Sealing over old sealant is the main reason resealing fails early, and it’s something we never do.

Honest limits

We’ll always be straight with you, so here’s what new sealant will not do:

  • Settlement cracks that need a surveyor
  • Leaks from pipes, valves or wastes, which need a plumber
  • Deciding who is responsible under a builder’s warranty

Not sure which it is? You can drop us a line at info@mrmastic.co.uk and we will tell you honestly before booking.

Surfaces we seal

  • Show homes
  • Skirting & floors
  • Kitchens
  • Windows & doors
  • Bathrooms & en suites
  • Plot handovers

For landlords and businesses

We work for landlords and agents as well as householders. Resealing between tenancies is a simple way to keep a property in good order before the next move-in.

Letting agents often deal with us directly. Send the address, what’s needed and the access arrangements and we’ll quote.

Can I do it myself?

If you do try it yourself, take your time over the preparation: take out all the old sealant, make sure the joint is clean and dry, and give it the full cure time. If it fails, we can still redo it.

The difference is mostly in the preparation and the product. Joints are cleaned back to sound surfaces and dried, and the sealant is matched to the joint and its conditions, then guaranteed for a year.

Keeping the joints in good condition

Joint life depends on how it’s used and looked after. We suggest:

  • Do not wait for the house to settle if water is getting through
  • Avoid scourers and strong chemicals on sealant
  • Report sealant problems to your builder during the snagging period
  • Photograph failed sealant before it’s redone

Do not stand on the bath edge or the lip of the tray in the first few weeks. If a bath or tray moves when you stand in it, get it looked at.

Mould takes hold quickly in sealant that has gaps or lifted edges. Resealing before mould gets in saves a harder job later.

What we are called out for in Burnfoot

If plaster or screed was still damp when it was sealed, the bond suffers. On a busy site, joints aren’t always given time to dry.

If you can see any of these, it’s time to have the joints looked at:

  • Kitchen sealant that has pulled off the wall
  • Cracks appearing as a new home settles
  • Cracked caulk along new skirting
  • Cracked sealant around new window and door frames

For new homes near Carluke station, it’s worth checking the sealant early, while snags are still fresh.

Questions to ask before booking

  • What product goes in the joint
  • How long to leave it before use
  • The length of the guarantee
  • How the colour is chosen

Our hiring checklist

Why act early in Burnfoot

Sealant done properly at handover means fewer callbacks. Every return visit for a failed seal takes time, and they’re avoidable with good preparation. Exposed walls in smaller Scottish places take a lot of wind and rain, and damp in stone or harled walls takes a long time to dry once water gets behind a joint.

A few things move the cost up or down: the old material and how easily it comes out, whether mould needs treating, and whether the work is at height. We take all of that into account in your quote.

The process

At the end, we look at the finished work together and explain the cure time. The work normally takes a few hours for most snagging lists, longer for a run of plots, depending on the size of the job. Around Burnfoot, distance and access matter more than parking. Let us know how to find you and how to reach the joints, and the visit is planned around that.

  1. We start by going through the snagging items or plot schedule with you.
  2. Every bit of the old builder’s sealant is cut out, with no layer left behind.
  3. We clean out the dust and grit left from the build.
  4. Primer goes on where the surface and product need it, then the new sealant.
  5. We tool every joint neatly and tell you when each area can be used.

Before we arrive

  • Tell us about any previous sealing or DIY attempts
  • Mention any tricky access
  • Where the joints are inside, avoid wetting them before we arrive
