Regrouting in Quothquan
Raking out old, cracked or stained grout and regrouting tiled walls and floors for homes and businesses in Quothquan and across South Lanarkshire. Fully insured, ARBOMaster approved and guaranteed for a year.
- Stained grout that cleaning will not shift
- Grout that is cracking and breaking up
- Good tiles let down by tired grout
Regrouting in Quothquan
Most regrouting jobs include resealing too. Grout is for the joints between tiles, but corners and edges move, so they’re sealed with silicone rather than grout. Doing both at once leaves the whole area sound. If you are dealing with grout stained black or orange that won’t clean and grout in corners that has cracked, we can put it right, on bathroom floors, shower walls and tiled floors alike.
For a place like Quothquan, the job is the same as anywhere: everything old is cut out, the joints are cleaned and dried, and new sealant or grout goes in. The journey and access are simply planned in advance.
We stand behind the work with a one-year guarantee.

What affects the cost of regrouting
The quote reflects the job in front of us. We take into account:
- Any mould that needs treating
- How much there is to do
- How much old sealant there is and how hard it is to remove
- Which sealant suits the joint
What you pay reflects the work, not a rough estimate. That is why we ask about the job first and agree the price before starting.
Helping us quote
You don’t need to know the technical terms. Just tell us:
- Any previous sealing or DIY work
- Roughly how big the job is
- Access, such as stairs, a lift or height
- Where the job is, and your postcode
It all starts with a short chat. Describe the problem, the location and the size of the job, and we will talk you through what we’d do. Whenever you’re ready, drop us a line at info@mrmastic.co.uk.
How the visit works
Before we leave, we go over the finished joints with you and tell you how long to leave it. The visit itself usually takes anything from a few hours to a full day, depending on the area, depending on the size of the job. Somewhere like Quothquan may be a longer drive, and the journey is planned ahead. Tell us about tracks, gates, a ferry crossing or anything unusual about getting there.
- First, we check for loose or hollow tiles and point out any we find.
- Old grout is raked out to a consistent depth without chipping the tiles.
- The joints are vacuumed and cleaned.
- Fresh grout goes into the joints and the tile faces are wiped clean.
- We reseal the internal corners and edges with silicone.
Before we arrive
- Move anything stored near the joints
- Tell us about access, such as stairs, a lift or high-level joints
- On commercial sites, let us know about site rules

Related advice
Leave it or put it right?
If tiles are loose, regrouting alone isn’t the answer. We point that out first, so you can decide what to do. On sound tiles, regrouting avoids the upheaval of a retile. When the nearest tradesperson is a drive away, it’s tempting to leave a small leak, but water through a failed joint keeps working away until it’s fixed.
The cost depends on the amount of work, how much old material has to come out and how easy the joints are to reach. You’ll have a clear quote before any work starts.

Keeping the joints in good condition
How long the joints last depends on use and care. Here’s what we suggest:
- Skip wire brushes and scourers
- Keep the fan on after showering
- Give the walls a quick rinse after use
- Clean grout with a mild bathroom cleaner
If a tile starts to feel loose, get it looked at early. A loose tile cracks the grout around it and open a path for water.
Small problems with grout are quick to put right. Left for a few years, they can become a leak, so get it looked at when you notice it.
What else we do in Quothquan
Can I do it myself?
Too much sealant is as bad as too little. A heavy bead looks messy and copes badly with movement, and getting the depth right matters as much as the look.
If you do try it yourself, take your time over the preparation: remove every trace of old sealant, clean and dry the joint, and follow the product’s cure time. If it fails, we can still redo it.
What we cannot put right
Sealant is not the answer to every problem, and we’d rather say so up front. Sealant will not put right:
- Water coming from plumbing rather than grout
- Waterproofing that has failed below the tiling
- Tiles that are loose or hollow behind
Not sure which it is? You can send an email to info@mrmastic.co.uk and we will tell you honestly.
What we seal
- Tiled floors
- Bathroom wall tiles
- Bathroom floors
- Wet rooms
- Kitchen splashbacks
- Shower walls
FAQs for Quothquan
Can you help a landlord with a rental near Carstairs station?
Yes, landlords and agents are among the people we work for, and several properties can be quoted together. Just send an email to info@mrmastic.co.uk with the address and what needs doing, and we will give you a clear quote.
Do you cover smaller places like Quothquan?
Yes. Quothquan is within the area we cover, which takes in towns, villages and rural addresses. We work across all of Scotland. Just mention lanes, gates or anything else about the route when you book.
Is resealing included with regrouting?
Normally we do both. Grout and sealant do different jobs, so both are renewed and include it in your quote.
Is regrouting a chance to pick a new grout colour?
Yes, regrouting is the time to do it. Tell us the colour you’d like when you ask for a quote.
Is it possible to regrout only the shower area?
We can. We’ll check the other tiled areas as well and let you know if more needs doing.
When can I use the shower again?
We’ll tell you on the day. The wait depends on the products and conditions so please stick to it.
Is there any odour?
That depends on the sealant. Some products have a noticeable smell, others very little, and any smell fades as they cure.
How much does regrouting cost in Quothquan?
There’s no set price, as it depends on the job: how much there is, what’s there now, how we reach it and what it needs. You’ll get a clear quote before we start.
Quothquan homes and their sealant
Private landlords in Scotland must be registered and meet the Repairing Standard, which includes keeping fixtures and fittings in reasonable repair. Failed sealant around a bath or shower is worth sorting between tenancies. Scottish Water supplies are generally soft, so limescale is less of a problem than in hard-water areas. Mould is another matter: a bathroom that stays damp still turns sealant and grout black.
Letting a property close to Carstairs station? Then a regrout while the flat is empty is quicker than working around a tenant. If you live in an older home near Quothquan Church, bathrooms in older houses have often been refitted more than once, with sealant laid over sealant.

What the job involves on each surface
Kitchen splashbacks
Kitchen grout collects grease and food splashes. Once it’s stained, new grout is often the only fix.
Shower walls
Shower walls are the most common area we regrout. Gaps here let water get behind the tiling.
