What sealant work can’t fix

Before booking, it’s worth knowing the limits:

  • Tiles that are chipped or split
  • Failed tanking or waterproofing under the tiles
  • Loose tiles, which need refixing first

If in doubt, send an email to info@mrmastic.co.uk and we will say what we think before booking.

Regrouting in Lesmahagow, done properly

When grout stays dark however much you clean it, the stain is often in the grout itself. Replacing it is the lasting answer and you can pick a different colour while you are at it. We work on tiled floors, kitchen splashbacks and wet rooms, and the jobs we see most are old grout in a dated colour and grout in corners that has cracked.

In and around a place like Lesmahagow, homes range from older stone-built properties to newer houses. Older buildings can move a little, and that shows first in cracked grout and split sealant.

Whatever the size of the job, it’s backed by our 12-month guarantee.

Lesmahagow: your questions answered

Is Lesmahagow in your area for regrouting?

Yes. We work across all of Scotland, and Lesmahagow is part of that. Just email us at info@mrmastic.co.uk with a few details of the job, and we’ll give you a clear quote.

Is there a guarantee on regrouting in Lesmahagow?

All our work, in Lesmahagow and everywhere else, comes with a 12-month guarantee. We are also fully insured and ARBOMaster approved.

What do you need from me for a quote?

A short description and the location, with photos by email if possible. If we need more, we’ll ask.

Is it worth trying it myself?

You can, for simple jobs. The key is preparation: remove all the old material and work on a clean, dry joint. We can always put it right if it fails.

Where are you based?

Our base is in Crawley, West Sussex, and we work across South East England, London and Scotland.

Are you fully insured?

Yes. We are fully insured for every job we do.

Do you work for letting agents?

Yes, often. We can quote for several properties at once, and between tenancies is a good time for the work.

Do I need to be at home?

It depends on the job. Inside work needs someone to give us access.

Landlord and commercial work in Lesmahagow

For anyone letting property in or around Lesmahagow, several properties can go on one quote. Just tell us the addresses and what each one needs, and pictures by email help.

Hotels need rooms back in use, so the work can be planned room by room. We have worked in hotels as well as homes and businesses.

Why deal with it now?

Patching a few joints can look like a quick win, but patched grout rarely matches the rest, and the old grout keeps failing around them. Regrouting the whole area gives an even, lasting finish. Out of town in Scotland, exposed walls take a lot of weather, and once water gets behind a failed joint, damp in stone or harled walls is slow to dry out.

No two jobs are quite the same, so we quote each one individually. The number of joints, how easy they are to reach and the sealant needed all play a part, and we will explain the quote if you ask.

The process

All our tools and materials come with us in the van, so there’s nothing for you to buy. After a quick look at the joints together, we protect the area and start. Most jobs take anything from a few hours to a full day, depending on the area. Outdoor work around Lesmahagow depends on the weather, as sealant needs a dry surface, so external jobs may need to move if the day turns wet. Work indoors isn’t affected.

  1. Every tile area is checked for hollow or loose tiles first.
  2. We rake out the grout evenly, protecting the tile edges.
  3. We vacuum the joints so the new grout bonds.
  4. New grout is pressed into the joints and the tiles are cleaned.
  5. Silicone goes into the corners and along the edges.

Advice

How to look after the new joints

How long the joints last depends on use and care. Here’s what we suggest:

  • Open a window or run the fan to clear steam
  • Clean grout with a mild bathroom cleaner
  • Wipe or squeegee the shower walls
  • Avoid neat bleach and strong acid descalers on grout

Leave the area unused for as long as we advise, so it cures fully. After that, rinse the tiles after showering and let the room air.

If grout in the shower is washing out, act soon. Every shower pushes more water into the gaps, and that water can reach the wall or the floor below.

What regrouting looks like in Lesmahagow

Scottish Water supplies are generally soft, so limescale is less of a problem than in hard-water areas. But mould still grows into sealant and grout in a room that does not dry out. In Scotland, private landlords have to meet the Repairing Standard, which includes keeping fixtures and fittings in reasonable repair. Tired, leaking sealant is worth putting right before a new tenant moves in.

For an older house near a landmark such as Lesmahagow Old Parish Church, walls and floors in older homes can move, and sealant and grout show it first. For site and facilities teams at buildings such as Lesmahagow High School, its toilets, changing areas and kitchens need their sealant renewed like any other building’s.

DIY versus a professional finish

What a professional job adds is preparation and the right product. We take joints back to clean, dry surfaces, and the sealant is matched to the joint and its conditions, then guaranteed for a year.

Some sealant jobs are within reach of a careful DIYer, like a short, easy-to-reach joint indoors. The common mistakes are sealing over old sealant, sealing a damp joint and using far too much.

How the job changes by surface

Kitchen splashbacks

Splashback grout picks up grease and cooking stains. Stained grout is best replaced.

Corners and edges

The joint between tiles and a bath, tray or worktop gets silicone. Grout there would crack.
