How we handle regrouting in Devonburn
A grout colour change can freshen a room without retiling. You might go from white to grey, or the other way round. Just mention the colour you’d like when you drop us a line at info@mrmastic.co.uk. We are often asked to deal with cracked or crumbling grout lines and discoloured grout on otherwise sound tiles, on tiled floors, bathroom wall tiles and kitchen splashbacks.
In and around a place like Devonburn, homes range from older stone-built properties to newer houses. Older buildings can move a little, and that shows first in cracked grout and split sealant.
We stand behind the work with a one-year guarantee.

Why act early in Devonburn
Cracked grout lets water behind the tiles. Leave it, and the adhesive or the wall behind can suffer, and then you’re looking at retiling. Dealing with it now keeps it small. Exposed walls in smaller Scottish places take a lot of wind and rain, and once water gets behind a failed joint, damp in stone or harled walls is slow to dry out.
There are no prices on our website, because each job is priced on what it involves. Call for a quick quote and we’ll talk you through it.

What we can’t put right
In fairness, some problems need a different trade:
- A structure that flexes behind the tiles
- Loose tiles, which need refixing first
- Failed tanking or waterproofing under the tiles

DIY versus a professional finish
A careful DIYer can reseal a simple joint, like a short, easy-to-reach joint indoors. The common mistakes are sealing over old sealant, sealing a damp joint and using far too much.
If you’ve already had a go yourself, that’s fine. We cut it out and start again, so just mention it when you contact us.
How the visit works
On the day, there’s very little for you to do. Point us to the joints and we’ll get on with it. The job generally takes anything from a few hours to a full day, depending on the area. Outdoor work around Devonburn depends on the weather, as sealant needs a dry surface, so external jobs may need to move if the day turns wet. Indoor work goes ahead whatever the weather.
- We check the tiles for any that are hollow or loose.
- The old grout is removed to an even depth.
- The joints are vacuumed clean.
- We regrout the joints and clean the tile faces.
- We finish with silicone in the moving joints.
How to prepare
- Let us know if you’ve seen damp or leaks
- On commercial sites, let us know about site rules
- Keep pets and children clear of the area while we work

Do you need regrouting in Devonburn?
Grout that was put in corners cracks as the bath or tray moves. They need flexible sealant, and if they’re grouted, a crack soon lets water in.
Look out for these signs:
- Grout that makes sound tiles look old
- Grout that’s cracking and breaking up
- Floor grout that has worn and darkened
- Shower grout that has worn away
In the older streets around Lesmahagow Old Parish Church, walls and floors in older homes can move, and sealant and grout show it first.

Different surfaces, different methods
Shower walls
A shower wall is soaked daily, so grout there works hardest. It normally fails first.
Kitchen splashbacks
Splashback grout picks up grease and cooking stains. Once it’s stained, new grout is often the only fix.
For landlords and businesses
In hotels, rooms out of use cost money, so the work can be planned room by room around your bookings where we can. We’ve worked in hotels as well as homes and businesses.
We also work for businesses, from offices to washrooms and kitchens. For commercial premises, we can talk through working times when we quote.
Common questions in Devonburn
Do you cover smaller places like Devonburn?
Yes, smaller places are covered as well as towns. Our work covers the whole of Scotland. Just mention lanes, gates or anything else about the route when you book.
Is Devonburn in your area for regrouting?
Yes. Our work covers the whole of Scotland, and Devonburn is part of that. You can drop us a line at info@mrmastic.co.uk and let us know what needs doing.
Can I do it myself?
You can, for simple jobs. The key is preparation: remove all the old material and work on a clean, dry joint. If it doesn’t work out, we can redo it.
Do you do commercial work?
Yes. Larger jobs can be planned room by room or area by area.
Is resealing included with regrouting?
Normally we do both. Grout fills tile gaps and sealant handles the moving joints, so we renew both and include it in your quote.
How much does regrouting cost in Devonburn?
We do not publish prices, because the cost depends on the job: its size, the old material, access and the product needed. We agree the price before any work begins.
What goes in the corners, grout or silicone?
Flexible sealant. Grout is for the joints between tiles, while corners and edges need a joint that can move.
Can you regrout just the shower?
Yes. Many jobs are just the shower walls, or just the joints that have failed.

What regrouting looks like in Devonburn
Scotland’s water is generally soft, so sealant and grout see less limescale than in much of England. Mould is another matter: a bathroom that stays damp still turns sealant and grout black. Private landlords in Scotland must be registered and meet the Repairing Standard, which includes keeping fixtures and fittings in reasonable repair. Tired, leaking sealant is worth putting right before a new tenant moves in.
Rented homes near Lanark station change hands often, and a regrout while the flat is empty is quicker than working around a tenant. If you look after a building such as Lesmahagow High School, its toilets, changing areas and kitchens need their sealant renewed like any other building’s.
