Bathroom resealing near Scottish Borders

For landlords and businesses

Mouldy or split sealant often shows up at the end of a tenancy, and it’s quick to put right between tenancies. We can quote for more than one property at once.

We also work for property managers and facilities teams in Scottish Borders and across South Lanarkshire. Several sites can be quoted together, and we’re fully insured for the work.

About our bathroom resealing in Scottish Borders

The secret of a lasting bead is the preparation. Every bit of old silicone comes out, down to the thin film left on the tiles, after which the joint is degreased and any mould treated. New silicone goes on only when the joint is fully dry. We work on wet rooms, shower trays & enclosures and sinks & splashbacks, and people most often call us about failed sealant on the screen profile and a reseal done over the top of the old bead.

In and around a place like Scottish Borders, homes range from older stone-built properties to newer houses. Where a building moves, cracked grout and split sealant are usually the first signs.

The work is covered for a year after we finish. If there’s a problem with it, please send an email to info@mrmastic.co.uk.

What the job involves on each surface

Shower trays & enclosures

There are generally two jobs in a shower: the tray-to-wall joint and the enclosure joints. Both take water every day, so each is cut out and renewed with anti-fungal sanitary silicone.

Baths

Most bath leaks begin along the long edge, especially under a shower. It gets one smooth bead of anti-fungal silicone, tooled so water can’t sit on it.

Aftercare tips

No joint lasts for ever, but care makes a real difference. Our tips:

  • Check the joints every few months for splits or lifting
  • Wipe the sealant dry after showering
  • Clean with a mild bathroom cleaner and a soft cloth
  • Keep scourers and sharp tools away from the bead

Good ventilation does more than any cleaner. Use the fan, or open a window, while you bathe and for a while afterwards, so the bead dries out between uses.

Worktop joints fail quietly. Water gets behind the upstand and into the edge of a laminate worktop, where it can make the board swell. A reseal in time can save the worktop.

What happens on the day

We keep the work tidy and contained to the area we are working on, so you can get on with your day. Expect the work to take half a day or less for one room, longer when the kitchen is included. Around Scottish Borders, distance and access matter more than parking. Tell us how to find the property and how to reach the work.

  1. We look at every joint first and check for movement or leaks.
  2. Every trace of the old bead is removed, including the thin smear on the tiles.
  3. Joints are degreased and any mould is treated.
  4. When the joint is dry, and a bath has been filled with water, the new silicone goes on.
  5. The bead is tooled smooth and you are told the cure time, normally around 24 hours.

Before we arrive

  • Tell us about access, such as stairs, a lift or high-level joints

Advice

DIY sealant or a professional job?

A careful DIYer can reseal a simple joint, such as a straightforward joint indoors. Where it goes wrong is sealing over the old bead, working on a wet joint or overloading the gap.

If you’re set on DIY, put the effort into preparation: take out all the old sealant, make sure the joint is clean and dry, and give it the full cure time. If it doesn’t work out, we can still put it right.

Bathroom resealing in Scottish Borders: local notes

Scottish Water supplies are generally soft, so limescale is less of a problem than in hard-water areas. Mould is another matter: a bathroom that stays damp still turns sealant and grout black. In Scotland, private landlords have to meet the Repairing Standard, which includes keeping fixtures and fittings in reasonable repair. Tired, leaking sealant is worth putting right before a new tenant moves in.

Homes close to Tweedsmuir Parish Church include some older properties, and timber floors under older bathrooms flex, so joints need a sealant that moves with them. Around Scottish Borders, as everywhere, bathroom resealing is only as good as the preparation behind it.

Why deal with it now?

Running new silicone over the old joint can look tidy for a few weeks, but it cannot stick to what’s underneath. Water creeps under it and mould follows, and the next reseal means two layers to cut out. Out of town in Scotland, exposed walls take a lot of weather, and damp in stone or harled walls takes a long time to dry once water gets behind a joint.

Some things make a job bigger or smaller: the old material and how easily it comes out, whether mould needs treating, and whether the work is at height. Your quote takes all of that into account.

Scottish Borders questions

Is there a guarantee on bathroom resealing in Scottish Borders?

All our work, in Scottish Borders and everywhere else, comes with a 12-month guarantee. We are fully insured, and an ARBOMaster approved applicator.

Is Scottish Borders within the area you cover?

Yes. Scottish Borders is within the area we cover, which takes in towns, villages and rural addresses. Our work covers the whole of Scotland. Let us know about access, parking and anything unusual about getting there when you book.

Do you remove the old sealant?

Yes, every time. New silicone does not stick to old silicone, so any old material comes out before anything new goes in.

Where is Mr Mastic based?

We work from Crawley. Our applicators cover Scottish Borders, along with the rest of our area.

Is it worth trying it myself?

Some simple jobs can be done by a careful DIYer. The usual mistakes are sealing over old sealant, sealing a damp joint and using too much.

Do you work for letting agents?

Yes. We work for homeowners, landlords, letting agents, businesses and hotels across South Lanarkshire.

Can you do several jobs on one visit?

Yes, we can. More than one area can be quoted together.

How long does the new silicone need before I use the shower?

The surface skins over fairly quickly, but the bead needs longer to cure right through. Keep water off it for around 24 hours, or as long as we advise for that product.

What sealant work can’t fix

Before you book, it’s worth knowing the limits too:

  • A leaking waste, trap or valve
  • A bath or tray that moves because it isn’t properly supported
  • Loose or hollow tiles, or failed tanking behind them

If you are not sure, just send an email to info@mrmastic.co.uk and we’ll give you a straight answer.
