How we quote for commercial sealant
We do not publish a price list, because jobs vary so much. The quote depends on:
- Mould in or behind the old joints
- How easy the joints are to reach
- How much there is to do
- The number of rooms or windows
Combining jobs into one visit generally makes better use of the time than several visits. We’ll send you a clear quote for the lot.
What we need to know
Photos help, but a description is a good start. Try to tell us:
- If someone has resealed it before
- Where the job is, and your postcode
- Pictures of the joints, sent by email
- Roughly how big the job is
Call for a quick quote, or send an email if you’d rather. Describe what needs sealing and we’ll talk you through the work and give you a clear price.
About our commercial sealant in Scottish Borders
In a hotel, office or washroom, failed sealant is more than an eyesore. It’s a cleaning problem, a leak risk and something guests and staff notice. Our applicators renew sealant across washrooms, welfare areas, kitchens and guest bathrooms. We’re often asked to deal with mouldy washroom sealant that staff and guests notice and split sealant around staff kitchen worktops and sinks, on retail & leisure sites, office washrooms & kitchens and rental portfolios.
For a place like Scottish Borders, the journey and timings are planned in advance, so it can be fitted around bookings or opening times where possible.
There’s a 12-month guarantee on every job, large or small.

What we do, step by step
On the day, there’s very little for you to do. Point us to the joints and we’ll get on with it. The job generally takes anything from a few hours to several days, depending on the number of rooms, including the tidy-up. Somewhere like Scottish Borders may be a longer drive, and the journey is planned ahead. Mention tracks, gates, ferries or anything else about the route.
- We start by looking at the rooms and agreeing what’s needed.
- We agree when we’ll work, with early or out-of-hours slots where they can be arranged.
- Each area is protected and stripped of old sealant.
- Once dry, every joint is resealed and tooled.
- Housekeeping or site staff are told when each area can be used.
Preparing for the visit
- Where the joints are inside, avoid wetting them before we arrive
- Mention any tricky access
- For business premises, tell us about site rules or sign-in

How to look after the new joints
Good habits help new joints last longer. Our tips:
- Keep strong chemicals and scourers off the joints
- Log resealing so you know what’s due
- Add sealant to your planned maintenance checks
- Tell cleaning staff when each room can be used
Ask staff to report splits or lifting sealant early. A small gap caught quickly is a short fix, and if anything looks wrong, just send an email to info@mrmastic.co.uk.
Water from a failed shower seal can travel: into ceilings below, walls next door and service voids. Dealing with the joint early stops that spread.
What sealant work can’t fix
We’d rather tell you now than do work that will not last, so these are the limits:
- Assessing what fire stopping a building needs
- Faulty shower valves and leaking traps
- Cracked trays or baths rather than failed joints
Not sure which it is? You can send an email to info@mrmastic.co.uk and we will tell you honestly.

For landlords and businesses
We regularly work with letting and managing agents. Send the address, what’s needed and the access arrangements.
We work for landlords and letting agents as well as homeowners. Resealing between tenancies is a simple way to keep a property in good order.
Do you need commercial sealant in Scottish Borders?
In office kitchens and tea points, joints are wet and wiped all day, so sealant there wears and stains. The worktop and sink edges usually fail first.
People generally contact us when they notice one of these:
- Large numbers of bathrooms needing the same work
- Mouldy bathrooms flagged at a tenancy check
- Shower leaks reaching the floor below
- Black, stained silicone in guest bathrooms
Community buildings like Tweedsmuir Parish Church are part of the picture too: its kitchen and washroom sealant needs looking after like anywhere else.
