Sand mastic in Scottish Borders

Fresh sand mastic forms a skin quite soon, but it takes longer to harden fully. Traditional guidance is not to paint over it and we’ll advise if you are redecorating. If you’re dealing with weathered mastic on the most exposed windows and open joints round the window box, we can put it right.

Outdoor sealant needs a dry surface, so window work around Scottish Borders is planned around the weather. Tell us about access to all the windows and doors, upstairs included.

You’re covered for a year from the day we finish. If there’s a problem with it, please drop us a line at info@mrmastic.co.uk.

Scottish Borders questions

Do you cover smaller places like Scottish Borders?

Yes. Scottish Borders is within the area we cover, which takes in towns, villages and rural addresses. We work across all of Scotland. Let us know about access, parking and anything unusual about getting there when you book.

Is there a guarantee on sand mastic in Scottish Borders?

Every job comes with our 12-month guarantee, wherever it is. We’re fully insured, and an ARBOMaster approved applicator.

Do you take out the old sealant first?

Yes, every time. New sealant will not bond properly to old, so any old material comes out before anything new goes in.

Can I add another job to the visit?

Of course. Combining jobs makes good use of the visit.

Can tenants book the work?

We can work for tenants, landlords or agents. Get your landlord’s agreement first.

Can you work on commercial sites?

Yes. We can plan bigger jobs in stages.

Which is right for my windows, sand mastic or modern sealant?

For period timber windows in stone or brick, sand mastic is often the better fit. On modern frames, we’d normally use a flexible sealant, and we will explain why.

How long does sand mastic take to go off?

Not right away. It skins first and hardens fully later and we’ll give you an idea for your job.

How to look after the new joints

Simple care keeps the joints in good condition. Our advice:

  • Make sure water runs off the sill
  • Plan mastic work ahead of painting
  • Don’t paint over the new mastic
  • Ask the planning authority about consent for listed or conservation-area homes

When preparing windows for paint, take care around the mastic. It can be damaged by heavy scraping.

Good mastic helps keep the frame dry. Once it fails, water can sit against the timber, which can lead to rot.

Landlord and commercial work in Scottish Borders

We also work for businesses, from offices to washrooms and kitchens. On commercial sites, working times can be discussed when we quote.

Water getting past a failed joint can damage the building, which is a bigger problem in a rented property. Keeping joints in good order is simple maintenance that we can handle for you.

Should I try it myself first?

A DIY attempt does not rule out a professional job. We remove it and do the joint properly, so just mention it when you contact us.

What a professional job adds is preparation and the right product. Joints are cleaned back to sound surfaces and dried, and the sealant is chosen for how the joint moves and where it is, then guaranteed for a year.

The process

You don’t need to clear the whole room or building before we come, only the area right around the joints. Everything nearby is protected, and the job takes a few hours per window, depending on the condition of the joints for a typical job. Outside jobs in Scottish Borders need a dry day, because sealant will not bond to a wet joint, so an outdoor job can move if the forecast changes. Indoor work goes ahead whatever the weather.

  1. We look at the surrounds with you and agree the joints to renew.
  2. We remove the old, loose mastic.
  3. Deep gaps are packed so the mastic sits at the right depth.
  4. We apply the mastic by hand and shape it.
  5. We dress the finish so it sits neatly against the masonry.

Preparing for the visit

  • Keep children and pets away from the work area
  • On commercial sites, let us know about site rules
  • Move anything stored near the joints

Sand mastic is used round timber door frames too. The method is the same as for windows.

Period and listed homes

Materials matter on listed and conservation-area homes. Sand mastic is often the preferred finish.

Frames and glazing around Scottish Borders

Private landlords in Scotland must meet the Repairing Standard, which includes keeping a home wind and watertight, and sound outside sealant is part of that. Sash and case windows are common in older Scottish homes, often pointed into the wall with traditional sand mastic.

Around Scottish Borders, as everywhere, sand mastic is only as good as the preparation behind it. If you live in an older home near Tweedsmuir Parish Church, frames set in older brick or stone need a sealant that suits the wall as well as the frame.

What happens if it’s left?

New sash windows are a major, costly change, and in listed buildings it may need consent. Where the frames are in good order, new mastic seals the surround. Around Scottish Borders, water from a failed joint in an older stone home can soak into timber and plaster.

The cost depends on how much there is to do, how much old material has to come out and how easy the joints are to reach. We give a clear quote before work begins.
