For anyone letting property in or around Scottish Borders, several properties can go on one quote. Just tell us the addresses and what each one needs, and pictures by email help.

Regrouting for homes and businesses in Scottish Borders

Regrouting suits shower walls, bathroom floors, kitchen splashbacks and wet rooms. It can be a full room, or just the area that has failed. Whatever the size, the method stays the same. We’re often asked to deal with crumbling grout between the tiles and grout washed out of a shower, across kitchen splashbacks, wet rooms and tiled floors.

Being further from a city does not change the work: everything old is cut out, the joints are cleaned and dried, and new sealant or grout goes in. We just plan the journey and access beforehand.

All our work comes with our 12-month guarantee.

What happens if it’s left?

With regrouting, your tiles stay where they are. Retiling means stripping the walls, making good and choosing new tiles, and the room is out of use for longer. If the tiles are sound, regrouting is the simpler fix. When the nearest tradesperson is a drive away, it’s tempting to leave a small leak, but water behind a failed seal does the most damage when nobody’s watching.

Every job is a little different, so each one gets its own quote. The number of joints, how easy they are to reach and the sealant needed all play a part, and we’ll explain the quote if you ask.

Why book with us

  • Quality sealants from Arbo and Everbuild
  • Anti-fungal silicone where joints get wet
  • Over 20 years’ experience
  • An ARBOMaster approved applicator

Take a look at what affects the cost and what customers say.

Should I try it myself first?

Too much sealant is as bad as too little. A heavy bead looks messy and copes badly with movement, and getting the depth right matters as much as the look.

If you are set on DIY, put the effort into preparation: take out all the old sealant, make sure the joint is clean and dry, and give it the full cure time. If it doesn’t work out, we can still put it right.

What happens on the day

Good joint work is mostly preparation, and we don’t rush it. Joints are cleaned back and dried before anything new goes in. In total, it usually takes anything from a few hours to a full day, depending on the area. In smaller Scottish places, parking is usually less of an issue than access and distance. Let us know how to find you and how to reach the joints.

  1. We start by checking the tiles for any that are loose or hollow.
  2. We rake out the old grout to an even depth, taking care of the tile edges.
  3. Dust and debris are vacuumed out of every joint.
  4. Fresh grout goes into the joints and the tile faces are wiped clean.
  5. We reseal the internal corners and edges with silicone.

Before we arrive

  • Let us know about earlier repairs to the joints
  • Move anything stored near the joints
  • Mention any sign-in or site rules at work premises

How to get a quote

A good description makes for an accurate quote. Let us know the location, the problem and roughly how many joints.

What regrouting looks like in Scottish Borders

In Scotland, private landlords have to meet the Repairing Standard, which covers keeping fixtures and fittings in a reasonable state of repair. Failed sealant around a bath or shower is worth sorting between tenancies. Scotland’s water is generally soft, so sealant and grout see less limescale than in much of England. But mould still grows into sealant and grout in a room that does not dry out.

Around Scottish Borders, as everywhere, regrouting is only as good as the preparation behind it.

Scottish Borders is about 22 miles south-east of Carluke, in South Lanarkshire. We carry out regrouting for householders, landlords and businesses in Scottish Borders and the surrounding area. How we quote for regrouting

We quote each job individually. This is what makes a difference:

  • The number and length of the joints
  • How easy the joints are to reach
  • Which sealant suits the joint
  • The number of rooms or windows

There are no prices on our website, because the cost depends so much on the job itself. For a quick quote, please email us at info@mrmastic.co.uk.

Asking for a quote

There’s no need for technical detail. It helps if you can tell us:

  • Photos by email, if that is easy
  • Any previous sealing or DIY work
  • Roughly how big the job is
  • Where the property is

We quote each job on its own, so the first step is telling us about yours. Simply send an email to info@mrmastic.co.uk and describe the job and send pictures if you have them.

FAQs for Scottish Borders

Is Scottish Borders within the area you cover?

Yes, Scottish Borders is covered. Our work covers the whole of Scotland, from towns to the smallest places. Longer journeys are simply planned in advance.

Do you cover Scottish Borders for regrouting?

Yes, Scottish Borders is within the area we cover. We work across all of Scotland. You can email us at info@mrmastic.co.uk and tell us what needs doing.

Do you remove the old sealant?

Yes, always, and completely. New sealant will not bond properly to old, so the joint is cleaned back first.

Do the sealants smell?

Some sealants have a smell while they cure. Ventilation helps.

Are you fully insured?

Yes. We are fully insured.

Is resealing included with regrouting?

Generally, yes. Corners and edges need flexible silicone, and it makes sense to renew both together.

Can you change the grout colour?

Yes. Many clients do. Darker grout can hide marks, while lighter grout brightens a room.

How long does regrouting take?

As a guide, most jobs take a few hours, or longer for a fully tiled room. Larger jobs naturally take longer, and we will say how long yours will take.

What we can’t put right

Some problems need a builder, plumber or other trade rather than us:

  • Tiles that are chipped or split
  • Leaks from pipes, valves or wastes (a plumber’s job)
  • Loose tiles, which need refixing first

If you are not sure, just drop us a line at info@mrmastic.co.uk and we’ll give you a straight answer before booking.

Signs you need regrouting in Scottish Borders

Grout used in corners or along the bath cracks because those joints flex. Those joints should be silicone, and when they are not, water gets in.

Look out for any of the following:

  • Splashback grout that has darkened
  • Gaps where the shower grout has gone
  • Grout that stays dark however much it’s cleaned
  • Corners filled with grout instead of silicone

For an older house near a landmark such as Tweedsmuir Parish Church, older homes can move a little, which is hard on rigid grout and tired sealant.

What your quote should include

  • Whether you can choose the colour
  • Who turns up on the day
  • Which sealant they’ll use, and why
  • What preparation is included
