What affects the quote in Scottish Borders

Every job gets its own quote. This is what makes a difference:

  • Whether there’s mould to deal with
  • How many rooms, windows or areas are involved
  • The amount of work
  • The type of sealant required

What you pay reflects the work, not a rough estimate. That’s why we ask about the job first.

What we need to know

You don’t need to know the technical terms. Just tell us:

  • Roughly how big the job is
  • Photos by email, if that’s easy
  • Whether it’s a home or a business
  • What’s wrong with the joints now

It all starts with a short chat. Tell us what’s wrong, where it is and how much there is. When it suits you, send an email to info@mrmastic.co.uk.

About our fire rated sealant in Scottish Borders

Fire-rated sealant closes the gaps around pipes, cables and frames where they pass through a fire-resisting wall or floor. Each gap is sealed to the product maker’s tested detail for its size and substrate, and we can record what went where. If you have damaged fire sealant left by other trades and gaps left after a refit or conversion, we can help, on plasterboard & masonry, door frames and service penetrations alike.

For holiday lets, guest houses and community buildings in or near Scottish Borders, washroom and kitchen sealant and any fire-rated joints need the same attention as anywhere.

Whatever the size of the job, it’s backed by our 12-month guarantee.

When something else is needed

Sealant is not the answer to every problem, and we will tell you before any work starts. It won’t solve:

  • Assessing a building’s fire safety
  • Issuing a fire rating or certificate for a building
  • Construction that doesn’t provide fire resistance on its own

If in doubt, email us at info@mrmastic.co.uk and we’ll say what we think.

Where we work in Scottish Borders

  • Flats & HMOs
  • Linear gaps
  • Service penetrations
  • Plasterboard & masonry
  • Door frames

Common problems we fix in Scottish Borders

Lots of unsealed gaps appear long after the building was completed. Electricians, plumbers and data installers drill through walls and ceilings and the hole they leave does not always get resealed.

Any of these means the joints need attention:

  • Standard silicone or caulk in a fire-stopping gap
  • Gaps where walls meet ceilings or slabs
  • Open gaps behind door architraves
  • Gaps around pipes and cables through fire-resisting walls

Community buildings like Tweedsmuir Parish Church are part of the picture too: older buildings that have had new heating or wiring often have service gaps worth checking.

What your quote should include

  • What insurance they hold
  • Whether all the old sealant comes out first
  • The length of the guarantee
  • Whether the sealant suits the joint

DIY sealant or a professional job?

If you’re set on DIY, put the effort into preparation: take out all the old sealant, make sure the joint is clean and dry, and give it the full cure time. If it doesn’t work out, we can still put it right.

A careful DIYer can reseal a simple joint, like a short, easy-to-reach joint indoors. Where it goes wrong is sealing over the old bead, working on a wet joint or overloading the gap.

Scottish Borders: your questions answered

Is Scottish Borders within the area you cover?

Yes, Scottish Borders is covered. Our work covers the whole of Scotland, and smaller places are part of that. Longer journeys are simply planned in advance.

Is Scottish Borders in your area for fire rated sealant?

Yes, Scottish Borders is within the area we cover. Our work covers the whole of Scotland. Just send an email to info@mrmastic.co.uk with a few details of the job.

Where are you based?

We are based in Crawley, West Sussex, and we work across South East England, London and Scotland.

Is the work guaranteed?

Yes. Each job is guaranteed for twelve months.

Can you match the sealant colour?

Yes. Sealants come in white, clear, grey and other colours, and we’ll agree it with you first.

What information do you need?

A short description and the location. We will ask anything else we need to know.

Can you quote for more than one area?

Yes. Just list everything you need.

Can you work in occupied buildings?

Yes, whether the building is a school, an office, flats or an HMO, and whether it’s in use or not. Let us know the building’s hours and we’ll plan the work to suit.

Why deal with it now?

An open gap in a fire-resisting wall is a route for smoke and fire. Sealing it properly restores what the wall was there to do, and the sealing itself is often a contained piece of work. Exposed walls in smaller Scottish places take a lot of wind and rain, and damp in stone or harled walls takes a long time to dry once water gets behind a joint.

Doing several joints on one visit generally makes better use of the time than several visits. You will get one clear quote for the whole job.

What happens on the day

On the day, there’s very little for you to do. Show us the job and we will take it from there. The job generally takes anything from a few hours to several days, depending on how many gaps there are. Outside jobs in Scottish Borders need a dry day, because sealant will not bond to a wet joint, so external jobs may need to move if the day turns wet. Indoor work goes ahead whatever the weather.

  1. We go through the gaps on your list or survey and check each one’s size and substrate.
  2. Old or unsuitable sealant is cut out and the gap cleaned.
  3. Where the tested detail needs backing or fill, we fit it.
  4. Fire-rated or intumescent sealant is applied to the right depth and tooled.
  5. We record the locations and products used for your records.

How to prepare

How to look after the new joints

Good habits help new joints last longer. A few tips:

  • Check risers, ceiling voids and cupboards during building checks
  • Keep pictures of seals that will be hidden
  • Make resealing part of every contractor’s brief
  • Store the list of sealed gaps with your building paperwork

Follow the cure time we give you before decorating over the sealant. Not every fire-rated sealant takes paint.

Any job that breaks through a wall or ceiling should include resealing. Doing it at the time avoids leaving gaps behind.
