Book floor joint sealing in Scottish Borders

Do you need floor joint sealing in Scottish Borders?

Water and dirt collect in open floor joints. In wet areas, water runs into the gap at every clean and behind skirting and plinths.

Any of these means the joints need attention:

  • Grout used at the floor edge instead of sealant
  • Cracked grout where a tiled floor needs a movement joint
  • Gaps at thresholds between rooms
  • Failed joint filler in concrete floors

Around Scottish Borders, as everywhere, floor joint sealing is only as good as the preparation behind it.

What your quote should include

  • What insurance they hold
  • What preparation is included
  • How much experience the applicator has
  • When the joint can take water or movement

How to choose a mastic man

Floor joint sealing in Scottish Borders

Tiled floors can crack along the grout when there’s no room for movement. We can turn a line of grout into a movement joint by replacing it with flexible sealant in a matching colour. We work on concrete floor joints, wet room & bathroom floors and commercial floors, and common reasons people get in touch are caulk that has cracked where the floor moves and floor edges that trap water and grime.

For a place like Scottish Borders, the journey and access are planned in advance. Outdoor plot mastic needs dry weather, but indoor floor and skirting joints can be sealed whatever the forecast.

Our work is backed for twelve months, in Scottish Borders and everywhere else we cover.

What we do, step by step

Most of a good job is in the preparation, and we do not rush it. Every joint is cleaned and dried before new material goes in. All told, the work takes a few hours for most rooms, longer for large commercial floors. Outdoor work around Scottish Borders depends on the weather, as sealant needs a dry surface, so external jobs may need to move if the day turns wet. Work indoors is not affected.

  1. We look at the gap and the floor type and agree the right sealant.
  2. Old caulk, grout or sealant is removed from the joint.
  3. The joint is vacuumed clean, with backing fitted wherever depth matters.
  4. A flexible sealant, or a floor-joint sealant for concrete, is applied in a colour to suit.
  5. We tool the joint neatly and tell you when it can be walked on and cleaned.

Different surfaces, different methods

Wet room and bathroom floors

Bathroom floors meet baths, trays, panels and skirting. They’re sealed with a flexible, anti-fungal silicone.

Tiled floors

Tiled floors need movement joints at edges and across large areas. Where needed, a line of grout is replaced with flexible sealant coloured to suit.

How to look after the new joints

No joint lasts for ever, but care makes a real difference. Our tips:

  • Get cracks along tile grout lines looked at early
  • Avoid caulk in bathrooms and kitchens
  • Keep heavy wheels off new concrete joints until cured
  • Keep dirt out of the joints

Check the joints after the first winter. Small gaps at the ends can be touched up.

Open skirting gaps let in draughts, dust and sometimes insects. Sealing it keeps the room tidier and the edges sound.

Should I try it myself first?

A DIY attempt doesn’t rule out a professional job. We cut it out and start again.

Sealing over old silicone is the commonest DIY error. New silicone will not bond to old, so it peels away and traps moisture behind it. Everything old must be removed first.

Scottish Borders: your questions answered

Is floor joint sealing in Scottish Borders guaranteed?

Every job comes with our 12-month guarantee, wherever it is. We’re also fully insured and ARBOMaster approved.

Can you do floor joint sealing in Scottish Borders?

Yes, Scottish Borders is within the area we cover. We work across all of Scotland. You can email us at info@mrmastic.co.uk and let us know what needs doing.

Can you seal where the floor meets the bath panel?

Yes. Wet-area floor joints are sealed with a flexible, water-resistant silicone to keep mop water out.

What do you put in the joint?

Products from Arbo and Everbuild, among others, picked for each joint. We explain the product when we quote.

Where are you based?

Our base is Crawley, with over 20 years’ experience. We work across South East England, London and Scotland.

Can new sealant go over the old?

No. Fresh sealant does not stick to old sealant, and anything trapped underneath, including mould and water, stays there. It all has to come out first.

Will the old sealant be removed?

Yes. We cut out all the old sealant and clean the joint before applying anything new.

When can I walk on the floor?

We give you a cure time for each joint. Feet are generally fine first, then mopping, then heavy wheels.

New homes and floors in Scottish Borders

Many new homes in Scotland are timber-framed, and as the frame dries and settles, skirting and sealant joints can open up. Floors around South Lanarkshire run from suspended timber in older homes to concrete in newer houses and units, and each moves in its own way. That’s why the skirting and threshold joints need a flexible seal.

Community buildings like Tweedsmuir Parish Church are part of the picture too: joints in its floors, skirtings and thresholds need resealing as they wear.

Leave it or put it right?

Left open, concrete joints break down under traffic. Resealing it early protects the edges and keeps the damage down. When the nearest tradesperson is a drive away, it’s tempting to leave a small leak, but water behind a failed seal does the most damage when nobody’s watching.

What you pay reflects the work, not guesswork. That’s why we ask about the job first and give you a clear quote before we start.
