External mastic in Scottish Borders

We cut out failed sealant, set the joint depth with closed-cell backing rod and reseal with a low-modulus exterior sealant. The colour is chosen to suit the brick or render so the line blends in. If you have weeds or debris growing in open joints and gaps where render, brick and frames meet, we can put it right.

External sealant needs dry surfaces, so outdoor work around Scottish Borders is planned around the weather. Tell us how to reach each wall, gutter and roofline.

Our work is backed for twelve months, and the guarantee is the same wherever you are.

How the job changes by surface

Copings and trims

Coping joints that leak let water straight down into the wall. Sealing them early saves the wall below.

Cladding and façade panels

Metal and composite panels move a lot with temperature, so the joints work hard every day. We choose the product to suit.

What we do, step by step

Our applicators work methodically: protection first, then preparation, sealing and a tidy-up. Typically it takes a few hours to a few days, depending on the length of joint and the access. Outside jobs in Scottish Borders need a dry day, because sealant won’t bond to a wet joint, so external jobs may need to move if the day turns wet. Work indoors isn’t affected.

  1. First, the joints are inspected and the access agreed.
  2. Every bit of old sealant and any mortar or debris is cut out.
  3. The faces are brushed clean and primed where the product requires it.
  4. Backing rod sized to the joint goes in to set the depth.
  5. We apply the sealant, tool it and check the whole run.

Preparing for the visit

  • Tell us about any water getting in
  • Where the joints are inside, avoid wetting them before we arrive
  • Let us know about earlier repairs to the joints

Questions from Scottish Borders

Will you come out to Scottish Borders?

Yes, smaller places are covered as well as towns. Our work covers the whole of Scotland. Just mention lanes, gates or anything else about the route when you book.

Is Scottish Borders in your area for external mastic?

Yes, Scottish Borders is within the area we cover. We work across all of Scotland. Just send an email to info@mrmastic.co.uk with a few details of the job.

What colours does the sealant come in?

The aim is a neat, even joint in a colour that suits the wall. We’ll talk through colour options before work begins.

Are you an approved applicator?

Yes. Mr Mastic is an ARBOMaster approved applicator and we are fully insured too.

Is there any odour?

Sometimes, a little. It fades as the sealant cures.

Can you seal joints between render and window frames?

Yes. The old joint is removed, both surfaces cleaned and primed where needed, and a flexible sealant applied. The colour is chosen to suit.

What do you put in the joint?

We choose the sealant for the joint, not the other way round. Where it moves, gets wet or faces the weather makes a difference.

What is backing rod for?

Backing rod goes into deeper joints as a matter of course. It controls the depth and stops the sealant bonding to the back, so the joint can move.

Why deal with it now?

Sealing over the top of old mastic does not hold for long. The new layer cannot bond properly to old, weathered material, so we always take the old sealant out. Out of town in Scotland, exposed walls take a lot of weather, and once water gets behind a failed joint, damp in stone or harled walls is slow to dry out.

There are no prices on our website, because the cost depends so much on the job itself. For a quick quote, please drop us a line at info@mrmastic.co.uk and we’ll talk you through it.

When something else is needed

We’d rather tell you now than do work that will not last, so here’s what sealant can’t put right:

  • Cutting new joints into brickwork, which is building work rather than sealant work
  • Render that’s blown, hollow or coming away
  • Subsidence or other structural problems

If in doubt, email us at info@mrmastic.co.uk and we will say what we think.

Scottish Borders buildings and the weather

Private landlords in Scotland must meet the Repairing Standard, which includes keeping a home wind and watertight, and failed outside joints work against that. Plenty of Scottish homes have harled walls, and where harling meets frames, pipes and other materials, the joint needs a flexible sealant that grips a rough surface.

Landlord and commercial work in Scottish Borders

When to call us in Scottish Borders

Some movement joints have been pointed up with mortar, often by someone who didn’t know what it was for. With the joint locked solid, the movement turns into cracks elsewhere in the wall.

It’s worth asking for a quote if you see:

  • Damp patches traced to an open external joint
  • Failed sealant between panels on a façade
  • Rigid filler in a joint that should flex
  • Brick movement joints where the sealant has split

Homes close to Tweedsmuir Parish Church include some older properties, and the joints between older walls, newer extensions and the roofline need a sealant that can move.

Before you book anyone

  • What insurance they hold
  • When the joint can take water or movement
  • Whether all the old sealant comes out first
  • What the quote includes, VAT included or not

Our hiring checklist

DIY sealant or a professional job?

Some sealant jobs are within reach of a careful DIYer, like a short, easy-to-reach joint indoors. Where it goes wrong is sealing over the old bead, working on a wet joint or overloading the gap.

Too much sealant is as bad as too little. A thick, smeared bead looks untidy and doesn’t move well, and getting the depth right matters as much as the look.
