Sand mastic in Moffat

Sand mastic for homes and businesses in Moffat

We renew sand mastic around sash windows and doors in stone and brick. Out comes the old, loose mastic, and new mastic is applied and shaped by hand. We work on tenement windows, timber door frames and period & listed homes, and people most often call us about modern sealant on a period surround and mastic round period door frames that has failed.

Mastic can only go onto a dry joint, so outside work in Moffat depends on the weather, and longer journeys are planned in advance. Tell us about access to all the windows and doors, upstairs included.

Each job carries a 12-month guarantee.

What happens on the day

At the end, we look at the finished work together. The work normally takes anything from a few hours to a full day, depending on how many windows, depending on the size of the job. Outdoor work around Moffat depends on the weather, as sealant needs a dry surface, so an outdoor job can move if the forecast changes. Work indoors is not affected.

  1. Each surround is checked first.
  2. We rake out the old mastic and clean the joint.
  3. We fill deep gaps so the new mastic isn’t too thick.
  4. We point the joint with sand mastic by hand.
  5. The finish is dressed neatly.

Advice

What happens if it’s left?

Not every filler suits an old window surround. Sand mastic is the like-for-like choice and that can be important for listed homes. In a place like Moffat, small leaks are easy to put off, but water behind a failed seal does the most damage when nobody’s watching.

Rather than a set price list, we price the job in front of us: how many joints, what’s in them now and how we reach them. The price is agreed before we begin.

What you get with us

  • Approved under the ARBOMaster scheme
  • Sanitary silicone with an anti-fungal additive in wet areas
  • 4.9 on Google from 180+ five-star reviews
  • Any old sealant cut out fully, not covered over

Sand mastic in Moffat: local notes

Many older homes in Scotland have sash and case windows, often pointed into the wall with traditional sand mastic. Under the Repairing Standard, private landlords in Scotland have to keep homes wind and watertight, and sound outside sealant is part of that.

If you look after a building such as Moffat Academy, its window and door frames need their mastic kept sound, just like a home’s.

Should I try it myself first?

If you do try it yourself, take your time over the preparation: take out all the old sealant, make sure the joint is clean and dry, and give it the full cure time. If it fails, we can still redo it.

Sealing over old silicone is the commonest DIY error. Silicone doesn’t stick to old silicone, so it peels away and traps moisture behind it. All the old material has to come out first.

Your questions about sand mastic in Moffat

Do you cover smaller places like Moffat?

Yes. Moffat is within the area we cover, which takes in towns, villages and rural addresses. Our work covers the whole of Scotland. Let us know about access, parking and anything unusual about getting there when you book.

Is there a guarantee on sand mastic in Moffat?

Every job comes with our one-year guarantee, wherever it is. We are also fully insured and ARBOMaster approved.

Do the sealants smell?

It depends on the product. Some products have a noticeable smell, others very little, and any smell fades as they cure.

What exactly is sand mastic?

Sand plus a binder based on linseed oil. It’s built up in the joint by hand and finished to sit neatly against the masonry.

Can you match the sealant colour?

Normally, yes. White, clear and grey are common, and other colours are available, and we agree the colour with you before work begins.

Is consent needed for window work on a listed home?

Speak to your local planning authority before work starts. Like-for-like sand mastic is often the preferred finish but the decision is theirs.

What do you need from me for a quote?

Just the basics: where it is, what you’ve noticed and how we reach it. Then drop us a line at info@mrmastic.co.uk.

Does someone need to be in?

For indoor joints, yes, someone needs to let us in. After that, you can carry on with your day.

Common problems we fix in Moffat

Scraping and sanding before painting can loosen old mastic. Many people find it crumbling when they prepare the windows.

If you can see any of these, it’s time to have the joints looked at:

  • A silicone bead on a sash window that spoils the look
  • Mastic dropping out of the joint
  • Cracked mastic round a front door frame
  • Tired mastic found when preparing windows for paint

For an older house near a landmark such as St John's Episcopal Church, the joint between an old wall and a newer frame is usually the first place rain gets in.

Questions to ask before you book

10 questions to ask before you book

Looking after it afterwards

How long the joints last depends on use and care. We suggest:

  • Have rotten timber repaired before new mastic goes in
  • Find out about consent before window work on a listed home
  • Avoid patching sand mastic with silicone
  • Check the mastic when you check the paintwork

Leave the new mastic alone while it firms up. It forms a skin fairly soon, but takes longer to harden fully.

Sound mastic protects the frame. Once it fails, water can sit against the timber, which can lead to rot.

What the job involves on each surface

Brick reveals

Loose mastic comes out and deep gaps are packed before the new mastic goes in.

Sash and case windows

On a sash window, the mastic joint shows on the outside so we finish it carefully.
