Sand mastic in Beattock

Sand mastic in Beattock, done properly

Across Beattock, we renew sand mastic around sash and case windows. Each joint is raked out, prepared and pointed by hand for a neat, traditional finish. If you are dealing with old cement repairs round a window that have failed and gaps between timber frames and stone or brick, we can put it right, on timber door frames, brick reveals and stone surrounds alike.

Older stone-built homes in Scotland often have sash and case or timber windows set in stone. Those suit a traditional sand mastic or a neutral-cure sealant, not an acetoxy silicone that can attack some stone.

We stand behind the work with a one-year guarantee, so you’re covered after we have gone.

Why it’s worth doing now in Beattock

A silicone bead can be quicker, but it can look wrong on a period surround. Sand mastic is the traditional material and blends with the stone or brick. Around Beattock, water from a failed joint in an older stone home can soak into timber and plaster.

Commercial jobs are quoted on the same basis as homes: how much there is to do, how we reach it and what it needs, along with when we can work on site. Call for a quick quote and we will explain what it covers.

For landlords and businesses

Businesses can book us for washrooms, kitchens, offices and more. For commercial premises, we can talk through working times when we quote.

Water getting past a failed joint can damage the building, which matters even more when someone else lives there. Resealing at the right time is simple maintenance.

How it works

At the end, we look at the finished work together and explain the cure time. The work normally takes a few hours per window, depending on the condition of the joints, depending on how much there is to do. In smaller Scottish places, parking is generally less of an issue than access and distance. Let us know how to find you and how to reach the joints, and the visit is planned around that.

  1. We check the window surrounds and agree which joints need renewing.
  2. The loose and crumbling mastic is raked out and the joint cleaned.
  3. Large voids are packed out first, so the mastic isn’t too thick.
  4. We mix the sand mastic and apply it by hand, shaping it to the joint.
  5. The mastic is finished to sit tidily against the stone or brick.

Before we arrive

  • Tell us about access, such as stairs, a lift or high-level joints
  • Move anything stored near the joints
  • For indoor joints, keep the area dry beforehand if you can

Advice

DIY sealant or a professional job?

Some jobs are best left to a professional: high-level joints, fire-rated gaps, external movement joints and big jobs need the right product, the right access and the right method.

The biggest DIY mistake is sealing over old sealant. Silicone does not stick to old silicone, so it lifts and traps water and mould underneath. Everything old must be removed first.

What we’re called out for in Beattock

Decorating can disturb tired mastic. It’s often found when windows are being prepared for paint.

Look out for any of the following:

  • Cracked mastic round a front door frame
  • Old sand mastic that has cracked, crumbled or fallen out
  • Mastic that needs renewing before redecorating
  • Gaps where the frame meets the masonry

If you live in an older home near Saint Patrick's Church, the windows may be timber, sash or later replacements, and each needs the right sealant against the wall.
