Our bathroom resealing service in DG6

The secret of a lasting bead is the preparation. Every bit of old silicone comes out, down to the thin film left on the tiles, then the joint is cleaned, degreased and treated for mould. New silicone goes on only when the joint is fully dry. Common call-outs are for splits where the tray meets the wall and two layers of silicone, both failing, across sinks & splashbacks, wet rooms and baths.

On the day, there’s very little for you to do. Show us the job and we’ll take it from there. The work itself takes half a day or less for one room, longer when the kitchen is included.

  1. Protection goes down around the bath, shower or worktop.
  2. Old sealant is sliced away and the residue removed.
  3. Mould is treated, then the joint is left to dry thoroughly.
  4. Baths are filled first, then anti-fungal sanitary silicone is applied in a colour to suit.
  5. The joint is finished neatly and we explain when it can get wet.

Around Kirkcudbright

Around Kirkcudbright, our work takes us to homes and buildings near Masonic Arms, Kirkcudbright Parish Church and Kirkcudbright Academy. A little further out are Kirkcudbright Castle (0.5 miles west) and Kirkcudbright Hospital (under half a mile south). Not far away are Trostrie Loch and Newlaw Hill.

Bathrooms and kitchens across DG6

DG6 has homes of every age, old and new, with plenty of rented property in places like Kirkcudbright, Twynholm and Tongland. Bathroom resealing keeps bathrooms and kitchens watertight and looking cared for.

We work across all of Scotland, from the cities to the islands, and DG6 is part of that. Journeys are planned ahead, and outside jobs are booked around the forecast. Along the coast in DG6, window and wall joints facing the sea take the brunt of the weather, so they’re often the first to fail. Good preparation and the right sealant help it cope.

Kirkcudbright: Homes close to Kirkcudbright Parish Church include some older properties, and older homes can move a little, which is hard on rigid grout and tired sealant. Managing a site like Kirkcudbright Academy? Then its toilets, changing areas and kitchens need their sealant renewed like any other building’s.

DIY versus a professional finish

Too much sealant is as bad as too little. A thick, smeared bead looks untidy and does not move well, and getting the depth right matters as much as the look.

What a professional job adds is preparation and the right product. We take joints back to clean, dry surfaces, and the sealant is chosen for how the joint moves and where it is, and the work is guaranteed for a year.

How the job changes by surface

Basins & vanity units

Vanity units have long, worktop-style joints against the wall. Water that gets behind can damage the unit, so the joint is sealed in one unbroken line.

Shower trays & enclosures

If a tray moves underfoot, new silicone will not last. Movement is checked before anything is resealed, and tell you if it needs re-bedding first.

What happens if it’s left?

Leaving a split or mouldy bead only stores up trouble. Once water is behind the bath, it can reach floorboards, panels and the ceiling underneath, and that’s a far bigger job than a reseal.

What your quote should include

  • Whether the sealant suits the joint
  • How long to leave it before use
  • Who turns up on the day
  • What happens if they find a problem under the old sealant

Work for landlords, hotels and businesses

In hotels, rooms out of use cost money, so the work can be planned room by room around your bookings where we can. We’ve worked in hotels as well as homes and businesses.

From a single let to a portfolio, you get the same standard of work: the old material taken out, careful preparation and a 12-month guarantee.

Aftercare tips

A little care helps the new joints last. We recommend:

  • Let new sealant cure fully before it gets wet
  • Use gentle cleaners on the silicone
  • Move toiletries away from the joint
  • Run the extractor fan during and after every shower

Do not stand bottles along the bead, as they hold water against it. Squeegeeing the walls and tray after use keeps water from sitting on the joint.

Watch for the early signs: a corner lifting, a gap behind the bead, a dark line under the silicone or a damp patch on the ceiling below. If you spot one, it’s time to reseal.

FAQs for DG6

Should I try DIY first?

For a simple, easy-to-reach joint, a careful DIYer can do a reasonable job. The usual mistakes are sealing over old sealant, sealing a damp joint and using too much.

How long does the new silicone need before I use the shower?

The surface skins over fairly quickly, but the bead needs longer to cure right through. Leave it around 24 hours before it gets wet, or follow the cure time we give you.

Can I add another job to the visit?

Of course. Doing several areas at once is generally more efficient.

Do you work for hotels and businesses?

Yes, regularly. We can plan bigger jobs in stages to suit the site.

My sealant has gone black. Can you sort it?

Yes. Once mould has grown into the silicone, it generally cannot be cleaned out for good, so the bead comes out, the joint is treated and new anti-fungal silicone goes in.

Are you fully insured?

Yes. We’re fully insured, and we’ve been doing sealant work for more than 20 years.

I rent my home. Can I book you?

Of course. Ask your landlord first, and we can send them the quote if that helps.
