Bathroom resealing in Tongland

Bathroom resealing for homes and businesses in Tongland

Showers work their sealant harder than baths. Tray edges, screen profiles and wet room joints all rely on silicone to stay watertight. They’re resealed with anti-fungal sanitary silicone, tooled smooth so water runs off instead of sitting in a ridge. Typical jobs include black spots spreading through the bead and gaps between the worktop and the wall, on wet rooms, baths and basins & vanity units.

Being further from a city does not change the work: old material out, joints cleaned and dried, and a fresh, even finish. We just plan the journey and access beforehand.

You get a 12-month guarantee, the same in Tongland as everywhere else we work.

What the job involves on each surface

Basins & vanity units

Basins take less water than showers, but the joint behind them is splashed every day. Corners behind basins are where mould tends to start, so it’s cut out and renewed just like a bath joint.

Sinks & splashbacks

Where a splashback meets the worktop, there’s a joint that catches every splash. We renew it in clear, white or a matched colour.

What we’re called out for in Tongland

The wrong product fails fast. Acrylic caulk and general-purpose sealants are not designed for a joint that’s wet every day, so they stain, crack or go mouldy before long. A bathroom joint needs anti-fungal sanitary silicone.

It’s worth asking for a quote if you see:

  • Smears of silicone across the tiles
  • Two layers of silicone, both failing
  • Black mould in the silicone that will not clean off
  • Leaking joints on a shower screen

If you look after a building such as Kirkcudbright Academy, washroom and kitchen sealant there needs the same care as at home, and schools and businesses are part of our work as well as homes.

What to look for in a quote

  • What guarantee comes with the work
  • Who turns up on the day
  • How the joint is cleaned and prepared
  • Whether all the old sealant comes out first

Bathroom resealing in Tongland: local notes

Tongland is within about 3 miles of the coast. Near the coast, holiday lets and guest houses can see bathrooms used by one guest after another, which wears sealant and grout out faster than in a quiet home. Private landlords in Scotland must be registered and meet the Repairing Standard, which includes keeping fixtures and fittings in reasonable repair. Tired, leaking sealant is worth putting right before a new tenant moves in.

If you live in an older home near Tongland Parish Church, older homes can move a little, which is hard on rigid grout and tired sealant.

Tongland is about 22 miles south-west of Dumfries, in Dumfries and Galloway. Why it’s worth doing now in Tongland

You do not need a new bathroom because the sealant looks bad. A new bead often brings the whole room back, as long as the fittings themselves are sound. If something else is wrong, we’ll tell you. Around Tongland, water from a failed joint in an older stone home can soak into timber and plaster.

Commercial jobs are quoted on the same basis as homes: the amount of work, the access and the products needed. Call for a quick quote and we’ll go through it with you.

Your questions about bathroom resealing in Tongland

Will you come out to Tongland?

Yes, we do. We work across all of Scotland, and smaller places are part of that. The journey is planned ahead, so it helps to know about access.

Do you cover Tongland for bathroom resealing?

Yes. Our work covers the whole of Scotland, and Tongland is part of that. Just drop us a line at info@mrmastic.co.uk with a few details of the job.

Is it worth trying it myself?

It depends on the job. High-level, external movement and fire-rated joints are professional jobs, while a short indoor joint may be within reach.

Will there be a smell?

There can be a smell while the sealant cures, but it fades. Ventilation helps.

Can I add another job to the visit?

Yes, and it often makes sense. Combining jobs makes good use of the visit, so mention them when you ask for a quote.

Are you insured?

Yes. We’re fully insured, and we have been doing sealant work for more than 20 years.

Where do you work from?

We are based in Crawley, and we work across South East England, London and Scotland.

What information do you need?

The location, the problem and the rough size of the job. If you can, email a few photos.

Can I do it myself?

A careful DIYer can reseal a simple joint, such as a straightforward joint indoors. The common mistakes are sealing over old sealant, sealing a damp joint and using far too much.

If you do try it yourself, take your time over the preparation: remove every trace of old sealant, clean and dry the joint, and follow the product’s cure time. If it doesn’t work out, we can still put it right.

What happens on the day

The work is kept neat and contained to the area we are working on, so you can get on with your day. Expect the work to take two to three hours for a typical bath, depending on how much old sealant there is. Somewhere like Tongland may be a longer drive, and the journey is planned ahead. Mention tracks, gates, ferries or anything else about the route.

  1. First, each joint is checked for movement and signs of water.
  2. The old silicone is cut out completely, along with the film it leaves on the tiles.
  3. The joint is cleaned, degreased and treated for mould.
  4. When the joint is dry, and a bath has been filled with water, the new silicone goes on.
  5. We tool the bead to a neat finish and give you the cure time, normally around 24 hours.

Preparing for the visit

  • Clear items away from the joints we are working on
  • Keep children and pets away from the work area
  • Mention any parking rules near the property

Advice

Aftercare tips

Looking after new joints is easy:

  • Squeegee the walls and tray after use
  • Stick to a soft cloth and a mild cleaner
  • Dry worktop joints after washing up
  • Never pick at the silicone with a blade

Keep water off the new bead until it has cured, which is usually around 24 hours. After that, a quick wipe after showering helps keep it clean.

Each shower pushes a little more water through a failed joint. Over time that water reaches floors, walls and ceilings. Early resealing closes the gap before damage is done.
