Fire rated sealant for Tongland homes and businesses

Different surfaces, different methods

Plasterboard walls

Plasterboard partitions are common in flats, offices and conversions. We use a product tested in that kind of wall for each gap size.

Flats and HMOs

Flats and HMOs rely on fire separation between homes and the common parts. We seal the gaps your assessor has identified room by room.

How we handle fire rated sealant in Tongland

Door frame gaps, linear joints and holes around services all have their own details. Measuring the gap and checking what it’s made of comes first, then apply it to the depth its tested detail calls for. Common call-outs are for door frames with gaps between frame and wall and linear gaps at the head of walls, across door frames, plasterboard & masonry and pipe & cable gaps.

For a place like Tongland, the journey and timings are planned in advance, so it can be fitted around bookings or opening times where possible.

The work is guaranteed for twelve months. If there’s a problem with our work within the year, let us know and we will sort it.

Why it’s worth doing now in Tongland

Squirting in whichever sealant is nearest doesn’t make a fire seal. Fire-rated products are tested in set gap sizes, depths and substrates, so both the product and the method matter. Out of town in Scotland, exposed walls take a lot of weather, and damp in stone or harled walls takes a long time to dry once water gets behind a joint.

Rather than a set price list, we price the job in front of us: the amount of work, the old material and the access. You’ll know the price before we begin.

Why us?

  • Trusted Arbo and Everbuild sealants
  • Approved under the ARBOMaster scheme
  • Fully insured
  • Sanitary silicone with an anti-fungal additive in wet areas

FAQs for Tongland

Do you cover Tongland for fire rated sealant?

Yes. Our work covers the whole of Scotland, and Tongland is part of that. Just send an email to info@mrmastic.co.uk with a few details of the job.

Do Scottish building rules affect fire-rated sealant work in Tongland?

Building work in Scotland comes under the Building (Scotland) Regulations and their technical handbooks. Fire-rated sealant has to go in to the product’s tested details, and we follow them. We don’t certify buildings or do fire risk assessments; your assessor or building control can tell you what’s required.

Can tenants book the work?

Of course. Check with your landlord; we can send the quote to them too.

Do you certify the fire stopping?

Ratings and certification sit with the product’s test evidence and whoever specified the work. Our part is installing the specified product to its tested details and list the locations and products for you.

Is it OK to seal over old sealant?

No. We remove every bit of old sealant first.

What sealant do you use?

Quality sealants from brands including Arbo and Everbuild, chosen to suit the joint. We will tell you what we are using and why.

Is it messy?

Tidy work is part of the job. We protect what’s around the joints.

What information do you need?

Only a few details: where it is, what you’ve noticed and how we reach it. Then drop us a line at info@mrmastic.co.uk.

DIY versus a professional finish

Some sealant jobs are within reach of a careful DIYer, such as a straightforward joint indoors. The common mistakes are sealing over old sealant, sealing a damp joint and using far too much.

Overfilling a joint is a classic DIY mistake. A heavy bead looks messy and copes badly with movement, and the joint depth matters as much as the finish.

When something else is needed

In fairness, there are a few things sealant will not fix:

  • Sign-off of the building, which sits with building control or your assessor
  • Walls or floors that weren’t built to resist fire
  • Assessing a building’s fire safety

Not sure which it is? You can email us at info@mrmastic.co.uk and we will tell you honestly.

Commercial buildings in Tongland

If you run a hotel, guest house or holiday let in a coastal place like Tongland, heavy use in the busy months is hard on washroom and kitchen sealant, and any building work there should leave fire-rated joints made good. Scotland has its own building regulations, the Building (Scotland) Regulations, with technical handbooks. We install fire-rated sealant to the product’s tested details, though we don’t certify buildings or do fire risk assessments.

For site and facilities teams at buildings such as Kirkcudbright Academy, gaps opened by contractors for new cabling are a common finding in schools and offices.

How to look after the new joints

Simple care keeps the joints in good condition. Our advice:

  • Photograph sealed gaps before they’re covered up
  • Never patch a fire seal with standard sealant
  • Allow for resealing whenever new services are run
  • Get damaged fire seals looked at promptly

Any fire seal that is cut or drilled needs resealing to its tested detail. New services through a sealed wall should include fire stopping in the plan.

It’s easiest to seal gaps while they’re few and easy to reach. Leave them and each new job adds another hole.

What we do, step by step

Every visit runs the same way: we check the joints, protect the area around them, carry out the job and tidy away. Most jobs take from a few hours to a few days, depending on the number of gaps and the access. Somewhere like Tongland may be a longer drive, and the journey is planned ahead. Tell us about tracks, gates, a ferry crossing or anything unusual about getting there.

  1. Before starting, we go through the specification or action list with you.
  2. We measure every gap and note what it’s in and what passes through.
  3. Any non-fire-rated filler is removed.
  4. We fit backing where needed and apply the fire-rated sealant to depth.
  5. Every location is recorded with the product used for your records.

Before we arrive

  • Move anything stored near the joints
  • Try not to wet indoor joints just before the visit
  • Tell us about access, such as stairs, a lift or high-level joints

Signs you need fire rated sealant in Tongland

Buildings are refitted and reconfigured over the years. A house turned into flats or an HMO, or an office split into smaller units, brings new walls, new service routes and new gaps.

It’s worth asking for a quote if you see:

  • Holes left by a change of layout
  • Unsealed gaps around fire door frames
  • Gaps filled with a product that is not fire-rated
  • Sealant items on a fire risk assessment action list

If you look after a church, hall or community building such as Tongland Parish Church, gaps around pipes and cables are worth checking after any building work there.
