Fire rated sealant in Castle Douglas

Deciding which gaps need fire stopping isn’t our role; that comes from your fire risk assessor, designer or building control. What we do is apply the right product to that specification, properly and neatly. We work on pipe & cable gaps, service penetrations and door frames, and the jobs we see most are cracked or shrunken fire-rated sealant and open holes round services passing through fire walls.

Work in a place like Castle Douglas is planned ahead, journey included, so the job can fit around guests, residents or opening hours where possible.

You are covered for a year from the day we finish. If anything is not right with it, send an email to info@mrmastic.co.uk.

How we quote for fire rated sealant

Call for a quick quote. The main things that affect it are:

  • Any mould that needs treating
  • The type of sealant required
  • How much there is to do
  • Whether old sealant or filler has to be cut out

Commercial jobs are quoted on the same basis as homes: the amount of work, the access and the products needed, plus any working-time requirements on site. Call for a quick quote and we will explain what it covers.

What to tell us for a quote

The more you tell us, the more accurate the quote. When you get in contact, it helps to mention:

  • Any previous sealing or DIY work
  • Where the job is, and your postcode
  • The type of property
  • How we’d reach the joints

For a quote, send an email to info@mrmastic.co.uk and tell us where the job is and what the problem looks like. You will have a clear quote before we start.

What sealant work cannot fix

Before booking, it’s worth knowing the limits too:

  • A wall that is not a fire-resisting element to begin with
  • Fire risk assessments, which need a qualified assessor
  • Openings too large for sealant, which need batts, boards or another system

If you’re not sure, just drop us a line at info@mrmastic.co.uk and we will give you a straight answer.

Surfaces we seal

  • Linear gaps
  • Plasterboard & masonry
  • Pipe & cable gaps
  • Door frames
  • Flats & HMOs
  • Service penetrations

Work for landlords, hotels and businesses

Whether it’s one flat or a portfolio, the work is the same standard: old sealant fully removed, joints prepared properly and a 12-month guarantee.

Housing providers, facilities teams and property managers book us too. Several sites can go on one quote, and we are fully insured for the work.

Looking after it afterwards

Joint life depends on how it’s used and looked after. We suggest:

  • Tell trades working in the building that fire seals must be put back
  • Store the list of sealed gaps with your building paperwork
  • Look in service cupboards and ceiling voids from time to time
  • Report cracked or damaged seals as soon as you notice them

Look at the sealed gaps as part of your routine walk-rounds. Look for cracks, gaps or sealant that has been cut or pulled out and have them put right.

When you plan work that goes through walls or ceilings, plan the fire stopping too. Catching it then saves a separate visit later.

Your questions about fire rated sealant in Castle Douglas

Is Castle Douglas within the area you cover?

Yes. Castle Douglas is within the area we cover, which takes in towns, villages and rural addresses. We work across all of Scotland. Just mention lanes, gates or anything else about the route when you book.

Are the rules for fire-rated sealant different in Scotland?

Scotland has its own building regulations, the Building (Scotland) Regulations, with their own technical handbooks. Whatever the rules, fire-rated sealant has to be installed to the manufacturer’s tested details, and that is how we fit it. We don’t certify buildings or carry out fire risk assessments, so your fire risk assessor or building control will advise on what’s needed.

Is there a guarantee?

Yes. All our work carries a 12-month guarantee.

Do you remove the old sealant?

Yes, always, and completely. New sealant won’t bond properly to old, so the joint is cleaned back first.

Will you assess my building’s fire safety?

No. We follow the requirements from your assessor, designer or building control, and apply each product to its tested details.

Are you insured?

Yes. We are fully insured, and we can confirm the details when we quote.

Do you seal gaps around fire door frames?

Yes. We often seal open gaps hidden behind the architrave. Doors, seals and closers need a door specialist.

Can I use normal mastic around a pipe through a fire wall?

No. Ordinary silicone, caulk or foam is not tested as fire stopping. If it’s been used, we remove it and use the right product.

Can I do it myself?

Sealing over old silicone is the commonest DIY error. New silicone will not bond to old, so it lifts and traps water and mould underneath. All the old material has to come out first.

Not every job suits DIY: work at height, external movement joints, fire-rated sealant and large areas call for the right materials, safe access and experience.

What we’re called out for in Castle Douglas

Sometimes the wrong product was used from the start: general-purpose foam, everyday silicone or caulk in a place that needed a tested fire seal. It looks sealed, but it is not fire-rated.

If you can see any of these, it’s time to have the joints looked at:

  • New service routes left unsealed after building work
  • Gaps around pipes and cables through fire-resisting walls
  • Fire stopping disturbed by later work
  • Cracked or shrunken fire-rated sealant

If you look after a building such as Castle Douglas High School, fire-stopping around service openings should be restored whenever new services go in.

What your quote should include

  • Which sealant they’ll use, and why
  • What happens if they find a problem under the old sealant
  • The length of the guarantee
  • Is VAT in the price?

The process

Most of a good job is in the preparation, and we don’t rush it. Every joint is cleaned and dried before new material goes in. All told, the work takes a few hours for a handful of gaps, and longer for a whole building. For a place like Castle Douglas, longer drives are planned in advance. Tell us about tracks, gates, a ferry crossing or anything unusual about getting there.

  1. We start with the survey or action list, checking the size and surfaces of every gap.
  2. Anything that isn’t fit for the job comes out, and the gap is cleaned.
  3. We put in whatever backing or fill the product detail specifies.
  4. The sealant goes in to the depth its detail sets, then it’s tooled off.
  5. We record the locations and products used for your records.
