Tongland Regrouting
Our applicators work in Tongland on raking out old, cracked or stained grout and regrouting tiled walls and floors. Old material cut out, joints cleaned and sealed neatly.
- Cracked or crumbling grout lines
- Corners filled with grout instead of silicone
- Greasy, stained grout behind the hob
How the visit works
At the end, we look at the finished work together and explain the cure time. The work normally takes a few hours, or longer for a fully tiled room, depending on the amount of work. Outdoor work around Tongland depends on the weather, as sealant needs a dry surface, so an outdoor job can move if the forecast changes. Indoor work goes ahead whatever the weather.
- We agree the area to be regrouted and point out any loose tiles.
- Grout is raked out without chipping the tiles.
- Dust is cleared from every joint.
- The new grout goes in, then the tile faces are cleaned.
- We renew the silicone at the corners and edges.
Getting ready for the visit

Advice
About our regrouting in Tongland
Our applicators rake out the old grout to an even depth, taking care not to chip the tile edges. After vacuuming, new grout goes in and the tiles are wiped clean, and the corners get fresh silicone. If you are dealing with cracked grout along the bath or tray and shower grout that has worn away, we can put it right, on bathroom floors, kitchen splashbacks and wet rooms alike.
In and around a place like Tongland, homes range from older stone-built properties to newer houses. Older buildings can move a little, and that shows first in cracked grout and split sealant.

All about regrouting
Tongland: your questions answered
Is Tongland within the area you cover?
Yes, Tongland is covered. Our work covers the whole of Scotland, from towns to the smallest places. The journey is planned ahead, so it helps to know about access.
What guarantee comes with regrouting in Tongland?
All our work, in Tongland and everywhere else, comes with a 12-month guarantee. We are also fully insured and ARBOMaster approved.
Do I have to be there?
We need access to the joints, so we will agree that with you when we book. For inside work, that normally means someone being in.
Do you remove the old sealant?
Yes. All of the old material is cut out and the joint cleaned.
What sealant do you use?
Products from Arbo and Everbuild, among others, picked for each joint. We explain the product when we quote.
How do I get a quote for regrouting in Tongland?
The cost depends on the size of the job, access and how much old sealant has to come out. Ask us for a quote and we will talk you through it.
What should I tell you?
The location, the problem and the rough size of the job. Photos by email help too.
Can you quote for more than one area?
Yes. Just list everything you need and you’ll get one quote.
Why deal with it now?
Grout pens and paint-on colourants only cover the surface. They will not fill gaps or keep water out and stains often come back through. A proper regrout puts new grout in the joint. Exposed walls in smaller Scottish places take a lot of wind and rain, and once water gets behind a failed joint, damp in stone or harled walls is slow to dry out.
Some things make a job bigger or smaller: how much old sealant there is and how stubborn it is, whether mould needs treating, and whether we need extra access for height. We take all of that into account in your quote.

Landlords, agents and businesses in Tongland
Failed sealant is one of the commonest items on a check-out report, and it’s easy to sort out between tenants. We can quote for more than one property at once.
Hotels need rooms back in use, so the work can be planned room by room around your bookings where we can. Hotel work is part of what we do, alongside homes and businesses.
What affects the cost of regrouting
We quote each job individually. This is what makes a difference:
- Whether the work is at height
- How much old sealant there is and how hard it is to remove
- Working hours on commercial sites
- Any mould that needs treating
Leaving a failed joint usually makes the job bigger, not smaller, as water and mould keep getting in. If you are not sure whether it needs doing, drop us a line at info@mrmastic.co.uk and we’ll give you an honest view and a quote.
What to tell us for a quote
When you call or email, it’s useful to know:
- The address or postcode of the job
- Whether it’s a home or a business
- Pictures of the joints, sent by email
- Any previous sealing or DIY work
Want a quote for regrouting? Please email us at info@mrmastic.co.uk with a few details. We will explain what we’d do and send you a clear quote before any work starts.
What we can’t put right
To be straight with you, some problems need a different trade:
- A floor or wall that keeps moving
- A leaking shower valve or waste
- Loose tiles, which need refixing first
If in doubt, send an email to info@mrmastic.co.uk and we will say what we think before booking.

Keeping the joints in good condition
Aftercare is simple:
- Use a squeegee on the tiles after showering
- Rinse soap off the tiles after each shower
- Look at the sealant in the corners now and then
- Stick to mild products for cleaning grout
Use a gentle cleaner on the grout and a soft brush. Avoid neat bleach and strong acid descalers because they wear grout away.
Leaving failed grout can mean tiles come loose. By then, new grout alone is not enough so early action pays.
Regrouting in Tongland: local notes
Tongland is close to the coast. Coastal homes, holiday lets and guest houses can see heavy bathroom use in busy months, which wears sealant and grout out faster than in a quiet home. Scotland’s water is generally soft, so sealant and grout see less limescale than in much of England. Mould is another matter: a bathroom that stays damp still turns sealant and grout black.
For an older house near a landmark such as Tongland Parish Church, timber floors under older bathrooms flex, so joints need a sealant that moves with them. If you look after a building such as Kirkcudbright Academy, we reseal washrooms and kitchens in schools and businesses as well as homes.

DIY sealant or a professional job?
If you are set on DIY, put the effort into preparation: take out all the old sealant, make sure the joint is clean and dry, and give it the full cure time. If it fails, we can still redo it.
The difference is mostly in the preparation and the product. We take joints back to clean, dry surfaces, and the sealant is matched to the joint and its conditions, and the work is guaranteed for a year.
