Remedial sealant in Tongland, done properly

Remedial jobs in Tongland usually fall into a few patterns: sealant over sealant, mould under the bead, leaks that come back and movement joints that have split. Each is stripped back and done again properly. We are often asked to deal with floor or wall movement joints that have failed and mould trapped under a layer of silicone, on failed movement joints, botched or over-sealed joints and mouldy bath & shower sealant.

For a place like Tongland, the job is the same as anywhere: old material out, joints cleaned and dried, and a fresh, even finish. We just plan the journey and access beforehand.

Each job carries a 12-month guarantee, large or small.

Work for landlords, hotels and businesses

Businesses can book us for washrooms, kitchens, offices and more. On commercial sites, working times can be discussed when we quote.

Hotels need rooms back in use, so we plan the work room by room. Hotel work is part of what we do, alongside homes and businesses.

When to call us in Tongland

A lot of failed joints have been sealed over rather than replaced. New silicone cannot stick to the old bead, so the new layer peels, and damp and mould settle between them.

The problems people normally mention when they call are:

  • Caulk or the wrong sealant used in a wet area
  • Sealant peeling off a dusty or damp surface
  • Repeat leaks from the same joint
  • Wide, uneven beads that look worse than the old ones

Managing a site like Kirkcudbright Academy? Then its toilets, changing areas and kitchens need their sealant renewed like any other building’s.

Bathrooms and kitchens in Tongland

Tongland is close to the coast. Coastal homes, holiday lets and guest houses can see heavy bathroom use in busy months, which wears sealant and grout out faster than in a quiet home. Scotland’s water is generally soft, so sealant and grout see less limescale than in much of England. Mould is another matter: a bathroom that stays damp still turns sealant and grout black.

Homes close to Tongland Parish Church include some older properties, and walls and floors in older homes can move, and sealant and grout show it first.

Different surfaces, different methods

Windows & doors

Frames resealed over the top end up with hard, layered mastic. We remove it all and clean back to sound surfaces.

Leaking trays & enclosures

A shower that leaks after resealing often has a tray that moves or an enclosure sealed on the wrong side. We check both before we reseal.

What happens if it’s left?

Hidden water does the most damage: wet floors, stained ceilings and swollen worktops. Dealing with the joint now is a small job by comparison. Around Tongland, water from a failed joint in an older stone home can soak into timber and plaster.

There are no prices on our website, because each job is priced on what it involves. Call for a quick quote and we’ll talk you through it.

DIY sealant or a professional job?

The biggest DIY mistake is sealing over old sealant. Silicone does not stick to old silicone, so it lifts and traps water and mould underneath. Everything old must be removed first.

Too much sealant is as bad as too little. A heavy bead looks messy and copes badly with movement, and the joint depth matters as much as the finish.

Looking after it afterwards

Aftercare is simple:

  • Don’t wait for a small gap to become a leak
  • Never seal over old silicone
  • Look for stains below bathrooms now and then
  • Use a soft cloth, not a scourer, on silicone

Clean gently: no scraping, scouring pads or harsh chemicals.

A failing joint rarely gets better on its own. Each use pushes more water behind the bead, into floors, walls or ceilings. Early action keeps it to a sealant job.

Tongland questions

Is Tongland within the area you cover?

Yes, smaller places are covered as well as towns. We work across all of Scotland. Let us know about access, parking and anything unusual about getting there when you book.

Do you cover Tongland for remedial sealant?

Yes, Tongland is within the area we cover. Our work covers the whole of Scotland. You can email us at info@mrmastic.co.uk and let us know what needs doing, and we will send you a clear quote.

How long does remedial resealing take?

It takes a few hours for a typical bath or shower, longer where several layers have been applied. We will give you a timescale when we quote.

Are you ARBOMaster approved?

Yes. We are ARBOMaster approved, the scheme for applicators of Arbo sealants.

Can you fix a reseal that hasn’t worked?

Yes. We check it’s the sealant and not the tray, valve or waste, then the joints are stripped and resealed.

Do you have insurance?

Yes. Full insurance covers our work.

Can I do it myself?

Sometimes. The key is preparation: remove all the old material and work on a clean, dry joint. We can always put it right if it fails.

Someone sealed over the old bead. Can you fix it?

Yes. Stripping layered sealant takes longer than a normal reseal, but it’s the only way the new joint will last.

How the visit works

Before we leave, we go over the finished joints with you and tell you how long to leave it. The visit itself usually takes a few hours, depending on how many layers have to come out, depending on the size of the job. In smaller Scottish places, parking is generally less of an issue than access and distance. Let us know how to find you and how to reach the joints, and the visit is planned around that.

  1. We look at how the sealant has failed and check for movement or a leak path.
  2. All the old sealant comes out, including any layers underneath.
  3. We clean the joint, treat any mould and let it dry.
  4. We use the right backing and sealant for any joint that moves.
  5. We tool the joint and tell you about anything else that needs attention.

How to prepare

  • Tell us about any water getting in
  • Tell us if parking is tricky
  • Clear the area around the work
