Remedial Sealant in Dundrennan
Failed sealant joints in Dundrennan need attention? We remove the old material, prepare the joints and seal them properly.
- Worktop sealant that has shrunk and split
- Dark patches showing through the sealant
- Torn expansion joints
Remedial sealant in Dundrennan
A movement joint stops working when its sealant splits or sets hard. The old sealant comes out and backing goes in to control the depth, then a flexible sealant matched to the movement goes in. If you have sealant applied over old sealant that has lifted and gaps opening along the back of the worktop, we can put it right, on expansion joints, failed movement joints and shrunken worktop sealant alike.
Being further from a city does not change the work: old material out, joints cleaned and dried, and a fresh, even finish. The journey and access are simply planned in advance.
The work is covered for a year after we finish. If there’s a problem with it, please email us at info@mrmastic.co.uk.

Can I do it myself?
If you’ve already had a go yourself, that’s fine. We cut it out and start again, so tell us about it when you ask for a quote.
If you do try it yourself, take your time over the preparation: remove every trace of old sealant, clean and dry the joint, and follow the product’s cure time. If it fails, we can still redo it.
How the job changes by surface
Worktops & kitchens
Kitchen joints hold grease and residue, so cleaning takes longer than in a bathroom.
Movement & expansion joints
Movement joints in floors, walls and façades need a flexible sealant set to the right depth. We remove the failed sealant, fit backing and reseal.
Do you need remedial sealant in Dundrennan?
Water from somewhere else can ruin a good seal. A slow leak behind the tiles soaks the joint from the back, and the sealant lifts or goes mouldy from underneath.
People normally contact us after spotting something like this:
- Beads that never stuck properly
- A shower that leaks however often it’s resealed
- Over-sealed joints coming away
- Gaps opening along the back of the worktop
Around Dundrennan, as everywhere, remedial sealant is only as good as the preparation behind it.

Looking after it afterwards
No joint lasts for ever, but care makes a real difference. A few tips:
- Get the cause of a repeat leak found before resealing
- Never fill a movement joint with mortar or grout
- Always have old sealant cut out, not covered
- Don’t wait for a small gap to become a leak
Don’t let anyone seal over it later. New silicone doesn’t bond to old.
Do not keep resealing the same joint. Have someone find out why, or the next bead will go the same way.
The process
At the end, we look at the finished work together and tell you how long to leave it. The work normally takes a few hours for most joints, depending on how much old sealant has to come out, depending on how much there is to do. Outdoor work around Dundrennan depends on the weather, as sealant needs a dry surface, so external jobs may need to move if the day turns wet. Work indoors is not affected.
- The failure is looked at first, so we know whether it’s sealant, movement or water from elsewhere.
- Old beads and residue are removed down to clean surfaces.
- We treat any mould and dry the joint thoroughly.
- We reseal with a product suited to the joint, backed where needed.
- We finish neatly and point out anything that needs another trade.
How to prepare
- Plan for the work area to be out of bounds to pets and children
- Mention any tricky access
- Let us know about earlier repairs to the joints
How to get a quote

Advice
Your questions about remedial sealant in Dundrennan
Is Dundrennan in your area for remedial sealant?
Yes, Dundrennan is within the area we cover. Our work covers the whole of Scotland. You can drop us a line at info@mrmastic.co.uk and let us know what needs doing.
Is there a guarantee on remedial sealant in Dundrennan?
All our work, in Dundrennan and everywhere else, comes with a 12-month guarantee. We’re also fully insured and ARBOMaster approved.
Can you remove sealant that is been put over old sealant?
Yes. It’s slower than a standard reseal, because every layer has to come out cleanly, but it’s what makes the new bead last.
Do you fix expansion and movement joints?
Yes. We cut out the failed sealant, fit backing and reseal with a flexible product.
What sealant do you use?
Each joint gets the product that suits it. Where it moves, gets wet or faces the weather makes a difference, and we’ll tell you what we’re using.
Do you remove the old sealant?
Yes, always, and completely. New sealant will not bond properly to old, so any old material comes out before anything new goes in.
Where are you based?
Our base is Crawley. Our area covers South East England, London and Scotland.
I’m a tenant. Can you help?
Yes. Check with your landlord; we can send the quote to them too.
Leave it or put it right?
It’s easy to scratch acrylic, enamel or an uPVC frame cutting out old sealant, and the residue left behind stops the next bead bonding. Careful stripping is where most of our time goes. In a place like Dundrennan, small leaks are easy to put off, but water behind a failed seal does the most damage when nobody’s watching.
Combining jobs into one visit usually makes better use of the time than several visits, so tell us about everything that needs sealing. We’ll give you a clear quote for the lot.

Remedial sealant in Dundrennan: local notes
Dundrennan is within about 2 miles of the coast. Near the coast, holiday lets and guest houses can see bathrooms used by one guest after another, which wears sealant and grout out faster than in a quiet home. Private landlords in Scotland must be registered and meet the Repairing Standard, which covers keeping fixtures and fittings in a reasonable state of repair. Tired, leaking sealant is worth putting right before a new tenant moves in.
If you live in an older home near Dundrennan Parish Church, older homes can move a little, which is hard on rigid grout and tired sealant.
